Totally agree!  There should be some material overlap to tie the two together.  Just because they are different uses doesn't mean they have to look completely different.  It's like the top portion was added on to a building built 20 years ago.

I may have missed this in the earlier versions, but I like the potential for the 4 micro-commercial spaces.  Hopefully that would keep rents reasonable enough to attract local tenants.

There either needs to be something tying them together or it needs to be different enough that it stands out in an interesting way.  Neither seems to be achieved here.  
This is just odd in an amateurish way.

Im not sure on the elevations involved, but does anyone else see a missed opportunity for a 2nd floor patio/restaurant dining area above the restaurant? I think the views down w.25th/Detroit and the future Park would be pretty good?

IMO this is probably the best observation of the proposed plan to date >> I'll take functionality over nitpicking facades any day. Those views would be spectacular.

Looks as though the garage will have mesh wrapping to project images/adverts etc.. a la The Lumen.  I can't tell if the garage deck will be above the Detroit bridge to view the images as u come over the bridge or below. This is a solid project that should add to the character of downtown and OC

Just watching Landmarks.  What is this thing Julie Trott has with height of buildings.  It borders on the irrational.  This does not bode well for the Gordon Square project which is up next unless others on the Board are not swayed by her.

 

By the way.  Demo application passed unanimously with the design passing 4-2 although they have to come back for this and that,

Bridgeworks was presented at today's Apr. 8, 2021 Landmarks Commission Meeting for the Demolition of the 1963 Testing Laboratory and Final Approval.

 

Local design review supported the demolition and approved the development, deferring for review of exterior materials on the structure and garage. McCormack spoke in favor, mentioning the thoughtful design of Church+State. Comments from CoUrbanize were supportive. Some additional details:

 

 - The Northern façade of the 1941 garage will be rebuilt within the hotel lobby. 

 - The amount of street parking along the viaduct is required as a part of the purchase agreement with the county. It is unclear if they were required to be 90 degrees. 

 - Developers were excited about the potential future public space of the streetcar deck and designed the site plan with that in mind. 

 - The garage screen wasn't up for approval at this meeting,. They intend to commission an artist for a site specific work for the exterior mesh. 

 - Julie Trott and Michele Anderson voted no, believing the building to be too tall for the site. 

 

Demolition of the existing 1963 structure - Passed Unanimously

Bridgeworks Development - Approved as presented 4 to 2 (1 recusal) - Contingent on the future presentation of the garage screening, upper aluminum paneling color, land scaping and hardscaping, signage, lighting and final details on the 1941 building restoration.

In my opinion the Landmarks Commission is not equipped to review larger structures/projects. They’re better suited to oversee historic renovations.

If anything, I wish we could get Landmarks or Design Review to care about the horizontal bulk of modern development.  I'm so tired of full block size, monolithic developments that I could scream.  Give me a bunch of tall and slender buildings any day.

I wonder what's going to happen with the streetcar that was going to be used to go down W25th (was that a K&D proposal as part of Stonebridge?) - its been sitting in that parking lot next to the count building ever since.

This site seems to beg for a rooftop restaurant/bar.   Am I missing this in any of the renderings?

The 11th floor (roof of the apartments) is a rooftop restaurant/bar.

They're trying to make the numbers work -- too much expense/not enough capital. They're probably going to have to go after a TMUD credit.

This is going to look amazing coming in and out of Downtown crossing the Detroit shore way bridge. Really hoping for the best outcome.

It's generally a good sign for a proposed development when demolition work is getting organized to make way for that development. But it doesn't guarantee construction will start soon -- if ever -- for the project or appease concerned neighbors.

 

A request for a demolition permit was submitted to the city today by Cleveland-based LDA Architects Inc. on behalf of developer Bridgeworks LLC. It is seeking to build a 16-story tower with 130 hotel rooms, mid-building restaurant, plus 170 apartments over ground-floor retail at the northeast corner of West 25th Street and the Detroit-Superior Bridge.

Is this the correct link?  The linked article is different than the posted article. 

I gotta say I love this project and I love the TMUD program but I'm a little disappointed by how many projects are seeking the TMUD. I think this was alluded to in @KJP's article.

