"Carriage" makes me think it's somewhere along the Redline. Feels like we are about due to hear about the RTA TOD site

Ohio City Carriage Works mixed-use plan announced

New details have emerged about a significant adaptive re-use of the vacant Voss Industries plant, 2168 W. 25th St., in Cleveland’s Ohio City neighborhood that is proposed to see construction start in early 2022. As outlined in a real estate brokerage’s marketing piece, MRN Ltd.’s Carriage Works would deliver by the end of 2023 some very diverse uses that may overshadow the project’s 80-apartment residential component.

 

The Carriage Works redevelopment is proposed to have 50,000 square feet of retail plus food and beverage space, 40,000 square feet of office/co-working space, a 15-key hotel and 300 parking spaces. Most of the apartments will range from 526 to 1,114 square feet.

Hopefully, they'll build on some of those surface lots over time.  Otherwise, good to see this moving forward.

It looks like they're tearing down the buildings that I like lol.

@KJP - does "15-key hotel" mean a hotel with 15 rooms?  If so, that's pretty small--would a hotel that small be economically viable in terms a front desk staff 24/7, housekeeping, etc. when the maximum revenue potential is only based on 15 rooms.  I guess there are other 15-room hotels out there. Wow, great scoop KJP!

 

The plan says "Hotel check-in at speakeasy bar" so my guess is it's not going to be a full service hotel. 

 

It's great to see a concrete redevelopment proposal in the works. This project is so hilariously MRN it's like a parody: bulldozing some of the buildings to cram in more surface parking, heavy entertainment programming, buzzy concepts about 5 years past peak fad...

Thanks. BTW, I added the Sanborn map at the end of the article and a link to the history about the Rauch & Lang Carriage Co. Apparently, all the cool kids in the 1800s and early 1900s had Rauch & Lang carriages (horse and horseless) -- Rockefeller, Carnegie,  Ireland, Mather and Hanna.

I think you are missing what they are knocking down.  I had to size up the pictures to understand.   They are knocking down the short buildings. One at the front and then the 2 very narrow buildings with garage doors. 

This looks like a great re-use.  

 

It doesn’t seem to mention how many apartments would be going into this complex.  Hopefully its at least 100-150 apartments.    50,000 sq ft of retail seems a bit delusional at this point but with phase 2 of Intro across the street in 2-3 years, that might make perfect sense.

I like this little street they are adding in the middle, with all the retail. What would you call something like that. A lane? A way? Oh, I see, it's a place.

The city has a protocol on right of way types---when to call something a street vs avenue vs. bldv. vs. road vs place vs court, etc. I tried to find these rules online somewhere, but could not.  In any event, a narrow right-of-way (narrower than a "street") that runs north and south (and not east and west) is a "place" in the city of cleveland.

If this is anything like Ponce Market in Atlanta, this is a home run

very impressive and more than that, very thoughtful and creative. this kind of rehab and revamp is so much better and more impressive than new build imo. it's what will keep cleveland looking like cleveland instead of anywheresville, which so much generic new build looks like these days. not that there isn't a market for both styles of course.

Agreed! That's my gripe with the Columbus/Nashville/Charlottes of the world.

This project looks fantastic. This and Intro should really help to stretch south the edge of walkable Ohio City. Currently Citizen Pie feels like the last walkable stop before the world ends. 

i ameritrust this progressive project has legs!

I was thinking the the EXACT same thing.  That project ballooned into addition housing and retail.

Any updates or rumblings about this project? According to Crain's, MRN just won a $724,838 brownfield grant from the state for cleanup work. I'm assuming this means Carriage Works is a GO? I love the scope of this project and all of continued development along W 25th. This project will fill a big gap and could create a really unique space.

The clean-up funds help and this project is Ari Maron's biggest priority right now. He's focusing a lot of attention on it. More so than any other project he's involved in. Doesn't guarantee any outcome, however.

Is this the project today's crain's article is referencing regarding for-sale condos by MRN?  I didn't realize there would be some condos included in this project.  That's excellent to hear if that's the case.

No.  Those condos are downtown in the Old National City Bank Building (where the Holiday Inn Express is).

The developers were just before city Council this past week in connection with a Tif from the city that was awarded.

I also just heard today Maron will probably be going to design review in the next month or so.

It's not kaput. Between high interest rates/construction costs and some personal matters of one of the principals, it has been difficult to advance this project at this time.

Historic Carriage Co. project in Ohio City advances

A slew of construction permit applications were submitted to the Cleveland Building Department last week for the redevelopment of the former Voss Industries plant, 2168 W. 25th St., in Cleveland’s Ohio City neighborhood. This $63.4 million project along with a planned bus rapid transit corridor on West 25th promises to expand the vibrancy of the Market District farther south.
