I'm hoping for a Hilton 2.0, but I'm mentally prepared for a Millennial Tower. I honestly have no idea how confident we should be.

^Likewise. I'm guessing 20% probability of Hilton 2.0, 30% possibility of Milennial Tower, and 50% possibility of North Market Tower - where it gets revised/pushed back/changed/anticipated start date forever.

Cautiously optimistic... maybe a Market Tower.  Only because Schiff did the Atlas building right next door. And he would not need very many wealthy people to be on board since there really would not be that many condos involved.  

If they can find a hotel tenant, I think the chances of it actually happening will go way up.

What does the future look like for boutique hotels?  I know that they were wanting at one point to put a 12 story hotel just down High to fill in that spot across from that low and disappointing new 6 floor development(can't recall it's name).  I would rather have a hotel here and something else (like apts. over ground floor retail)there.

My guess is both of the projects (the Madison one you mentioned and Harmony) get built within the next 5 years.  The bill passed by DeWhine a few months ago is going to spur height in urban development.  We're going to see 4-6 15+ story projects begin in that time frame.

I really hope you are right-I really love the look of Harmony Tower and we don't have anything like it.

You seem pretty certain here.  Do you have some inside knowledge of the situation or is this just personal feeling?  Not trying to call you out or anything, I just forget which forumers have some inside connections on the local development scene and I'm trying to calibrate my excitement meter.

So the webpage was created a month ago, but the study was done last year? I'm holding out hope that this project will actually happen, so I'll use the fact that they just created this webpage as a promising sign, lol.

Has there been anymore movement on the TMUD tax credit thing?  I assume that would play a role in helping this happen.

I LOVE these renders-especially when you compare the height to the Atlas building which is over 160 feet tall.

So there has been no news, no speculation, no rumblings of info, no nothing on this since mid-June? I want this one to happen so badly.

I’m still holding out hope for the project. It’s only been a little over a year, and there could be behind the scenes work going on. Plus, I’m sure it’s taking a bit longer right now to attract anchor tenants as well. Would definitely be a good time to increase the planned amount of apartments and decrease the office square footage, though.

Wasn’t harmony all condos, or am I mistaken? Either way, yes it should have more apartments/condos and less office. Add some hotel space as well.

Went back and looked at the announcement; looks like you’re right. I guess there’s another, smaller connector building that’s supposed to be office and retail. The tower is supposed to be half hotel and half apartments. 
 

Maybe it’ll end up being like the North Market, and it’ll grow a few stories every couple of years 😂

A quick update from Schiff about the state of Harmony, from the Livingston Ave dev article:

 

”Schiff said that work is on schedule to wrap up on the Rich Street project – now called Discovery Park Place – in March. He added that the 30-story Harmony Tower proposal “is still on our drawing board, something we hope to get to,” but acknowledged that, “with today’s uncertainty, it’s a little tougher…but it’s our goal to have [Harmony Tower] or something else amazing built on that lot.’”

I thought it was completely dead. So I’m glad to see at least some version of it may still happen. That’s a pretty decent sized empty lot on High, so I’d love to see it filled soon. 

Maybe they knew their project would be too far down the list to take advantage of the new credits and decided to table it until this year or next.

I really hope the New Albany Intel news(and the impression of an impending boom in Central Ohio)will have a positive ripple effect on projects like this and give them the boost they need.

I think it would take an act of God to dig that thing up from the grave and breathe life into it, but you never do know lol. By comparison Harmony Tower is just in the ICU at this point.

Make sure it has a booster too...or hell just give it a third full dose of vaccine-I got one, so can it! :)  It is a 30 story tower proposal for Cbus so of course it's health has been on shaky ground right from it's announcement. Give it plenty of rest, warm nourishing fluids, and any and all treatments available as it will need them. With some luck and this new Intel announcement it might be actually sitting up in bed awake and alert before too long.

Central Ohio was already growing quickly and needed more housing than was previously being built. I hope with the even more increased growth Intel will bring, we see a lot of these stalled projects get moving again. 

We need to keep in mind that around the same time that the Intel plant will be opening, so will the new Ohio State hospital, many new buildings in the Innovation District, as well as the new Nationwide Children's hospital tower.  There's going to be an insane influx of people mid decade.

Just the NCH and WMC expansions alone should create 2k+ new jobs in the area. Of course, there’s a pretty wide salary range there.
