Naymick regularly puts out content that gets hung up on irrelevant details, questions good policy, or presents bad decisions as good. In this article, there was no pushback whatsoever on the claims G**rge was making. He complains about government spending, but somehow doesn’t clearly state that the G**rges made that property acquisition cost the project team nearly $3M, which should have been several hundred thousand dollars. Plus they have to include the G**rges in the project. Also there was no pushback on the “I bought it for the billboards” line.

Look, there’s no question that the project team screwed up in not securing that property earlier. But anyone lending the G**rges a sympathetic ear on this situation should be laughed out of the room.

I've long had the feeling (shared by George) that the Angle hillside was not nearly as unstable as is claimed and still think a strip of properties directly on W25th could have been kept commercial and on the tax rolls.  Put a couple of gaps in them for park access and views but keep something paying the taxes to maintain the park.

^FWIW, the geotechnical challenges are not some recently invented issue. They killed off a seemingly viable project almost 20 years ago that was much larger and more deeply resourced than anything George could dream of.  You can read about the enormous (several hundred unit) HOPE VI proposal from ~2005 in the earliest pages of the Ohio City thread.

I suspect that the stability is an issue, but not by itself a show stopper, and that there's a suspicion of some CERCLA stuff going on that nobody wants to acknowledge head on.

I went back to that thread like you said and looked at some comments back in 2005 and was just laughing at them because they are talking about a very different Ohio City and W25th. At the time they were probably very accurate but I think it's really cool to read those old comments and see how far we've come.

Must everything be a conspiracy?

It's equally likely that Irishtown Bend is where Elvis and Bigfoot buried the body of the second shooter on the grassy knoll and so the FBI secretly told City officials that they better not go digging there and just put a park in and call it good, then the Georges went and messed everything up by being a secret front for the CIA, who is hot on the trail of Bigfoot and wants his crimes revealed, the whole thing being a power play between rival government factions over who gets the keys to the secret weather control device.

Ok, that is slightly less likely to all be true.  But equally supported by the evidence.

Or just not something anyone wants to enquire too deeply into.   Not so much "we don't want anyone to know" as "we don't want to know".   The history of the area would make it very unsurprising if there's things underground which are best left undisturbed.   Laws and common practices have changed a lot.

I'm not suggesting anything massive - just 2-3 story apartment/retail stuff on the east side of the street to match the scale of the other side and not overly obstruct views.

Remember: It's the Year of the Snake

^That's not too far off from what the old HOPE VI plan called for. It was big because it covered a ton of land area, but didn't include any large buildings IIRC. Goody Clancy won design awards for the plan. I was pretty crushed when it died due to the geotech issues.  You can still see the plan on this neighborhood master plan from around https://planning.clevelandohio.gov/cwp/other/Detroit_Ave_East.pdf

And of course none of this is to say you can't build there, just that it would cost a lot to dig caissons or whatever you'd have to do, which is a pretty big anchor given the already high construction cost and rate environment.

Haha he stores at Riverfront.   We just got stuck behind little Sam Laud.   The bonus was the bridges were all open as we followed her through!    It was a nice way to spend a couple hours watching her back out of the crooked river!

Lots of construction permit apps going through for Irishtown Bend in recent days. Interesting that one includes "demolition" work as the only thing left to be demolished is the old Royal Castle building owned by George. That property hasn't transferred yet, so I suspect that the day it's transferred, it's coming down....

That permit is titled:

Irishtown Bend Stabilization and Rehabilitation. Demolition and earthwork for slope stabilization and 2400 feet of new bulkhead on the west bank of the Cuyahoga River.

that building can't come down soon enough!! Such a blight on such a prominent corner.

Am I remember incorrectly I thought only a portion of the Bobby George building was coming down. I thought the portion/wing with the bill board was remaining

You are remembering correctly.  Unless something changed since the proposed deal was posted on the Port's website: https://www.portofcleveland.com/wp-content/uploads/2023/03/MIG-Settlement-Agreement.pdf.  The front half will remain until the three billboards replacing the one on the front half are installed:

Btw an update is coming for the project in the next OHC inc meeting

The Ohio City Inc Instragram had a story last night saying the full video will be posted today. I believe they post them to their youtube page:

https://www.youtube.com/channel/UCKdDEBesjs_aPx3LtZrjKlw

I was planning on watching it tonight so hopefully it's posted by then

Two crews working on the hillside today - couldn't really tell what they were up to from the train but I'm guessing something to do with utilities?

