April 28, 20232 yr I think that Stouffers in on the Square had an outside mural that was an eyesore. I think it was there for 10+ years.

Maybe, someone can dial up SW and negotiate a deal on their best external paint and clear coat. Whenever, I see a proposal similar to this, I try to imagine what it is going to look like ten years later. I think you just gotta use whatever paint was used for the giant whale mural building off of I90 because that was done in 1997 and still looks immaculate.
June 19, 20231 yr So did Julie Mehretu start her masterpiece on the Standard Building yet? This project was reported over a year ago, so not sure what is up with it.
June 19, 20231 yr My wife has been trying to get a mural about world peace, to be painted by school children on the side of a bridge retaining wall next to our son's school. She got planning commission approval a year ago. Between the changes in school staff, paperwork with the school board (not CMSD), city building department, coordinating funders and the fiscal agent, and more, no painting has yet taken place. My Ukrainian wife has sometimes been brought to tears over this process, and said she could have gotten this done in Ukraine in a matter of weeks, even in war. So I guess my message and all this is, be patient. America just takes a long time to eventually get it done. After all, I've been trying to get a daytime train service in Ohio since I was 16 years old (1983)! June 19, 20231 yr But what about American exceptualusm? Seriously though...a pet peeve of mine is how excruciatingly long it takes to get a project done today. Way too many layers, lawyers and added on costs that render a good idea un-doable. It's ridiculous really. We just need to get out of our own way. I guess it's a natural byproduct of a advanced civilization, no perspective or vision without everyone giving their two cents.

I had been wondering the same, and your reminder here prompted me to email the FRONT folks and ask directly. They quickly wrote me back with this response: Sadly, this project is on hold indefinitely because the building owner decided to sell the property. 😕👎
August 13, 20231 yr ^ if i may throw a ray of sunshine on that before we get too bummed out or impatient for the mural — at least active property flipping is a decent indicator of good downtown health. that is, moving property chess pieces are better than static or not playing the game.
August 15, 20231 yr in the meantime, i see julie mehretu has a show up in chelsea with new work: https://joniweyl.com/exhibition/julie-mehretu-robins-intimacy
September 27, 20231 yr Author Cross-post from Cleveland Cliffs thread: @Oldmanladyluck As I don't know how much tower Cliffs would realistically need given they only occupy like 4 floors of 200 PS, but here's a 600ft building on top the East 9th and Vincent parking garage

I say that because if you make those two buildings cylindrical, it would look like a mini-Ren Center (with SW in the background) from this angle. That would give Gilbert a little feel of Detroit in Cleveland.

BTW, from this perspective would a “Bedrock” tower at Nucleus fit into the gap between 200 PS and The Beacon? It would be fascinating to see that addition in a visualization.
September 28, 20231 yr So if Cliffs can acquire US Steel and bring FPT HQ staff (which is very small, perhaps a couple dozen people) to Cleveland, we're looking at about 1,800 to 2,200 HQ jobs. To simplify, call it 2,000. At 150 square feet per person, that works out to 300,000 square feet. At 200 square feet per person, it's 400,000 square feet. Add 20 percent for future growth to be filled in the interim by suppliers/contractors offices, or 60,000 to 80,000 square feet for a total of 360,000 to 480,000 square feet. Modern average floorplates for offices range from 20,000 to 25,000 square feet (they're about 30,000 SF in 200 Public Square). With a two-level atrium/lobby with ground-floor retail/restaurant, such square footage could require a building of about 16 to 26 stories. This assumes no parking levels are added to within the tower but are instead next to (which would be less expensive) and/or below the tower. September 28, 20231 yr I forget if this was discussed, but is e9 and prospect an option for the courthouse? would be a cross from the county hq - they could build a new garage to share the resource Edited September 28, 20231 yr by Whipjacka
September 28, 20231 yr One of the factors with a new courthouse will be its proximity to law offices. I assume most of them are near the current courthouse now.
September 28, 20231 yr EDIT: I'm going to respond in the Justice Center replacement thread.... "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
September 28, 20231 yr There's still a lot of surface parking in the warehouse district...right next to all the existing law offices. W. 9th and St. Clair would be nice.

