City Club Apartments tower gets go-ahead

With project financing closing today and a construction permit in hand, it may only be a matter of weeks before shovels hit the ground at 776 Euclid Ave. for the new City Club Apartments tower.

 

Two sources close to the project but who were not authorized to speak publicly about it said Farmington Hills, MI-based City Club Apartments, doing business locally as CCA CBD Cleveland, LLC, closed on its financing today for the 23-story, roughly $100 million development in downtown Cleveland.

Out of curiosity the permit fee is 28k, what exactly caused it to be so pricey? I’m sure this is common for new builds of this magnitude.

I am not in the biz but I imagine that covers the initial construction document review in order to issue the permit (which is extensive and may be farmed out) as well as cover the cost of the regular building department inspections as the work proceeds.  I bet some of these inspections are contracted out by the city to third parties where their is no department in house expertise for a particular item.

So who breaks ground first City Club or SHW ?

Is the Title issue rectified?

I would think that the deed transfer depended on City Club being able to close on financing.

Hopefully both will happen before Christmas. It would be a nice gift to the city, and all of us.

I’m just hoping it stays open as CVS is closing 900 stores (about 10%) over the next 3 years.

Probably three. The SHW tower will likely require two cranes.

Of course everyone on this forum is very happy that it's going to happen but I'm especially pleased as the look of this building is nothing like what we usually see in Cleveland. If the finished product is anything like the renderings we will have a really cool and colorful addition to the heart of downtown. Throw in a classically lit Centennial, Euclid Grand, Heinen's and Kimpton hotel and we might get 9th and Euclid looking as vibrant as it did 75 years ago. Throw in a hip outdoor cafe with colorful umbrella's and some great landscaping/trees onto that little plaza fronting PNC and we get more life. Here's to the future, may it be a lively one. 

And perhaps in a few years a City Club phase II on the Prospect side of the parking garage.

I could not agree more with this point. Selfishly, I have a lot of people coming in town for my wedding in august and they all will be staying at the kimpton next door. I hope to change a lot of opinions about cleveland that weekend, and two crains in the air hopefully won’t hurt.

Stores opened since 2015 should survive.  According to a CVS analyst, these 900 closures represent the delayed fallout from the CVS-Target Drug merger of six years ago.  CVS ended up with a lot of stores close together. This closure represents to a large degree on ending month-to-month leases and leases close to lapsing on redundant locations. Doing it six years ago would have been much more expensive.

yes, not to be greedy, but another city club at some point is a real possability. i believe there is a second city club planned or even u/c in detroit now.

 

and yes per the other new build city clubs you can see on their website it certainly will be colorful and youthful oriented. that is a very good option and look for downtown!

Imagine the savings in cash register receipt paper alone!  😜

rite aid or walgreens or somebody will probably hoover up some of those cvs sites.

City Club Apartments groundbreaking set

Among the new Sherwin-Williams (SHW) headquarters, Fairmount Properties’ Fairfax Market/Apartments and the City Club Apartments, where was the betting line on the City Club tower officially breaking ground first? If you bet the last to be the first , you’re a winner.

Fantastic news!

 

It'll be incredible to see one of the last Euclid Avenue missing gaps be filled in. This, plus SHW at the same time, will be total game-changers., especially considering these are both transforming some pretty nasty parking lots that have been around for a long time.

 

2022 is going to be a very exciting and fun year for construction Downtown. Plus add in all the other underway/future/potential developments. Let's keep the momentum going!!

City Club just officially confirmed the groundbreaking ceremony. I've updated the article (posted above) accordingly.

Someone just told me there's a sign in the parking garage next to where City Club will rise saying that the garage will be closed once construction starts. Can anyone swing by there and share a photo of it?

I would image them closing the garage during construction. This is so cool having to big construction projects going on at the same time down the street from each other.