While we all love cranes in the sky, this is precisely the kind of  project the city has ignored for decades and that can be a real catalyst for development.  People already want to live in the this area. Add east access to an incredible view/public gathering spot and it will take off. It will also be a go-to destination for locals and visitors alike.

2027 seems so far away 😩😩 but I'm excited for how transformative it will be for the riverfront!!

The Ohio City Inc meeting recording is up on their YouTube page. Irishtown Bend starts at 17:00 (really the meat of it starts at 23:30). Same presentation as RMB posted above but this video also has some Q&A from people:

Q: Why has Hooples not been "brought to the table" from the beginning for this project?

A: Hooples owners like everyone else has had the same opportunities to come provide feedback

Q: If Franklin Ave is closed for a long time traffic in the area will be bad. Closing it will "cause more problems than you think"
A: Franklin will close from August this year for about 2 years. There is no way to do this project without realigning Franklin without inflating the costs by an extra $6M. Franklin will only be closed for the stabilization part of it.

Q: In Cleveland, temporary sometimes means permanent so is it possible Franklin will be closed permanently.
A: There is no intention to get rid of Franklin forever.

Q: When is the swing bridge opening?
A: We heard it's late August

Q: Are you incorporating community art in this project or are you at that point yet?
A: We're not at that part of the project yet.

Q: Do you know the route where all the trucks moving dirt will go?
A: We don't know yet

Q: You mentioned the boardwalk will be 18ft above the water. Are there areas where we can get closer to the water?

A: Not in the majority of the park but down towards the Hoople side it will be closer.

The dedicated RTA bus route @25:40 is going to be interesting. That crosswalk at the market just looks increasingly dangerous for pedestrians.  I imagine with a dedicated bus lane this crosswalk will get a walk/don't walk signal.

Just like they were slighted  by the Redline Greenway lol. Instead of embracing a huge potential project they quipped about losing a couple parking spaces.

between center Ave bridge rebuild and Abby closure during Intro construction, I think all those places along Columbus have dealt with significantly less traffic over the last few years. it's probabaly fair that they're concerned that franklin, the bar's direct access to w25, will be closed for several years.

During today's City Planning meeting, Bobby got his billboard downtown approved so that the one from the future park is removed. The billboard will be on top of Harry Buffalo downtown and feature two screens. Progress, in some form.

^ Cool. Hopefully in a couple of years ‘Nucleus’ v.6,837 will mostly block it out anyway.

The removal of that ugly building on the  end of Irishtown Bend will make a tremendous positive difference

I cannot wait until that awful building is torn down. It really puts a huge damper on the Hingetown area vibe with it being so close. Once the park is done and bridgeworks is up it'll be like night and day at that prominent intersection

Port Board OK’s $60M Irishtown Bend stabilization

By Ken Prendergast / July 13, 2023

Today the Cleveland port authority’s board of directors approved the hiring of an Ohio construction company for nearly $60 million to stabilize and rehabilitate the Irishtown Bend hillside, a project that is being done foremost to maintain the Cuyahoga River shipping channel. But the work also must be done before any construction can start on the 23-acre Irishtown Bend Park in Cleveland’s Ohio City neighborhood.

Two questions on the picture in this story: What's with the archaeological site, and what's with the activity gateway on Detroit by the bridge (seems like a weird place to put an entrance)?

CSU did some archaeology digs a while back related to the old Angle neighborhood.  Don't know if it is still active, or if they're planning to expose and do some interpretative signage.

There's already a path that goes under the bridge there which connects to the trail that goes all the way to Edgewater Park so it makes sense to keep that connection. Here's a quick sketch showing the new connection. With that you would be able to get from Edgewater Park all the way down to the Towpath without needing to be on roads! Really looking forward to it

yea this'll be great for Wendy park connectivity

Just need to do something to make West 65th less of a death trap and we'll have a fantastic near-west-side loop with the Red-Line Greenway and those trails.

^ just look at that unique and handsome riverfront.

and much more to come.

i would have never imagined this conversion happening. like it would just remain industrial and forgotten forever. so great to see.

Not a construction update specifically about Irishtown Bend, more along the lines of seeing how the area is transforming.

This picture made me realize how much the Irishtown Bend PLUS Bedrocks riverfront development will extend and activate the riverfront.
