So the next part of the Skyline 776 small claims case over the murphy bed situation is that I just got sent a check in the mail for $2,670 from housing court for "rent release" This is slightly more than two months worth of rent. I had put the last 3 months into escrow with housing court. 

 

There was no letter or explanation at all. Just a check. Anybody have any idea if this is normal or what this might mean? I know the cyber attack has municipal courts shut down, but this is strange. 

 

I don't know if this is a partial award as I asked for the max of $6,000 or if I lost and they expect me to pay Skyline. I have no idea how this works.

 

As far as building updates....a sauna was just installed next to the gym, which seems nice if you're into saunas. Not for me.

 

The tv's still do not work in the gym and there seems to be no progress on the coffee shop / wine bar. 

 

Also there is a lighting problem in my apartment in which may have something do with with wiring. Other apartments have the same problem. The maintenance guy can't figure out what is wrong. It's not as simple as changing a light bulb. There is no timeframe for when they might have it fixed. 

 

No announcements on the when the rooftop might be finished. About 11 weeks until Memorial Day.....

Congrats, in part?  I would follow up with clerks office and/or the Bailiff's office for the housing court judge.  Government always assume everyone understands their vocabulary.  They should have to explain the process and the judgement made under your docket #. https://www.clevelandhousingcourt.org/contact-us

I've called housing court. No one picked up so I left a message, but no response yet. 

 

I did notice some new equipment near the coffee bar yesterday. I wish I knew more. It would be nice if they gave regular updates to residents about the retail spaces and pool area. If I hear or see anything, I'll post it.

In the criminal/civil courts normally there is a judgement entered on the online docket.  Have you checked there?

I haven't. I will check to see if the site is up. I think it was affected by the cyber attack. Thanks!

Update on goings on in the building.....

 

The outdoor rooftop has work being done, but with the amount needed to go, I'd be shocked if the pool is open for Memorial Day. Remember, I was told it would be open for Memorial Day 2024.

 

The theater room does now have a working tv set back up after a homeless man came into the building and ripped it down. However, the sound system in the theater room is not working, so it's kind of worthless until then.

 

There is still not 24 hour security. There's very often no one at the front desk, especially at night.

 

The gym does not have working tv's yet.

 

There seems to be no progress on the restaurant, speakeasy, coffee shop/wine bar.

 

I was just recently awarded $2,670 from housing court for the Murphy bed fiasco. It's not nearly enough, in my opinion, but at this point it was about validation for me. 

 

Yes I'm still bitter, but if they can get the pool area looking like the renderings and up and running by Memorial Day, it will go a long way in improving the quality of life at the building. I will keep people updated.

I wonder if they couldn't complete the rooftop amenity work because of equipment there for the very late install of the upper floors facade panels.  Although it sounds like other major items are lagging as well.

Even Alph and Ralph the Green Acres Monroe Brothers, famous for their never ending remodel of the Douglas' bedroom, would have finished Skyline 776 construction by now.

Only 39 of the 304 units are still available, meaning the property is over 87% leased, according to their website.

It all looks real to me. I don't believe there is an AI involved in that video. But that's not saying much. It looks nice on the surface, but the building is still a joke. If you read the comments in the video, there are many complaints from residents. Deservedly so.

 

There was just some sort of water leak and the the entire lobby area has had fans running non stop for 3 days to dry it out. 

 

There is still rarely security at night. Other buildings manage. I have friends in the Lumen and Flats at East Bank. There is always late night security there. 

 

They claim the pool will be ready by June. It was supposed to be ready in May 2024. The tv in the "theater" room is so small, it makes the entire concept worthless. I've literally not seen one person use it. Not to mention the speakers aren't hooked up.

 

The tv's in the gym don't work so I can't watch the ballgame during a workout. 

 

No progress on the restaurants, bars, etc. 

 

I would highly recommend avoiding living in this building.

Cleveland really doesn't have the luxury of falling short on amenities like this. I feel like building such as skyline tend to appeal to wealthier Americans moving from places like NYC or San Francisco as well as NEO suburbanites looking for city living.

