Why it’s the “leaning tower of Cleveland”!…lol.  But seriously, I think it’s an illusion due to the various stages of construction from the bottom to the top!

I think their commercial spaces are all fully leased now. And that's the only part of the leasing situation I was "concerned" about.

^ That must be a first. Usually the apartments rent fairly quickly while commercial is lagging (way lagging). Is that leasing an outlier or an indication that things are looking up for all those commercial spots downtown for tenants?

It’s an optical illusion created by the fact that CC is set back more than 668 and The City Club building, creating more sidewalk in front. That, coupled with the aerial perspective creates an illusion of misalignment.

I feel there is a dearth of quality retail space around that area and it is underserved in that regard so not surprising it would get eaten up. The amount of buildings on Euclid around there with little to no retail seems high. It's a very prominent intersection in the city with lots of activity and you have a grocery store and a CVS and that's pretty much it.

Awesaome - How about these 3 in the next 2 years - Nucleus ( Whatever Gilbert has planned )  and a

revised Magellan  and Sherwin Williams phase 2.

I'll settle for a dozen. Now that the transformation of Euclid is nearly completed, the next focus should be on the Prospect/Huron/Bolivar triangle between Ontario and E 14th. I have not heard much about Ballpark Village, but I assume that will still be happening.

In the first picture from @MayDay, it looks like a spire was added to the Lumen.  An illusion or real?

Agree.  Good posing.   BTW, I got my unit picked out, but I'm not telling you! 

I look at the City Club construction cam more than I would like to admit throughout the week.  It does look like they are working on level 23 today.  Is this a residential floor or the amenity level?

They are working on the 22nd floor, the last residential level. Next up is the rooftop amenity level, which should be in a couple days after they pour the 22nd slab and columns.

I went to the leasing office for a tour and some info. There will be some very small units in the building with the option of having a Murphy bed. I'm looking at one on the 7th floor which is supposed to be ready by early November. They said no promises though. They are also giving $100 off rent per month until the rooftop area is completed, as of course it will not be completed by the time new residents move in. I did not ask when they expect the very first residents to be in.

Forgot to mention, they didn't have square footage on the units, which I thought was odd, but they estimated the one I was looking at, at 450 square feet, with a price tag between $1,300-$1,400. Possibly highest dollars to square foot in town. Maybe Intro or Lumen is higher?

If by "in town" you mean downtown, then maybe. But there are microapartments in Little Italy and University Circle (and now even Cleveland Heights) with the same approximate rates. Actually, the new Medley building in Fairfax is planning to offer some microunits at nearly $4(!!!) per square foot.

Gee Wiz.  I thought one of the big reasons behind micro apartments is affordability.  You are sacrificing space for an affordable rent (although another reason is that you just don't need the space...just a place to sleep and shower and hang out when not working...your lifestyle is such that you won't be throwing large dinner parties).  

I gave a good look towards downtown when biking across Lorain Carnegie Bridge today and CC really fills a gap. If anyone has a good camera and some freetime on their hands, I'd recommend grabbing a pic from that angle (I don't think my cellphone would do its presence justice).

I suspect that the high rent per square foot at CC is highest for the smallest apartments and declines as space increases is because there are certain minimum costs (plumbing, appliances) that apply to apartments of all sizes, and cost increases per square foot decline as more space is added.

Totally true. At One University Circle, a 550 sq. ft. microapartment is about $2,000 a month while a 1,000 sq. ft. one bed is only about 2600.

 

But to get back to City Club--I would expect their units to sell like hotcakes. They're actually more affordable than a lot of the units right by the hospitals, and if you work at one of the hospitals, it's a easy commute by bike or Healthline, plus walkable access to the downtown nightlife, which is far superior to UC nightlife.

I imagine the “lounge view” portion of the tower would be at a discount, relative to the rest of the building.

The lowest priced unit in the building is a 3rd floor South facing unit for $1,250.

You must’ve been right behind us as we walked back from an early dinner in the Flats. That yellow McLaren was there and that matte black Ferrari was just turning down Euclid as we got towards the E9th junction.

I’m still reserving judgment until we see how well they utilize the setback, but The Beacon definitely has more of a “street presence” (despite being under a parking garage)

Dogtopia @ City Club Apartments submitted a design to the City Planning Commission for a 10' tall dog statue. It was approved.  This development is turning into a very whimsical construct. The close up shot of the dog appears to have an ear missing but the left ear is just flopped.