 

The developer partnership just built Church and State very successfully, and without any unusual financing. This project is bigger, but it's in the same ballpark as Church and State. Obviously you never know what will happen, but my gut tells me there's a pretty good chance this project could get off the ground without a TMUD credit. Maybe they've totally exhausted their other financing options, but that's not the vibe I get. By applying for the TMUD credit, the developers are ultimately either (a) soaking up money from other projects that really need it, or (b) significantly delaying their project because they're going to have to find the financing they should have gotten in the first place after the TMUD falls through. It just seems like if this project gets a TMUD and thereby prevents Centennial from getting money they need or prevents NuCLEus from reaching an ideal form, that's a shame. Similarly if the project misses a TMUD and gets set back a year as a result, that's also a shame.

 

I just hope these developers aren't pursuing TMUDs unless they really need them. Christmas only comes once a year, and sometimes you gotta mow some lawns to get the new bike you want instead of just waiting for Santa.

Probably some are who don’t need them but after all if there was a way for you to save potentially tens of millions of dollars wouldn’t you at least try to see if it was possible?

This probably isn't the right thread for this question but given the above discussion....I wonder if the the TMUD applications will be public records or if they will fall under one of the exceptions?  I think we could learn a lot about the viability of certain projects by reviewing the applications.

 

Also, it is my understanding that an applicant has to demonstrate  funding sources of at least 51% at the time of submission.  That should prevent at least a few pie in the sky projects from applying and gumming up the program and might also reflect the states desire to awared the credits to those projects which are already more securely funded.

This would have been a cool project, but I want to see what does get the credit before I get upset about what didn't.

 

Will be interesting to see the final list, this bridgeworks project seemed like a no brainer as a finalist. Hopefully there isn’t some home cooking going on and the majority of finalists end up being in Columbus

I wish we could get a feel for the Authority's rationale.  It of course could have been a whole host of reasons but maybe one of them was that its analysis revealed Bridgeworks really didn't need the credit to get the project done.  I guess that would be a positive if true but who knows.

 

The Crains article indicates that the next pot of money is available July 1 and it seems as though applications may be accepted before that date for the second round.  Sounds like things will go a lot faster the next round now that they know what they are doing.  Possible decisions by September or October,  Also an indication that the Authority could work with past applicants to suggest potential modifications for round 2

I think all of us are rooting for Bridgeworks to make it - one way or another.  I'd really love to see it on the scale presented in the renderings - it would be a great extension of the downtown vibe and energy to the already percolating west side.

Glad to see the overall lighter feel and the addition of some color. Something our skyline needs desperately. 

Psyched to see this is still happening. It’s really not that much of a downsize from the original version when you consider they lost a massive tax credit. If this project can get over the finish line it makes me even more glad the Superior Arts development beat it out for a TMUD credit.

 

The renders look weirdly cartoonish to me. Not in a bad way—they’re nice—but it’s hard for me to picture what this building will look like in real life.

It makes me nervous to give Landmarks another bite at the apple even though they approved it previously.

Great news that the developers have come up with this new plan to move the project forward! I’m pleasantly surprised by their quick work to develop the new Bridgeworks and a possible spring start rocks! 

 

The obvious positives are the close relative  height and scope of the project to the original. Not much of a downsizing. It should be a great skyline enhancement for the west side of the bridge and the extension of some downtown verticality.

 

I’m really curious as to how forum members will react to the greenish and various  hues. 
Definitely sunnier and edgier than the much more traditional palette of the first. 
But, I think @LlamaLawyerhad the adjective  to describe my first impression of the colors- a little bit cartoonish. 


Not saying I don’t like them -but they might  have to grow on me. Of course, this is an initial rendering and we all know that the actual look  may exceed first impressions  based on final material selections and exact colors. 
 

But, no doubt-a great project and a  fantastic piece of development news in The Land.  Thanks to KJP again.

So glad this could still move forward. I just think it is so important for that corner.  And I have felt it is time for OC to have a hotel of its own. And then we still have what appears to be the lower level of the bridge being involved in some way. Hopefully this may inspire further renovation of that space. I am just ok with this recent rendering but I hope it will be refined somewhat.  I know others do but I hate colors on buildings especially blue/green and pastels even. But its fine lets just break ground. One more crane coming up I hope.

I am a-ok with this, and, in fact, prefer this new design and sight plan to the previous one. 

Maybe unrelated but there are around 15 porta potties on the Bridgeworks site as of this week. Could these be for the Irishtown Bend cleanup? Seems like an excessive amount for non-construction…

 

There are also large pieces of plywood covering parts of the county building. Could some sort of interior work already be taking place?
