Any updates on City Club? I heard some interesting stories tonight from the lead architect today about the developer...

Jonathon Holtzman acts as if he's bipolar -- calm and friendly in one communication, a raging fire the next. Were there any thoughts shared as to where he will build next? I hear he's focused on getting projects going in several other cities right now but may come back to Cleveland to build in University Circle afterwards.

I believe I posted this information previously in this or another thread.  I recall reading an article about 6 months ago which reported that City Club's longtime primary lender had bowed out and as a result a planned building which was ready to break ground (I believe in Detroit) was put on hold indefinitely.  Don't know the status as of now but I imagine it has still not broken ground.  The article indicated that CC was looking for a new lending source and was confident, but of course establishing such a relationship takes time.  Add to this the current tough financing environment in general, even for companies with a proven track record, and I cannot imagine we will see a rumored second CC building in Cleveland anytime soon.

True, They definitely have a lot going on add in the massive Downtown Cincinnati expansion that’s under construction too. I’ve been impressed with all the projects they have been able to work on simultaneously.

Y'all are fishing in the wrong pond. It was more an overall reluctance to ever want to work with the developer again on a project. Nothing for nor against building II. Especially since they haven't paid any fees yet.

That was the word BEFORE construction even started. Not cool that it's the case now as construction is wrapping up. Doesn't bode well for a follow-on project in the future.

Very interested to see how the interior is coming along. Because it sure looks like the exterior hasn't moved an inch in over a month.

Lovin  how the blue highlights of City Club add to the streetscape.  Yes, Cleveland can be colorful!

Are they further behind with their completion date?

 

@CleveFan The blue color you are seeing is just a protective plastic coating that is protecting the panels as they are installed

Yeah downtown had some traffic last nite.  Great to see too.  

Every restaurant was packed with waits. We flew in from Miami for the show as well. My buddy is a realtor and he said they are giving a lot of concessions because they are so far behind but aren’t doing much on the rent price side even though the amenities are the big selling point.

To be honest the exterior seems like supply chain. There's lower panels in sections not obstructed by balconies or bump-outs that are missing. I'd say each of these panels are a custom size and it's taking a while to get them.

^Yeah. If you look in the windows, you can see the apartment interiors are being fitted out at a good rate.

Drywallers move quick. You know a layoff is coming soon when the drywall starts going up. The relevant news is that they have to really hustle to get other areas of the building ready for them & keep them busy. Hopefully, the exterior cladding will be finished very soon.

Speaking as a former carpentry apprentice who sorta knows what he's talking about, but with a big enough grain of salt to give a full grown elephant high blood pressure.

Is leasing giving any specific reason for the delay in the exterior façade? They got a third of the way up, then stopped.

 

Is it a supply chain issue?

 

Issue with the carpenters?

 

Deficient design?

 

Anything?

I blame Biden.

Finally some visible exterior progress!  Appears that the first layer of the outer skin is almost finished! 🥳

Welp, pushed back yet again. This is four times now.
And as someone elduded to earlier upthread, I can confirm they are not happy one bit with Cleveland Construction.

Only part? Labor costs??

First residents are now slated to move in March 1st. The leasing agent said the rooms are coming along nicely. Says the problem has to do with constructing the front and lobby areas.

I feel bad for all that have plans to move here. That is a significant delay and hope that wherever your current lease is you can extend where your at

Thanks guys. In my case it's not a problem, but I can see where someone would be scrambling and would be furious. If people had moved in and decided they were going to push back when they were going to start paying rent month after month I'm sure City Club would be upset. 

 

The leasing agent is very polite. Poor guy. He has to make all these calls informing people YET AGAIN their lease is pushed back. 

 

Honestly at this point it feels like an elaborate practical joke. No one will ever actually move in and this building was made as a giant prank. I joke. **hopefully**

This is extremely typical these days. At my last job I'm not sure I recall a single building opening on time post pandemic, and we opened the equivalent of around 10,000 units in the last 2.5 years. Nothing is happening on schedule and as hard as people try, things happen. The challenge is wanting to prelease like you used to be able to, which obviously makes sense for making money, but no longer works as there's too much uncertainty on timing of everything.

 

It sucks, and I always feel bad for the sales/leasing teams as it always comes down to them breaking the bad news and having the tough conversations, but it has become par for the course for the industry.

@KJPany news on what's going on with the exterior? The interior seems to be moving along per the dumpsters on the timelapse, but the entire first/second floor and facade haven't been touched. Surely it isn't weather because (at least in Columbus) we've had some pretty mild, dare I say warm, days...

Haven't heard issues specific to this project, but most projects have had supply issues unless you're willing to pay more. This developer isn't one who would pay more. Weather has been pretty mild here too but it's going to be a return to reality starting next weekend.

I can't wait for the facade to be completed! I also wish 668 Euclid Ave could remedy it's side view that shows the bracing holding up the decorative cornice.  It just throws me off.

The darkest purple color throws me off @dave2017. Am I seeing the final color correctly on my smartphone screen? IMO its a bit dreary and absorbs all the other surrounding colors.

That is just a blue plastic covering that will eventually be peeled off. If it survives this nasty wind
