To bring it back - I'm hoping there's a decent residential portion to whatever this gateway project ends up becoming - maybe that's what the second phase on the north half of the parcel will be? All of the current and proposed COSM locations (which are both in the suburbs and in city centers), seem to be adjacent to a new substantial residential build. A mid or high-rise residential building fronting Prospect would look really nice up against E 4th

That is one big, beautiful chunk of prime land begging to be developed. Even more so now with that parking garage gone. Curious if Bedrock has had any thought to purchase the brick building to the north on Prospect that used to house Nick's sports bar.

That is probably the largest parking crater in CBD now. A tallish tower on the site would be a nice addition and would fill one of the gaps in the downtown skyline.

Anyone have old photos of any buildings that used to be in the parking crater if there were ever any

@GREGinPARMA Bedrock owns that building. They bought it from Stark when they acquired the neighboring parking lots.

This 3-acre parking crater in Gateway is actually smaller than the 4-acre parking crater along West 9th in the Warehouse District, although the historic Hilliard Building breaks it up a bit. Stark still owns that crater, but....

There’s some in here, although there are definitely others around that I’ve seen over the years. Probably on UO.

i’ll say — that is an incrediblely excellent lot for a large mixed use tower. is this site bedrock involved? i hope they don’t plop the cosm there it demands a much better use.

Just for speculation about COSM but if you look at the building outline in the document submitted by Bedrock/Osborne you will see one of the corners is curved. So I looked at the LA and Dallas COSM and both buildings have a curved corner. And to go even further with this the renderings for the Atlanta and Detroit COSM also have a curved corner. And the outline for the LA facility even looks very much like the outline in the Bedrock document, with the same square footage. So yep I guess I'm calling it.

My prediction for this development is COSM, a Market-Hall, a residential tower and a parking garage

My even bolder predictions are the tower will be 70+ stories tall and everything will be completed in time for the Cavs championship next year 🤪