November 19, 20231 yr Author As promised/teased from the Cleveland SC Stadium thread: After a month of design work, just havin a bit of cheeky fun here on a football/basketball day in Cleveland. Enjoy the submittal and please ask questions/give comments if you feel like it - I'd certainly appreciate the feedback. Disclaimer: this is all fake and meant to simulate a bare-bones proposal, and unfortunately I didn't have the time to make full 3D renderings. On the other hand, I went and designed a soccer team name and logo to really sell it lol. The goal is to show an overview of the development but not get bogged down in details, and I'm aware I've missed many intricacies that would need to be considered for such a big plan. Also, apologies for the copy symbol, I decided to put it on it just to be safe 😂 I wish I could attach a PDF but images will have to do: Edited November 19, 20231 yr by Geowizical

November 23, 20231 yr If interest rates come down in 2025 (and banks start loosening up their lending), then 2025-27 could be a very interesting time for construction. I hope the construction companies around town have plans to get more young adults into apprenticeship programs because we may need them. January 20, 20241 yr Author Hey y'all so I mentioned a rendering overhaul over at SWHQ, here's just a WIP behind the scenes on the new capabilities before I post some actual stuff. I'm hoping to get a sort of updated SWHQ2 rendering posted sometime this weekend but the devil is in the details and I'm trying to be as detailed as I can lol. You'll start seeing dynamic lighting and weather, models of existing buildings with full textures and fully-rendered concept buildings (ignore the SWHQ building below lol), realistic plants, people, cars, and a bunch more stuff. It'll also in theory make post-processing a ton faster too! Hopefully you'll see some of these new renderings pop up in NeoTrans in the future too. Anyways, cheers! January 22, 20241 yr Author As promised! Some little tidbits on the design: Glass facade, exposed steel structure and vertical indentations expand upon motifs used in HQ1 Off-angle tower creates visual interest from street grid and perceived buffer space between HQ1 and HQ2 Shallow angle of tower crown compliments but doesn't detract from HQ1 sloping crown Metal/glass parking exterior screens resemble paint swatches Traditional-influenced brick facade for lining office and retail reflects and expand upon the existing warehouse district and Rockefeller buildings Superior plaza landscaping features built-in seating Still working on remodeling SWHQ1 so it won't be all white much longer. This whole process has been a promising first step towards our own "professional" architecture renderings, hope y'all enjoy! NW - Superior Ave NW - Superior Ave Entrance and Plaza W - Superior Ave Street NW - Downtown SE - W 6th Retail and Offices SE - W 6th Street
January 22, 20241 yr @Geowizical, IMO, these concepts and renderings are a strong first step toward offering a professional architectural rendering service. The off-angle design is particularly intriguing on this site. Thanks so much for giving us a visual to discuss and debate. Nicely done!
January 22, 20241 yr I'm thinking that the paint swatch structure is behind and not under the brick and glass building? Thes renderings are coooool!
January 22, 20241 yr oh boy that would be great. or will be great sometime soon hopefully. yeah, love the design and angle over the street. watch out with the facade bracing around the windows though. i’d make it flush, otherwise pedestrians might get little snowy ice chunks on them. 😂👍🏽 edit — 😂 https://www.instagram.com/reel/C2U7s97oLVM/?igsh=eXlnOW1nMHF0bmY3 Edited January 23, 20241 yr by mrnyc

On average, each one weighs 2 tons and requires at least 300 square feet of storage space, including driveways and ramps. Like health care, the cost of community transportation falls onto American corporations unlike their European and Asian counterparts. August 13, 2024Aug 13 Author Just thought I'd dust off this ol' thread Now that I finally have time to work on renderings again, here's update 1 of a project merging the 90% lakefront proposal with a potential Browns lakefront stadium that I hope to design. It'll take a while and may not be fruitful in the end, but it's a fun thought experiment just in case we do turn it back to the lakefront lol: For reference: Voinovich Park in front, E 9th at left, CBS to right - looking south. The white area is me hand-sculpting the unique elevation changes and terrain of the lakefront, still WIP. Everything is elevation-accurate and to-scale.
