I love preserving historic structures. But the space is going to need to be torn down. Think about the exorbitant rehab cost. If someone has the cash to come in there and do everything the right way, with the right tenants, don't you think they will want to start from scratch?

 

Without seeing the space itself, I don't know if it can be adapted for residential space and still keep the historic status.  If it really can, it will be quite a challenge.  The JHB is a boxy set of buildings with a lot of interior space with only two windowed walls, the shortest wall fronting Euclid and another fronting an alley.

 

Too bad we don't build flagship retail anymore, I could see a big-box retail tenant moving in, like what has been done in Chicago and D.C.

There was some fencing going up around the JHB buildings this morning I believe. A permit was pulled last month for a street obstruction and one in the past couple days for some other type of work. No idea what it was for. Might be something small, who knows.

Now both sidewalks on Euclid will be closed...

If it means something is actually happening there so be it. With a possible path forward for 925 and construction underway at CAC this is the last piece of Euclid to be renovated!

I walk by there every day, but by my uneducated guess, I believe they're doing utility work underneath the sidewalk.

Never an indication of groundbreaking but there is a permit posted for JHB recently.

Some updates on that building permit: it now references “Euclid grand” which is the name of the proposed development. And they have paid more than 8,000 dollars in fees for plan processing and zoning. So, we may finally be looking at development for these buildings

Yay! And that's a surprisingly large number of apartments!

Hard to fathom how 226 apartments there could all have windows.

Those buildings avg about 200 ft deep, so I would imagine they'll have to bust in some atriums or figure out how to convert the middles of the buildings into a parking garage.

That was the plan under previous proposals. If you search "atrium" in this thread, there are a lot of hits going back 10 years. Yeesh we've been doing this a long time.

It's a lot of great space coming online, and it shows a lot of residential interest in our market.  Hate to be a Debbie Downer, but I wish we could lure some new HQ to Cleveland to help out the office side of things.

Why lure one? Few are willing to relocate. Why not nurture local companies to grow and build bigger and better in their hometowns?

Haha, just made this account to be active in Cleveland development. I've lurked through these forums for a while as an urban planning student. Totally agree! Can't believe that this thread goes back to 2006! Crazy that some projects take so long to materialize here. I live near this building and walk past it every day. Excited to see this building, but was also curious how to fit all of these apartments? I have two friends who just moved into Bridgeview into a two floor apartment with a two floor living room. One of the bedrooms has a glass wall on the upper half that overlooks the living room. The other bedroom doesn't have a window!

 

There is a back area of the building that the 925 wraps around providing an interior courtyard area. Also, looking at google aerial it looks as if there's a narrower courtyard between the JHB the Statler above the Statler garage entrance. I'm not sure how many floors it is? 1021 Euclid is taller than the buildings on either side, which could be beneficial for windows? I know that natural light and views aren't super important to a lot of people who live Downtown. My apartment has a utility courtyard that the inner apartments surround. One of my coworkers at my internship lives in an interior apartment surrounding a utility courtyard. This is shown in subsequent renderings by Garfield and TPH.

Welcome imjustinjk. While projects do take longer here, any project will take a decade or more when it's mired in the legal and financial issues as this one has.

KJP, yes that is true with the legal and financial issues. Its nice that its [hopefully] finally coming to head. Euclid Avenue is nearing completion with the May Co building, Athletic Club, Halle, JHB, and 925 being purchased by Millennia. With two new high rises coming up, Euclid feels like a real city street. I wonder if the lot between the City Club and 668 can be developed? The Union Club lot sucks too. I'm not sure which is worse, decaying buildings or flat surface lots.

I figured that was what would happen. Will the courtyard be accessible or used for utilities? The one in my apartment complex isn't accessible by anyone, but has AC units and such.

Has anyone noticed if they are actively working on this building? At the Indians game this past week, I noticed the top of the building has been deconstructed and opened up to just the framing.

That’s the south side of the Cleveland Athletic Club under construction.

Here's a listing for a first-floor retail space of 16,500 sf at this development, posted on June 13....

Most interesting to me is that this new listing shows an "AC by Marriott" hotel as part of the development. It is the only brand name on this facade, aside from the development's name "EG Euclid-Grand" and "Apartments by ALTO."

Looks great- and hope it can start soon as the condition of those buildings looks worse everyday.  I just hope if they are putting in an AC they keep it fairly small... on top of that Hilton is supposed to put a Curio Hotel in 925 next door, tho now with the Millenia purchase I wonder if that changes?  There is going to be a ton of new retail space coming online between this, Athletic Club, and 925.  It is a concern to me if all of this can be filled?  ...since a prime E. 9th/Euclid retail spot in the Schofield Hotel remains empty along with a couple other spots down E. 9th.

I walk past this every day. It’s such an eyesore. According to the Cleveland.com article posted in December, construction is supposed to begin this week.

Was in CLE last Thursday on business and stayed at Metropolitan at the 9 Hotel; interesting Brutalist design, love Azure bar.  Friday morning i jogged to Ohio City past my alma mater and then returned across Detroit Superior bridge.  Loved all the development along the way but was disappointed by the litter on the sidewalk in front of Terminal Tower and was really shocked by the appearance of JHB.  It looks like a bombed out building from Baghdad.  A Euclid Avenue-facing apartment at CAC or Halle is going to have an eyesore for a view until that place gets attention soon.  Fingers crossed that the downtown housing market stays strong.

"Cleveland City Council has approved a tax increment financing package will help support a $78-million makeover for the long-empty John Hartness Brown complex on Euclid Avenue.

 

The developer expects to have financing for the work lined up shortly and expects to break ground early in the fall, said David Ebersole, Cleveland's director of economic development."
