What's wrong with older people lol.? Or do you mean you wish they had some more towers that were open to anyone(who could afford it)?

 

*I personally am old but not able to afford these so yeah, they need something for everyone that is affordable also.  They got rid of the idea of public housing in towers so now it is either wealthy people or nothing when it comes to highrise living. They should try a mixed income approach(even if it means not having amenities for the non wealthy and having to use a "poor door". I would use the poor door if it meant I could live in a nice area and in a highrise lol.  

Well, that's the complaint in Appalachia too. There's all these towers and high-rises that would be cool to live in but they're reserved for seniors and people on disability only.

Casto's Thurber Village shopping center redevelopment up for council vote soon
 

“Columbus City Council held its first reading of the rezoning of the Thurber Village Shopping Center Monday evening and is expected to hold its final vote on the project next week. 

 

Columbus developer Casto shared plans this springto turn the Victorian Village-area shopping center into two single-story commercial buildings and a five-story, 225-unit apartment building.

 

The Development Commission approved the project in May. The Harrison West Society recommended approval of the project in March. 
 

If approved by Columbus City Council, site work could start at the end of this year, with the new CVS opening sometime next summer, Casto previously said.”

Kind of hope they reject it, honestly.  Make CVS sweat a bit.  It's not a great development because of them and I'm not a fan of the good enough approach.

With the neighborhood recommending approval, I would be surprised to see them vote no, but I agree with you.

Columbus City Council approves Casto redevelopment on Neil Avenue
 

“Eric Leibowitz, vice president of development and leasing for Casto, said he can't disclose more details about the future tenant of the redeveloped Thurber Village shopping center at 777 Neil Ave., but that the developer is in talks with a grocer.
 

Columbus City Council on Monday approved Casto's plans to redevelop the shopping center. 
 

Some residents are opposed to having the single-story buildings on Neil. On Monday, Todd Law, a Neil Avenue resident, told City Council that the buildings should be mixed-use and designed to better fit with the historic neighborhood.

 

"I'm not fond of the current strip mall, but this new project is just a new strip mall when it could be so much more," Law said. "Mixed-use has been the best tool for revitalization in other parts of the city like the Short North.’”

I don’t think I am ever going to not complain about this. I hope the grocer at least includes some sort of wine and coffee concept as well, even if it’s something like the market district in Bexley. 

Any guesses for which grocer Casto is in talks with? I’m going to guess either Aldi or Trader Joe’s. The square footage seems to fit their stores’ footprints. I would guess the neighborhood income is enough to support a TJ’s. Aldi would be a nice addition to the neighborhood too, though.

Ha! In the late '80s I lived near the Super Duper at Hudson & High. As I recall it was OK to smoke while shopping.

If it's a Trader Joe's, it would be outside the normal. Awhile back I detailed it but the TJ income level is high and might fit VV, but the typical income radius they use would encompass too many parts of other neighborhoods etc that bring it down. 

 

Would be nice to see if Kroger can bring in one of their urban concepts for something different. They only have what seems like half a dozen concepts they can choose from at this point.  (Not that this is an urban build anyway)

Fixed location

The average Trader Joes has a household income well over $100k within 3-5 miles of the store many approach $200k within that range.  That can be compensated with population density. Even on the lower end of the radius of 3 miles, you're encompassing all of the University District, Hilltop, Linden, Merion Village, etc. It would also poach from grandview which figures into the Sawmill location calculations, however Dublin growth may help compensate for that loss as well. The best hope for a TJs in perhaps the population density at the income threshhold is sufficient. Not entirely out of the picture but still a longer shot based on their general location demographics.  

 

 Madison WI might be a close example to what we'd ideally like to see. Downtown adjacent. In a nice area. By a university. A big difference being the population of downtown Madison exceeds 35,000.  I'm having trouble finding another comparison. 

 

Even with a location nearby, by bringing in a different brand, Kroger might consider tapping into that niche demand with some of their other models. Kroger would likely have a lower threshold for income and population density might accommodate it better. In a dream world it allows them to shift their 5th avenue location east toward milo-grogan and the land can finally be redeveloped. Not that it's a likely option but it would be nice since Kroger seems to do ok with more urban models. 

