The restaurant is at the bottom of the smaller floor plate section. I’m assuming this means it will be able to use the terrace created by the setback, which should provide great views of the lake, Edgewater, and the northern parts of downtown. I think it’s a cool design decision. It is a typo unless they're changing the design again from the permit application that was submitted to the city (below). The building was reduced from 16 to 15 floors and the restaurant is on the 11th floor. Also to be fair the real rebol 2.0 is in a mixed use building with floors of apartments above it. I’d actually say (aside from the fact that they themselves park behind rebol 1.0) all their location are pretty progressive and offer no specific/direct parking and pretty much rely on walking traffic I’ve stayed at that Moxie, very nice. That stretch of High Street is outstanding. I‘m glad you brought it up because I’ve been thinking that Bridgeworks has a shot, with the housing component, to be as good if not better than that building.

It’s a fantastic building, and I dream to have something like High Street here someday. It could be West 25th, should those parking lots ever get pried away from the Clinic.
April 19, 20232 yr Idk how I missed it, but I didn't realize this project was the same team that put together Church & State. That's such a quality product I'm really glad they're able to start on another project in the area. Excellent news all around! Hopefully they can put another one together after Bridgeworks is completed :)

April 28, 20232 yr Just watched the whole presentation and wanted to summarize the conversation. mainly everyone that spoke was positive and for it except two people. The vote also passed 5-2 Mary Oakar was vehemently against it for 4 reasons: 1. It does not blend with the rest of the area 2. The church nextdoor doesn't want it there 3. Tall buildings create flooding? (this one made no sense i'm not sure what she meant) 4. It is getting tax abatement Michele Anderson didn't support it either saying it's too big and also said the church across the street should have a say. A lot of comments about the ivy on the garage and the lighting with the garage: Do these people forget they already stepped back and redesigned the entire project just so the church can still be seen from Detroit, how much more do they need to do to appease the church. Also was really hoping they’d learn with church and state that a permanent year round solution is needed to for the parking garage the murals at C&S are still down on over half the sides because of high winds, now they’re think about plants??? Can they just do something that’s won’t get affected by weathering

April 28, 20232 yr Author So many young people here. 🙂 Yes, and Mary Rose Oakar also proposed restoring a roadway between the businesses along the east side of West 25th and the hillside to reduce traffic on West 25th. It's a city, Mary Rose. There's supposed to be traffic. It also slows down cars so pedestrians (aka humans who walk) don't get run over. She was actually very influential during most of her political career including when she was in Congress. Lots of money came to Cleveland during her terms, as a result of her efforts. That said, why is she so late to the game when it comes to bridge works. They’re practically digging the foundation. They’ve been before landmarks at least three or four times and she was a no-show then.

April 28, 20232 yr It’s great, reminds me of a west coast mid-rise. I love the different architectural styles Cleveland has been seeing over the last several years. I’d probably like the garage to look a little more like an occupied building but the vines are a nice touch. Kind of funky which I think works well on W 25th.
April 28, 20232 yr It's still bugs me landmark's forced the Bridgework building away from the corner to preserve the view of St. Malachi. It weakened the overall project for no benefit. For 6 months out of the year it's blocked by trees anyway. Bridgeworks existing does not diminish the work they've done for the community.
April 28, 20232 yr I wanna say Mary Rose Oakar lives or lived in a giant beautiful house in Ohio City, so maybe that's where her point of view comes from. However she is stuck in the past on this issue.
April 29, 20232 yr Mary Rose Oakar had her time and place in Cleveland politics, and she was a pitbull at times that lead to great benefit here, especially in women’s rights (although famously anti-choice). The west side politicians still treat her with the respect she’s earned, although fortunately not deference. Glad that she was in the extreme minority on Bridgeworks. And hopefully she’ll appreciate the progress once complete. https://history.house.gov/People/Detail/19070 Edited April 29, 20232 yr by brtshrcegr
April 29, 20232 yr It’s impressive to see someone make an argument against a development both on the basis of condemning tax abatements and expressing a preference to see a neighboring church, who, by definition, doesn’t pay taxes, have a say. April 29, 20232 yr Mary Rose comes from a time when Cleveland politics was dominated by Eastern European ethnic blue collar union people. She was a working class fighter. But that Cleveland doesn't really exist anymore. I can remember her fondly for being a certain type from a bygone era but her views are not relevant to the city Cleveland is trying to become today.

June 16, 20231 yr Author No new building permits have been submitted. No response from the developer either. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

June 16, 20231 yr Didn't they just get a 2 million dollar loan from the county to complete the capital stack?

June 16, 20231 yr Everything is on track from a financing standpoint. It does take time for loans to close and get funded. In commercial finance, these complex capital stacks can take a while to finalize.
July 6, 20231 yr Does anybody know if the developer, since all city approvals have been given, can start pulling permits, even though the financing paperwork has not been finalized? Obviously, they would not act on the permits until all the financing “I’s” are dotted and “t’s” crossed, but it would be nice if they could actually start demo as soon as the paperwork is done and not have to wait for permits which, as I understand it, takes a while once the application is submitted to the city
July 6, 20231 yr Once the permit drawings are submitted to the city for review, by law, the city has 30 days to respond with an approval or an adjudication order with required changes to meet the building code. From what I understand, if the city doesn’t respond in 30 days the developer, by law, can start building. Edited July 6, 20231 yr by w28th
