Cleveland: Downtown: John Hartness Brown Buildings / Euclid Grand

The back is the more interesting side on this building.  Part of me wishes they would have restored the front to the original cast iron facade, though I'm sure none of it exists anymore.

I didn't realize there was public access to the back of this building.

When you check out this link, make sure to also rotate the view around and remind yourself of the barf-tastic "modernization" of what has now been lovingly restored as the Kimpton Schofield (southwest corner of East 9th and Euclid).  Even uglier than the old JHB, and much larger and more prominent.  It's just stunning that anyone ever thought that was an improvement.

It will be interesting to see if the modernization facelift of Rocket Mortgage Field house reverts back to the original Q in a couple of decades when it takes on more of a historic character.

^Nope

They have added some very intense leasing signage ? one might call it "world-class" ... complete with lighting!

They must have been in a push to get it up before the ASG.

I'm glad they DID put the signage up because to out of towners, this area may have been mistaken for an urban wasteland!   Between the signage and the ASG "pop up" bars that I noticed walking with the fam yesterday, downtown is looking pretty alive.  I wish there would have been some signage for the Stark and Geis properties (along with other coming soon projects).

No inside information, just a statement.  I may have missed the signage if there is any....but I wish there was some signage that jumped out like the ones on Euclid do.  There are many people in town this week and it would have been a great opportunity to showcase an upcoming project.  I know developers work on tenants and retail prior to a project, but who knows if this kind of event (ASG) may have been a chance to spark interest from outside of the area?

They’ve cut atriums into the middle of all this stretch of buildings to bring sunlight in. Can barely make out the cut out in the other section. It’s a clear stretch through the whole rest of the complex.

What a cool view. Wow this really emphasizes the need to get started on 925... clean that wall!

Here’s a better shot.

They’ve got most of the facing off that was covering the old windows.  You can see the concrete block that fills the windows.  This is going to look awesome when finished

I had to make a quick trip to Detroit last week and wow, have they done a LOT to their downtown since the last time I was there 18 months ago. I often get laughed at when I suggest retailers like Nike, Lululemon, Under Armour, Columbia, etc. open up shop on Euclid at the JHB - but the same was just done in Detroit, on a strip that was MUCH worse off than Euclid Ave, and at a time when the residential population immediately adjacent is still rebounding. I mean look at this.

Having said all that, Detroit still has its share of vacant storefronts around this area, but it is VASTLY improved.

There is absolutely no reason this shouldn't be the type of retailers we're shooting for on Euclid Ave, 9th-14th Street could really be a special stretch with high quality retailers heading into our most vibrant arts district

Dan Gilbert owns a significant amount of stock in most if not all of those companies, and used his shareholder interest along with discounted/free rent in his buildings to get them to locate there. Not saying it can't be done in Cleveland, but it wasn't just a case of a retailer responded to a listing on LoopNet.

Specific to this development....

^Based on your on response it will be very interesting what Gilbert puts on the ground floor of the May Co apartment building conversion. Just by the sheer size there is an opportunity to have 2 - 3 retailers on the ground floor

Not to disagree with you @KJP because I know Gilbert owns significant portions of Fatheads and Shinola - which is why I didn't include them, but I had no knowledge of any affiliation with Nike, Lulu, or Warby Parker

I don't know if he has any ownership stake in them, but I'll bet that they got nice deal on their lease, at least on the front end.

I think Brooks Brothers would benefit from relocating to Euclid too, FWIW.

Agreed with the big connection to Gilbert to lure national retail to these locations...probably different scenario compared to JHB unfortunately.

also Huge Kudos to Gilbert and Detroit for the amazing makeover but with that level of pedestrian traffic I can’t imagine that particular Lululemon staying afloat for very long.

Maybe once the Hudson site gets going...

So that project wasn't thought highly of by the people I spoke to, but perhaps that's best for a different forum

I've got mad Detroit retail envy right now.... I'm really hoping that once The Centennials, Euclid Grande, etc open up that Euclid can support this kind of retail. Some of these shops would look great in the Euclid Grand buildings.

Brought my DSLR to work today and got some pics afterwards. If you're bored it's pretty awesome to see the crews work on the facades during the day and it also looks like they're getting concrete poured/it's already set on the floors of the furthest east building.

Man is the 925 filthy

It stands out now, as the rest of the block is getting cleaned up.  It used to all be filthy, so one wouldn't notice any particular building!

Thanks for the great links!

While checking out your Google Map link I noticed that Warby Parker and We Work is just down the street from Nike storefront.

I know that there is a

WARBY PARKER located in the SHORT NORTH neighborhood which is near DOWNTOWN COLUMBUS and also in the OVER THE RHINE neighborhood which again is near DOWNTOWN CINCINNATI.

If these cities can attract these quality retailers, then WE SHOULD BE ABLE TOO!

The problem is here in the CLEVELAND AREA these types of retailers are going to places like PINECREST and VAN AKEN instead of DOWNTOWN!

Don't get me wrong I'm happy when any project in our county gets good retailers and office tenants!

BUT it would be nice IF DOWNTOWN GETS SOME OF THE CREAM TOO!

They've had a difficult time trying to clean the westernmost building of the Euclid Grand project. From what I hear, they are resorting to sandblasting in order to clean its exterior.

To see this, and then for Stark to lobby to demolish 310 Prospect...... This collection of buildings were in as bad a shape as any in all of Cleveland.

In all seriousness though, the Old Testament and I think, the Torah, make reference to the cherubim. Four-faced cherubs with the visages of a human, eagle, lion and ox. In this case I assume it is representing the latter. Though it looks more like a hippo to me! Next time I walk past I’ll look out to see if there’s another crest that represents the other two.

That wall of new windows along all of those buildings is going to look very very nice. It will change the whole vibe of that area.

I really love that style of windows. I'm always afraid of cheap windows, particularly on historic buildings. Doesn't look like they went that way though.

Yes I wish we had more developers from overseas involved in Cleveland. I think you will see that influence as this building progresses. They are not just conditioned to throw in some double-hungs, cuz that's what we do here...

While each building is architecturally unique and distinct, these windows will tie the entire development together very nicely.

It will look really GREAT when completed!

And I just hope that they get some quality retailers for the first floor to add to the mix of the limited retail that is in the area now!

What is the planned date of completion?
