Excited to see if they put any cool restaurants in!

A few LOI's have already been submitted with some cool concepts not currently in Cleveland 

This project is struggling to get out of the gate.

Per zbaris post on 06/24. So hopefully not too much longer. They take forever to get started, but once

they start they get going.

Observers don't understand the complexity of capital stacks and the amount of legal work it takes. Putting the financing together often takes longer than physical construction.

I agree with your points about the complexities involved in project financing and legal requirements. My remark was based on what I perceived as a slow start, but I realize that there's a lot happening behind the scenes that I might not be privy to. I have a lot to learn about the intricacies of such complex projects and your insights help broaden my understanding.

This is the first true micro unit building in Downtown Cleveland. Lenders were very hesitant because of the uniqueness of the project. It's moving along just fine at this point and there will be an announcement shortly

Are they still planning on demoing the parking garage behind it as part of the rehab.  Or am I confusing this project with another developer/development?

Yes, the parking garage will be demolished

While I do understand the need to demo the parking garage (its built in a way that prevents a sensible, cost-effective rehab), I do hope there's chatter on your team about saving the stonework from this archway (which I've always loved) in the event it can be repurposed / included in a future development. Its always added such charm to the alleyway across from Johnny's, and I hope others see value in it too.

That would be fantastic. Maybe just keeping that first floor wall would make great for an outdoor patio surround, but it’s probably slated for more surface parking.

Agreed. Even if they just stowed it away in a warehouse somewhere, I’d be happy.

The site for the garage is necessary for construction staging, and eventually in the not so distant future, a phase 2 tower...

Hope they can squeeze a 600 footer in there. No? OK then, how about a 300 footer?

Unfortunately, a 600 ft residential tower in Cleveland doesn't make sense with construction costs being so high here. Once the planning starts, and I have a better idea, I'll let you know

My bet is combined resi / office to accommodate supporting firms who want proximity to SW and the workers they're hoping to attract.

Is the idea of stowing that stone work away in a warehouse carefully for future repurposing out of the question? Or do you think that could be embraced by your subcontractors? If it found an eventual home frankly with any new build between that site and the Warehouse District I think it could be a huge win for historic preservation in Cleveland.

Somebody could start a 'Rockefeller Brewery'.  MadTree Brewing in Cincinnati uses part of the old building and is pretty cool.

Not 1:1, but this idea also reminds me of Trillium Brewing in Boston (narrow little area w/a bunch of brick):

(Very) Heavy chunks of the building are falling.

Unfortunately, some assholes keep breaking into the building which is causing major issues. You'll start to see movement come October on the building. 

Jeez. I didn't realize the building was empty. Here's hoping work begins next month then.

Yes, the building was vacated to start construction and there were a few holdups with the loan. Now everything is moving and at the finish line. Once I have a formal update, i will provide it here

Scrappers? Maybe I’m naive but I wouldn’t expect them downtown. Learn something new everyday.

Update coming very shortly now, will keep you posted as soon as i have an update on the project

I just tailgated in the parking lot of the west side of the parking garage. Im excited to see this project come to friution!

so there is an akron guy and a texas guy who bought the rock in 2020 and are trying to rehab it, yes?

Signs are posted for the two parking lots on the Rockefeller lot (small lot on W6 and larger westward lot in between Superior and Frankfort) to be permanently closed on March 17th. Unless there is going to be an indefinite St. Paddy’s day celebration starting, it looks like we have some movement. FTR, I’m happy with either.
