Those panels were blown off in the storm in August that caused major power outages around town. Probably waiting for the insurance company to write and the supplier to make more -- and figure out how to install them more securely. But that's just a guess.

There were never metal panels on the top penthouse floors on any of the sides. What you see is how it's been for months.

OK. They must've lost some from other parts of the building because I got a building tour the day after the storm and the guide said they lost some panels.

The penthouse graphics pannels must be held up by creditors or still on the slow boat from China.  Picture from earlier KJP story,

Hit the ballgame with my brother last night and stopped for a pic with downtown’s newest resident, Scruffy.

The couple that took the pic for us laughed when I asked and said they did the same thing to someone earlier. So it’s definitely becoming an attraction

For some reason, the dogs ears look much better than previous photos!  I like it much better now!  In fact “Scruffy” looks great! 👍

This photograph is great showing the new lampposts this development installed.  I wonder why they were allowed to change the style and is this something planned for the rest along Euclid Ave.

as long as they work I’m happy - Cleveland seems to have an inordinate amount of street lights out across the city.

Does anybody know if the construction camera is stuck or has been shut off?  Last photo was 10-11-24!  Would also like to know why the exterior is taking so long to finish!  The building looks great so far as what they have finished, but would love to see some more progress on the outside!

This is for residents only. So good news the clubhouse is opening this week! It will be nice.

However, some unfortunate news.

 

You all may have heard me for a very long time talk about how I have a tiny 400 square foot unit where a murphy bed was going to be installed with it. Time and time again I was promised a murphy bed. I have since moved in and was told even after move in a murphy bed was on the way. Now they say there will be no murphy bed. This was THE reason I chose to live in the building with rents at over $3 per square foot. It made it affordable for me. Now it's not happening. It's even in writing via an email. It's just not in the lease because I trusted them. What makes it worse is TO THIS DAY they advertise a very specific 7 foot sofa chaise lounge murhpy bed with built in shelving. That's a $7K item when installed. I know this is off topic, but if anyone has any advice for me please let me know in DMs.  And please do not rent from these people.

 

There is an open house on Friday night. I'm going to attend and have a word with prospective tenants.

At the topping-off ceremony for Stokes West/Skyline on Stokes yesterday, I spoke with the owner who also bought Skyline 776. Among the things we discussed were the exterior panels near the top of the building. He said it was due to a supplier issue and that we probably won't see the remaining panels installed for at least a month.

Again, they went cheap. This is a cheap development dressed up to look like high-end. The IKEA-grade kitchens confirm that. Looks like a European nightmare

You should be entitled to a rent reimbursement since the day you moved in and an ability to cancel the lease without penalty. I would raise hell.

Thank you for the kind words.

 

They have offered to cancel my lease without penalty and $150 off per month for the next 9 months, but that's it. It's not CLOSE to the value of what I signed up for. No offer for rent reimbursement since I moved in. 

 

Thing is, I don't want to cancel my lease. I just moved all my stuff in. Moving is a nightmare. Just make it right and do what you promised. Good God, how hard is that? These people. 

 

Don't know if I have a legal case, even with a written agreement via email,  but I'm heading to the Justice Center tomorrow to put rent in escrow until there's a hearing. I will keep everybody posted.

 

Also, looks like Dogtopia is open. I see employees in there.

I have faith corporate America will do the right thing here. Wait...what??

I am concerned how long it is taking for the building's metal cladding to be complete. With the sidewalks open and how they staged the metal panels on them it will be interesting to see the process continue.  Does anyone know the status for install to start again? Did the building's sale include the building's completion?

Look upthread. @KJP said he spoke with the owner and there is a delay on the paneling from the supplier I believe

Turns out the supplier went bankrupt! Probably waited for the owner of City Club Apartment to pay their bills.

For what it's worth they restarted work a couple weeks ago on the Western facade where the construction elevator was. I don't know if they have the colored panels for the penthouse floors yet but they have been installing the regular panels on lower floors. It'll be great to see this completely finished.

I'm no construction materials expert, but doesn't that orange/yellow siding material have a fairly short time span where it can be exposed to the sunlight/elements before it starts to degrade?

Cladding aside, how is leasing coming along at the Skyline? Any feedback from anyone that lives there.

There's currently 81 vacant units out of a total of 304 = ~74% leased

I live there and it sure doesn't feel like it's 74 percent leased. 

 

The employees that are there are truly great people, but the management company still sucks. They still don't have 24 security. A homeless person got in the building and damaged the TV in the theater room about a month ago. It still hasn't been replaced. All of it is just completely unacceptable for rent they're charging. 

 

Also, virtually no progress on the restaurants/bars.

 

Of course I'm still bitter about the murphy bed situation. My rent is going in escrow and there's a housing court hearing set for Tuesday.

This entire project seems to be such a major disaster.

Given all of the above I wonder if anybody will show up on behalf of management.  Keep us informed.

Hope you prevail and it ends up working out well. I am sure the others appreciate your trailblazing efforts holding them to deliver what was promised.

Just had mediation about the murphy bed and their lawyer stressed several times they will not be installing a murphy bed. Of course, we did not come to an agreement. The next step is a hearing before a magistrate. It's not scheduled yet. 

 

Their argument is that it's not in the lease. By the way, the murphy bed is STILL on their web site for my floor plan. And I have email correspondence from the leasing agent speaking about the murphy bed. I have no idea if I have a case, but I'm definitely moving forward with this.

Seems like you should have a case. You have the e-mails, so you have it in writing. I would also download or capture the webpage showing the murphy bed. At the very least, it is false advertising. What a terrible way for the management company to get off on the wrong foot with the tenants. I'm no lawyer, but what is right is generally what a reasonable person would ascertain based on the information provided.

Take screenshots of this ASAP and note the dates for all of it.  They could change that at any time and then half your proof disappears.  Good for you.  At this point, it feels like they're going to be more out of pocket not installing the Murphy bed. Unless they think they'd have trouble leasing the apartment after you if it was installed, I cannot see the logic of this.  but a lot of things businesses do confuses me.  YMMV

I'm not a lawyer, but have had some experiences of my own with issues like this.  If you try to break the lease and they hold you to it, you can sue them under the Ohio consumer practices laws--since they are advertising the murphy beds on the website.

They have offered to allow me to break the lease and have also offered $150 off rent per month for the remainder of the lease. To me, that's entirely unacceptable. Breaking the lease after having moved in is such a pain. The cost, time, and headache of moving, ugh. And the type of sofa / murphy bed they are advertising on their website is around $8K with installation costs. It's not like this is some budget item.

 

My lawyer says he's not sure the judge is going to force them to put in the sofa / murphy bed, but he mentioned taking them to small claims for breach of contract, which is a $6K max award. At this point it's about the principle of not screwing over the little guy, so I will go through with it. By the way, the leasing agent who I had been working with from the beginning left the company. He said they were an absolute nightmare to work for. Go figure.
