I have a hard time wrapping my head around the sales pitch of apartments/condos in Brook Park that ANYONE would want to buy for anything other than bargain prices.I understand the skepticism about the development succeeding as a whole, but I've always maintained that residential would do fine there. There are a lot of jobs (~100k in the Aerozone, in which the stadium site is centrally located) in the area and not a ton of new build apartments for employees to choose from. NASA, the airport, and Ford Engine Plant are all within 5 minutes of this location. The nearby new apartments at the Centaur along Brookpark seem to be doing well.

The only thing that will do fine is a low rise budget hotel because the airport is nearby. Who wants to live next to a stadium surrounded by highways, busy train tracks and an airport (what is going to be worse on a daily basis-the noise or the pollution?) completely isolated from any other amenities (in other words-get in your car) with 70,000 drunk football fans walking in front of your building 8 to 10 times a year. Oh, don't forget all the traffic you will have to deal with the rest of the year due to Haslam offering all his surface lots as long term airport parking. Edited 6 hours ago6 hr by Htsguy

You can "tailgate" before the games at your own place and walk to the stadium. No hassle of dealing with traffic, riding crowded transit, or paying for parking.

5 hours ago5 hr Some of those residences could be corporate or investment property/secondary housing. Or primary housing for that matter. There's such a lack of new construction that I wouldn't be surprised if these units got picked up very quickly. People live near airports, tracks and freeways all over the country and world.
5 hours ago5 hr We're gettin' off-topic y'allTo bring it back - I'm hoping there's a decent residential portion to whatever this gateway project ends up becoming - maybe that's what the second phase on the north half of the parcel will be? All of the current and proposed COSM locations (which are both in the suburbs and in city centers), seem to be adjacent to a new substantial residential build. A mid or high-rise residential building fronting Prospect would look really nice up against E 4th Edited 5 hours ago5 hr by Geowizical
4 hours ago4 hr That is one big, beautiful chunk of prime land begging to be developed. Even more so now with that parking garage gone. Curious if Bedrock has had any thought to purchase the brick building to the north on Prospect that used to house Nick's sports bar.
3 hours ago3 hr That is probably the largest parking crater in CBD now. A tallish tower on the site would be a nice addition and would fill one of the gaps in the downtown skyline.
3 hours ago3 hr Anyone have old photos of any buildings that used to be in the parking crater if there were ever any Edited 1 hour ago1 hr by BoomerangCleRes

They bought it from Stark when they acquired the neighboring parking lots. This 3-acre parking crater in Gateway is actually smaller than the 4-acre parking crater along West 9th in the Warehouse District, although the historic Hilliard Building breaks it up a bit. Stark still owns that crater, but.... "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
