They might have been closed at a specific time. But i was able to walk in on East 9th street at 12:30pm

Almost done, not sure what's holding up the last two floors of cladding.

A little info I received. Apparently, the company performing the exterior ACM panels had been installing them upside down. Supposedly a couple panels had fallen off exposing the problem. The contractor was let go. The delay was from trying to find a panel installer willing to correct the issue and finish the job. Just passing along what I was told. Cant verify if it’s true or not.

If this is actually true, I wonder if this means they are going to have to go back and reinstall all the panels on the entire building. Obviously this could cost a fortune. If necessary, I imagine a lot of lawyers are going to be busy for a long time.

Just moved into the new space. Turns out the old management company was very difficult to work with and the investors pushed them out. New management takes over on the 1st. This helps explain the delays. 

 

Supposedly things will shape up very soon. The building will change its' name to "Skyline"

 

The rooftop amenities should open in the fall with the pool ready in May.

 

I'm always curious when l read that a paticular company is difficult to work with. Here you have a firm hired to lease apartments. They are working directly with the public. And they are so difficult to work with they have to be replaced. 

 

I understand there has to be some give and take in a litigious and complex society that is modern day America but still, if the idea is to lease out apartments shouldn't that be your first goal? Putting up roadblocks that protect the company and discourage leasing should come, at best second.

It is my hope to, one day, be able to walk down the south side of euclid Avenue.

It'd be nice if the city fined them for how long they've held up two public ROWs.

City Club Apts has new owner, Skyline 776 name

Faced with a difficult financial situation involving multiple development projects nationwide, City Club Apartments of Farmington Hills has sold its interest in the nearly completed 23-story mixed-use tower at 776 Euclid Ave. in Downtown Cleveland. The buyer was its primary financial backer, Detroit-based Finance Michigan. And, as a result of the change, the building will be rebranded as “Skyline 776.”

According to KJP’s article today, 7-30-24, the panels are OK, see paragraph from the article below!  My thanks to KJP for the great article explaining pretty much everything !

“A time-consuming feature was the decorative tiles on the building’s exterior. They were custom-made and took more time to deliver. The top two full floors of the building have a curving façade which adds further complexity to the manufacture of the decorative tiles. Dickson said rumors that some of the tiles were installed incorrectly are untrue.”

Just passing along something I was told. There’s a less than 0% chance a construction manager is going to admit to a mistake like that to the press. Only reputational harm to gain by doing that. Jon Small would likely immediately can anyone who would do that. Also, the Cleveland Construction guy stated “we’re making great progress”. If being a year behind schedule is great progress, well……

As of a few hours ago, Euclid Ave and the sidewalk in front of "Skyline 776" are open!

I’m out of town right now, but heard from someone downtown in this insane storm, that they saw a couple of panels fly off this building with one of them landing on a car.

We sure could've used superman a few days ago...

You can only see two of the sides on the construction cam, but it looks like some of the black insulation came off from the top floors. None of the finished metal panels.

FWIW, significant progress has been made in the week since new management on the interior common spaces and I hope, businesses coming soon. They're still advertising the same businesses as the prior management.

Maybe, but could also be that they had the goal of freeing up money to roll into their next investment. Quick sale of properties, even ones that aren't yet rent stabilized or even fully finished, does happen in the industry if the right deal presents itself. I worked on several where the developer was presented a deal that was worthwhile to take so they could invest elsewhere sooner and cash out of in progress work.

City Club is dealing with a project bankruptcy in Kansas City, a foreclosure in Chicago, as well as a forced sale in Detroit.  Their problems are not just in Cleveland.  I believe KJP covered this in neotrans.blog a week or so ago.

When you first walk into the lobby of the Skyline 776 tower, 776 Euclid Ave., you realize you’re not in your usual Downtown Cleveland apartment high-rise anymore. Of the 11 downtown apartment buildings of 20 stories or more that preceded it, each has varying degrees of luxury or lack of same. And most tried to either highlight the architectural era in which they were built, or simply present the most modern appearances possible.

Does anyone know if that big dog statue on the sidewalk is still part of the plans?

I really don’t like exposed ductwork as it seems very 90’s and outdated to me. Especially on new build. Other than that, the building looks good.

Last I heard from the leasing agent, yes.

A trigger warning for those with streetlight uniformity OCD. I see this building has introduced yet another, hitherto unseen, design to the downtown mix. They’re not bad though.

whoa that's a lot of troubles. looks like city club 2 is off the table unfortunately.

Has anyone heard or know when the remaining finished panelling will be completed?  It appears work has come to a halt and I remember someone stating the panels that were installed were done incorrectly