 

At this point, maybe it can be a new Dollar General. Dollar General. DGX. And NOW DG-XL!

I would like to see the UD Kroger site get redeveloped into something more dense. I don’t know how likely they are to want to give that spot up though.

PLEASE no. 😔 My vote goes to Aldi, they seem to be much more flexible with their locations. Although I still can't help but feel like Dollar General and Sheetz are the only franchises that are really branching out in this city
 

^The "Groveport" (actually in the City of Columbus) Aldi is less than 1 year old.

Oh yeah, and if I remember correctly, they have (or are supposed to have) a new one in New Albany. So they are spreading out after all.

Although I would love a Trader Joe's my best guess would be Aldi as well, they are definitely in expansion mode locally

 

In addition to the Groveport and New Albany locations, they're also building a store on High north of Graceland, and recently opened in the former Barnes & Noble in UA

Honestly, in my experience, Aldi has way more actual groceries, and would be way better in this spot. Anytime I go to Trader Joe’s, I feel like it’s mostly random stuff that I would never make a meal with. Maybe I’m not looking at the right stuff, or just don’t make enough money ha

They have spread out with new stores all over the metro area as well. Both Newark and Heath have got new Aldis over the past 5 or so years. I'm sure there are more around as well.

Big time consolation prize though. Lucky's is great. It's so great that this post inspired me to pop over there for a slice of pizza right now. They have a lot of healthier options of staple products which is nice to see. You can do a full grocery trip, you just might not enjoy seeing the price haha.

 

EDIT: 2 hours later update. They had some pepperoni and meatball slices fresh out the oven. I got two and only had time to eat one. Quality slice though, although on the greasy side but that's pretty on par for them.

Casto hopes Lucky's Market will further 'urbanize' Victorian Village-area neighborhoods
 

“Construction is expected to start this fall on the new CVS building, Casto said. Leibowitz said the developer is still working out the overall project's construction timeline and logistics, both with the different parts of the development on the site and neighboring developments. Things could get quite busy in the area; next door, work is underway on the $41 million tower that's being added to the Westminster-Thurber Community.
 

But with the commercial leases signed, he said, Casto's multifamily division will soon get to work on the Thurber Village project's apartments. The project will also include 77 parking spots in a surface parking lot between the commercial buildings, plus a parking garage with 307 spots and additional dedicated retail spaces.

 

Leibowitz said the redevelopment will "urbanize" the site, by bringing a pedestrian-friendly neighborhood grocery store to the neighborhood and creating a more appealing overall look.

"Neighborhood feedback has steered us to where we are so far, and I think it will continue to guide us. We always value community input," Saltzman told Columbus Business First. "We're looking forward to putting together a project the community can be proud of."

I feel like I read that they have a huge waitlist and the new building didn’t even cover half the people on the list.

Agree that both are ugly buildings. It does appear however that Heritage Point is designed and placed so that a 'mirror' building of it can be constructed in between it and the original tower to the North. I would not be surprised if this is announced soon

I am ok with them, but they do look a bit like project towers that had a bit of Neuschwanstein Castle thrown in to "dress them up". Awkward.

They’ve got most of the parking lot fenced off, and it looks like every shop is closed except CVS. 
 

Does anyone know of the timeline for all of this? I recall CVS’s corner store was to start construction this Fall, but that’s all I know. Will the old CVS stay open until then? Seems crazy to let them old one stay open and kick out the other shops (can you tell I’m upset about losing Boston Stoker? Lol). Wonder if they’ll do demolition soon if they’re kicking everyone out. With the fencing, it seems to me they won’t be doing demolition until construction of the front lot.
 

On top of that, the fencing makes it seem like the grocer construction will start with the CVS construction. Is that the case or is the fencing just for the equipment?

These workers, 12 stories up on boom lifts, make me nervous.

I wish that had started already—it’s def one of my top projects I’m looking forward to seeing. 
 

At least it’s not abandoned though—they were presenting more material to the Historic Commission last week.

That's shoring work prior to foundations. The I-beams are driven into the ground. As soil is excavated, the thick lumber is placed between the beams to hold back the soil in the unexcavated area. There's probably digging for a parking garage.
