Maybe is the coloring or the size of the font or something. It looks out of place. Here is a photo the "unmarred' Louis Sullivan Guaranty Bldg in Buffalo for comparison. This is timeless! I totally didn't know that top level of round windows ever existed. The original facade is quite striking, and I think the band at the top of the building covering up the old elements was clearly a mistake.
June 20, 20222 yr Yes, John D was instrumental in Cleveland becoming a boom town in the late 1800's and early 1900's. The city has done a rather poor job of honoring him IMO.

My apologies if I confused you, The picture I posted above is the Louis Sullivan Guaranty Bldg in Buffalo - similar in style to the Rockefeller Bldg, but obviously the Rockefeller is a less adorned copy. Personally, I just prefer the clean, unified look without the signage. Best Regards - D.O. Edited June 20, 20222 yr by DO_Summers

August 25, 20222 yr @KJP- Based on the SW thread, it sounds like there might be some announcement coming soon about building on the Rockefeller lot after the demolition of the parking garage? Any news that you can disclose now?

August 25, 20222 yr Author It's not news yet. Just ideas. The proposed Magellan tower was pretty early on and I probably jumped the gun on reporting that one. These latest WHD projects are even earlier than that. What's cool is there's a bunch of these towers being kicked around for downtown. At least 6-10 that I can think of right now. I referenced them here: https://neo-trans.blog/2022/07/06/downtown-construction-boom-looms/ "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
August 26, 20222 yr Thanks for re-sharing that article, @KJP- pretty exciting stuff. All things being equal and barring some new pandemic-like setback, I’ve got to believe that Cleveland is on the verge of some significant new downtown residential construction - of the high-rise variety. The city has really turned around its image, - it’s now desirable to live downtown. Cleveland provides a fairly big city experience ( three big-league sports teams and world class cultural institutions like Playhouse Square and the Cleveland Orchestra) - at a far more affordable price tag than east or west coast and “glamour” cities. I’ve got to believe that, given the dwindling number of convertible old buildings for residential - we’re on the verge of some significant new residential construction in the core. How ‘bout a couple Artisan- type buildings in the warehouse district? I think they’d lease out quickly. And for those reasons, I think Cleveland skies may look like Nashville’s in the near future - more cranes in the air. Cannot wait for the new builds that are developing behind the scenes now to come to fruition. Edited August 26, 20222 yr by CleveFan

February 22, 20232 yr yes, still working through some final issues with the lender. Will have some exciting news to share within the next few weeks. My apologies for the lack of updates as the Bell has been taking up a ton of my time.

March 10, 20232 yr @KJP Per our conversation last night about the firm Knox & Elliot, that designed my building, as well as The Beach, in Lakewood. And here, The Rockefeller. https://www.freshwatercleveland.com/breaking-ground/MasterworksKnoxEliot021422.aspx And a list of their projects. It’s an impressive list. https://planning.clevelandohio.gov/landmark/arch/archDetail.php?afil=&archID=152&phrase=Knox&anyallexact=all&button=Search Edited March 10, 20232 yr by marty15
March 10, 20232 yr Still working with the lender, it's moving along, but this project is very complex. As soon as i have a firm update, i will share, and it won't be long from now
March 10, 20232 yr The recent article from Crain's about the Taylor Tudor renovation mentioned this one as likely trying for additional credits in the July round.
April 6, 20232 yr is that for rehab or is that to stop people from breaking the ground floor windows?
April 6, 20232 yr Author To stop more windows from getting broken and to prevent more people from getting inside and trashing the interiors. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
April 7, 20232 yr The building was broken into an ransacked last week, and again this morning. Ram Construction was there sealing up the building. You will also see a demo company clearing out the interior of the building next week. Construction coming soon...

April 7, 20232 yr Thanks for posting that again, @KJPIt really underscores the collateral impact of SW - so many lots and projects being affected so positively by that project- it’s easy to forget it’s reach. I’m curious as to what kind of “clean up” will be done on the exterior of “ The Rock” as the building is called by some. The article said they would like to keep aspects of the original design in the makeover - but specifics were in short supply. It is exciting to think of first floor retail and a vibrant street presence for this building and here’s hoping we get to see more specifics of what we all hope starts happening soon.
April 7, 20232 yr this is a big project for the warehouse district. hopefully this and shw will be a shot in the arm for w6 and w9 businesses.
April 7, 20232 yr There's already tons of interest in the ground floor retail for the Rockefeller, including LOI's from major restaurants. Once work starts on this monstrosity, I will give the Urban Ohio Team a tour of the building. Also, more than happy to arrange a hard hat tour of 45 Erieview for anyone who wants to see the project

June 24, 20231 yr Loans are in place, working on some minor details, but the project is almost ready to roll. It was very difficult to finance because of the uniqueness of the project. This is the first true micro unit building in Downtown and there are no comps for other projects in the immediate area. If you guys want to know what it will look like, look up 28 grand in Detroit. Very similar project
