March 16, 20232 yr Author Uh, the loan wasn't on yesterday's council agenda. It will be on the agenda for the next meeting on the 28th "Due to internal agenda processing times," according to Paul Herdeg, Director, Cuyahoga County Dept. of Development. I had updated the article a few days ago with the correct date. And it should be noted that, at that time, it will be on first reading on March 28th. Although it is possible that council could suspend the 3 readings ruled and passed it on emergency. But even then, that's not the entire financing that's required. It also depends on the city of Cleveland approving a TIF for the project. Given the mayor's questioning of public support for development projects, the TIF has been held up since November on administrative review. I was watching the City Council finance committee meeting this week and the TIF was before the committee and I assumed it passed in committee (I stopped watching before the outcome) as everybody was speaking favorably and Council was impressed by the developer and the large number of affordable units. If it did pass in committee I would imagine it then passed at the full council meeting that night as that usually is the way it happens. Again don't know for sure.

Maybe I was just hearing what I wanted, but didn’t he run on increasing our development projects? I don’t mean to get too off-topic, but it seems weird to me that he had such a referendum in his election and now seems to be questioning his own policies. How do we become a 15 minute city without additional density created by projects like this one?

April 12, 20232 yr Author Bridgeworks wins financing, start date By Ken Prendergast / April 12, 2023 For more than two years, a planned high-rise at the west end of the Detroit-Superior Bridge in Cleveland’s Ohio City neighborhood has sought public funding to fill a financing gap. After missing out twice on tax credits from a statewide program, the developers looked closer to home and found the resources to start and finish construction. This week, the developers united under Bridgeworks LLC were awarded the final pieces of the fiscal puzzle to the $108 million project, allowing them to start work in June, they said. April 12, 20232 yr Man that building will kill it with location. Turn south and you have the panorama of the Irishtown bend park. Turn north and you have the historic Viaduct bridge which has a great view of the lake, downtown and the Flats. Head west and you enter Hingetown. Head east across the Detroit-Superior bridge and downtown awaits. So happy to see this thing get built. Oh, and the cherry on top is the colorful design of the tower itself. The whole project will up our game.

April 13, 20232 yr I'm going to be outing myself as a dummy but I don't understand what that means? The Port Authority is financing part of the project? Was that always the case? $80M seems like it would be the vast majority of the financing no?

Was that always the case? $80M seems like it would be the vast majority of the financing no? I don't know all of intricacies of bond financing. But I believe that the Port Authority Revenue bonds are purchase by the construction lender (usually a commercial bank.) Secondly the TIF bonds are issued based on the present value of the PILOTs for the TIF. These bonds are usually purchased by a commercial bank or other investor.

Just read KJP's article for the first time this afternoon over lunch so I don't know what's new or what isn't. But I'm going to take a stab and *guess* that the big news is the timeline of the project? Construction starting this June and finishing up in 4Q 2024? "New" news or not, it's definitely great news. This project and Irishtown Bend will connect downtown, the Flats, and Ohio City in ways that we probably can't even begin to imagine. I always cringe when developers and politicians drop the "g*** ch****" moniker but in this case, I think the phrase may actually have meaning. So happy for Cleveland!

April 13, 20232 yr Projects like this one are one of the features that make cities great. I’ll leave the rest of my original post for that clarification. [Original] Notice the setback at the 11th floor - this is the “top” of the apartment space. The hotel floorplates above are smaller. The restaurant is at the bottom of the smaller floor plate section. I’m assuming this means it will be able to use the terrace created by the setback, which should provide great views of the lake, Edgewater, and the northern parts of downtown. I think it’s a cool design decision. Edited April 14, 20232 yr by Boomerang_Brian Correction When is the last time I-71 turned a profit?

Also to be fair the real rebol 2.0 is in a mixed use building with floors of apartments above it. I’d actually say (aside from the fact that they themselves park behind rebol 1.0) all their locations are pretty progressive and offer no specific/direct parking and pretty much rely on walking traffic Edited April 15, 20232 yr by BoomerangCleRes
April 14, 20232 yr It looks like the restaurant will have an outdoor area to it, correct? Wonder if there are any plans for the rooftop or if that will all be mechanical.
