Whatever they are doing, it is working!   EDIT: I just went back to compare to my past photos and I did not realize just how MUCH this worked. What a change. I wonder what this brown stuff i

^Nothing but awesome. Nice job, McCleve!

Superb!  The photos and the news.  Thanks for both.  That is shaping up to be such a handsome row of buildings, I love it.

Yes, lets hope this spreads over to Prospect/Huron.

you guys are going to have to remember all this undercover reporting and jimmy olsen like photography skills next year when those forumer of the year ballots are cast.

^^You have my vote based off of this thread alone!

Amazing! All broken and in need of work, it still looks better than the 60's/70's facade.

I can't believe how they brutalized that facade. Did they always think that the 60s/70s facade would be in style, or that the historic facade would never be considered attractive again? Then again, we all think that the 60s/70s look should be discarded and never return. Who knows if it will be revered again in the future....

I agree.  Those are going to make some sweet condos!

I'm assuming with tax credits this will have to be apartments for the first five years......

thanks for the correction, that's what meant.

Speaking of tax credits, floor plates, multiple buildings, etc. I can't help but think of Loft of Merchant Row A big rehab/gut project in detroit across, 7 (?) buildings

Image (two of those buildings are new)

Anyone with a camera and the inclination should be able to take some nice photos tomorrow of the 1007 building.  When I ran by tonight, I noticed that the crew was working until about 8:00pm.  They have removed essentially all of the old facade to the point that it is now in a similar state as the 1015.  They did not take down the construction elevator, but I would expect that might come down soon, unless they're going to leave it there until the restoration work begins.

And the 1007 looks like awesome by the way....

It's amazingly disturbing how long the black panels hung there but within a a couple weeks the character of Euclid/E9 changed dramatically!

The same can and hopefully WILL be said when the horrid, condem-that-architect-to-hell panel system comes off the Schoefield Bldg!

Now I'm only 1/2 way to being licensed but boy! there were some big egos back in the day!  Following in the footsteps of Mies or any of the Modernists is one thing!  Thinking some p.o.s. beige panel is a better fit for St. Peter's Basilica is another!

I was planning on heading over at lunch today.  I noticed the same thing last night and figured I'd give them until lunch today to see if they start taking the construction elevator down.

wow, amazing reporting team... one of the feel-good stories of the year!

I can't wait until they start mounting the new EFIS facade!

EIFS.

if someone starts putting up synthetic stucco anywhere near this place, homicides are going to start happening.

McCleveland the vigilante.

They are going to use synthetic material to repair the damage, no?  Isn't the same tactic being used on the Terminal Tower?  Has to be cost-prohibitive to do otherwise I would think.

EIFS.

"EFIS" is the off brand of EIFS I manufacture in my basement.  Eli Mann has already ordered 12 baking sheets worth from me.

Anyway (sorry mods for all the kidding around), even with a little faux material patching, these facades are gonna be so nice and elegant.  I simply can't wait to see lights on in this windows and signs of life there after dark.  Ditto for K&D's project.

Latest set from John Hartness Brown:

1. 1015 Euclid Avenue

2. 1007 Euclid Avenue

3. The main detail on 1007 didn't fair as well as the trumpeting angels at 1015.

4. 1007 Euclid window details

5. Where 1007 and 1015 join

6. 1007 and 1015... together again

7. The John Hartness Brown Building, in it's entirety as it was meant to be seen.

Agreed!  Those buildings and the streetscape already looks much much improved.  I can't wait for people to occupy those spaces.

So cool.

I skimmed this thread, but couldn't find the answer to this:

How many units of housing are supposed to be created here?

I'm not sure it's actually been announced.

I thought I saw a number- 170, 120 or something.  But maybe that was a ballpark #, and not official.

I have a meeting tomorrow morning with someone who may know... i'll ask.

I was told the total units from both the John Hartness Brown project AND the CAC Building will be about 300.  Not sure how it breaks out... regardless, that's A LOT of units.

Also, the construction elevator is down.  I'll try to get a "completed" pic of it today.

No word on when they might start work?  Mann has his historic tax credits, correct? Is he just waiting on additional financing?

From what I've heard we won't have to be waiting very long.  The only thing left is the design of the "new" facade.  And they don't need that in place or approved to begin construction/ demolition of the interiors / restoration of the exterior.  And I heard (but have not confirmed) that there is no financing needed on this project.  All privately done.

Thanks as always for the info!

Do you know if the whole project (JH Brown only, not CAC) is planned as a single phase?  Or is the new tower part of a later phase?

single phase.

^Thanks.  Aesthetics aside (haven't seen enough to really form an opinion), the new tower is kind of a big deal, joining a pretty short list of new construction residential downtown.  Definitely a good sign.

Thanks for the info McCleveland.  It's great to see so many units coming to Euclid, and so quick.  The Hartness+CAC+Ameritrust+668+new East 4th units=lots o progress!

So, wait a sec, that tower is going to be added atop one of the buildings with private money sooner than later?

it's the building still clad in aluminum in the last picture.  I believe they are adding either 6 or 8 stories to it.

This? In phase one?
