I totally didn't know that top level of round windows ever existed. The original facade is quite striking, and I think the band at the top of the building covering up the old elements was clearly a mistake.

Yes, John D was instrumental in Cleveland becoming a boom town in the late 1800's and early 1900's.  The city has done a rather poor job of honoring him IMO.

My apologies if I confused you,  The picture I posted above is the Louis Sullivan Guaranty Bldg in Buffalo - similar in style to the Rockefeller Bldg, but obviously the Rockefeller is a less adorned copy.  Personally, I just prefer the clean, unified look without the signage.    Best Regards - D.O.

@KJP- Based on the SW thread, it sounds like there might be some announcement coming soon about building on the Rockefeller lot after the demolition of the parking garage?  Any news that you can disclose now?

It's not news yet. Just ideas.

 

The proposed Magellan tower was pretty early on and I probably jumped the gun on reporting that one. These latest WHD projects are even earlier than that.

 

What's cool is there's a bunch of these towers being kicked around for downtown. At least 6-10 that I can think of right now. I referenced them here:

All things being equal and barring some new pandemic-like setback, I’ve got to believe  that Cleveland is on the verge of some significant new downtown residential construction - of the high-rise variety.  
 

The city has really turned around its image, - it’s now desirable  to live downtown. Cleveland provides a fairly big city experience  ( three big-league sports teams and world class cultural institutions like Playhouse Square and the Cleveland Orchestra)  - at a far more affordable  price tag than east or west coast and “glamour” cities.  
 

I’ve got to believe that, given the dwindling number of convertible old buildings for residential - we’re on the verge of some significant new residential construction in the core.  How ‘bout a couple Artisan- type buildings in the warehouse district?  I think they’d lease out quickly.  And for those reasons, I think Cleveland skies may look like Nashville’s in the near future - more cranes in the air. 
 

Cannot wait for the new builds that are developing behind the scenes now to come to fruition.

yes, still working through some final issues with the lender. Will have some exciting news to share within the next few weeks. My apologies for the lack of updates as the Bell has been taking up a ton of my time.

Still working with the lender, it's moving along, but this project is very complex. As soon as i have a firm update, i will share, and it won't be long from now

The recent article from Crain's about the Taylor Tudor renovation mentioned this one as likely trying for additional credits in the July round.

To stop more windows from getting broken and to prevent more people from getting inside and trashing the interiors.

The building was broken into an ransacked last week, and again this morning. Ram Construction was there sealing up the building. You will also see a demo company clearing out the interior of the building next week. Construction coming soon...

Last summer was the most recent piece I had done was a summary of three projects, with the last one on the Rockefeller. So far only 45 Erieview/The Bell has started work....

Thanks for posting that again, @KJPIt really underscores the collateral impact of SW - so many lots and projects being affected so positively by that project- it’s easy to forget it’s reach. 
 

I’m curious as to what kind of “clean up” will be done on the exterior of “ The Rock” as the building is called by some.  The article said they would like to keep aspects of the original design in the makeover - but specifics were in short supply. 
 

It is exciting to think of first floor retail and a vibrant street presence for this building and here’s hoping we get to see more specifics of what we all hope starts happening soon.

Yea, Construction is 90 days away. We had some delays because some idiots decided to break in and strip the copper which has caused delays. I will provide a clear update once i have it

Do you know if the loans are all in place?

Loans are in place, working on some minor details, but the project is almost ready to roll. It was very difficult to finance because of the uniqueness of the project. This is the first true micro unit building in Downtown and there are no comps for other projects in the immediate area. If you guys want to know what it will look like, look up 28 grand in Detroit. Very similar project

It looks like 28 Grand is all studios from 250 to 280 SQ ft. Is that the scale we should expect?

Great news! Any special amenities in the renovation? Rooftop? additional structures added on, etc?

Once this gets moving, do you think it will follow a similar pace as 45 Erieview or is it more difficult because of the micro units?  I was able to tour 45 Erieview a few weeks ago and it is looking amazing!

We will be moving at a quick pace on Rockefeller once it starts. If you look at Geis's previous work with the 9 and May Company, they move on an extremely fast timeline

Apologies. A dark building looks much better, what was I thinking.

The lettering style on top looks a little tacky.  Perhaps it can be replaced with something a little classier.

I was just making a quip. I think a good mix of "boring" buildings along with some keynote ones (SHW, Key Tower, Terminal Tower) would look good. 

 

Just my personal preference that's all.

I know you were, it's all good lol. But I agree, although I will die on the hill that a building named the Lumen having no lighting on it is preposterous. Especially that far set aside on the skyline it is.