Definitely sad to see (and read) all the "issues" with this building and how it's being run.  It seems like there are changes that could be made to "fix" things.  Hopefully they can turn things around before they get too much of a bad reputation!!

I think the biggest worry is what happens when everyone's lease is up. Will their reputation be so bad that they can't retain residents and in turn not be able to attract new residents due to that bad reputation. Now you have a new building that sits half empty, which is a bad look.

That’s when we get some affordable housing there lol. From all accounts, The Luckman is a terrible place to live, but it rents because it’s relatively affordable, for example. I mean, I hope this building doesn’t become that. But it won’t sit empty, or half empty.

Far worse "luxury" buildings have 90+% occupancy. This one will be fine even if the walls are missing vertical cots.

This was kind of what I was thinking. Occupancy is so high in general, that it seems like the worst case scenario is they have to cut all their rents. That could really screw over the developer, but it won't necessarily be bad for the city. And any other developers who are looking at the building as a case study hopefully won't be dissuaded by the lower rents because the building's issues are so widely known at this point.

Well if they are searching for an apartment to rent in this market and are putting any level of effort toward looking for a luxurious apartment, they wouldn't have a hard time. There's plenty of other apartment buildings built in the last 10 years that can meet demand from those types.

From today (sorry for the car window reflections). I'd say the tiling on top looks better in person. I'm pretty happy with how it turned out.

Happy to report there does seem to be progress on the rooftop. The tv's work up there now. Still not in the gym. Unfortunately, they did not subscribe to the DirecTV tier that offers Tribe games, but at least they have working TVs. There is ice and working refrigerator.

 

The most encouraging sign is there is water in the pool and hot tub. It's a total shell, and the flooring outdoors, daybeds, and cabanas are nowhere near done. It looks like a construction zone. However, water the in pool is a very encouraging sign. 

 

They are also advertising a coffee event at Cafe Tartine, the coffee shop, tomorrow, for residents. I don't really understand as there is no coffee equipment in there, but maybe they're bringing some in tomorrow?

What a disaster. I wonder how you spend 98% of 100 million dollars and then don't finish these fine details?

 

I guess they decided to get the building open and stabilized with rental income to use to finish the coffee bar and pool common areas.

 

Typically a developer would give a retail tenant, such as a restaurant a tenant improvement budget so they could fit out their space, so, perhaps once the other communal areas for residents are complete they will raise the cash needed for that type of T.I. allowance and market the space to potential restaurateurs.

I'm glad that the panels are blue instead of purple like in the original renderings.

Any progress on the restaurant or speakeasy? They should be bringing in all the help they need to get that done especially with nicer weather here and that two-tiered patio just sitting there unused

With the same owners/ developers I’ve been keeping an eye on the Cincinnati project for delays or cut corners considering what’s happened in Cleveland and from what I’ve seen and been told everything looks really good at “Sky Central”. Definitely odd that the Cleveland new construction building has had so many issues. Assuming partly because the 2 had very different financial structures and obviously management teams? I’m not understanding why they are struggling to put finishing touches on 776. I do know city club had some financial issues before selling them if I’m not mistaken.

Some people are angry night and day. The point of the post was because the buildings are under the same ownership and under construction at the same time. I’d assumed corners would also be cut in Cincy too but that’s not the case so things most likely would be looking up in Cleveland eventually too. My gosh chill. People compare projects in cities all the time especially if it’s the same developer, it can give a lot of clues. Considering where Cincy is at I think Cleveland will be finished just fine.

Not that I'm aware of. I don't see people coming in or out of the restaurant space, but I guess it's possible. 

New construction versus a renovation of a well built historical building is not the same at all to me. 

Spoke to the owner of the restaurant, bar, coffee shop in the building and they are just as frustrated as I am. Looks like the small coffee shop / wine bar will be open soon. They are waiting on an equipment shipment. There is frustration about not being able to have any street level signage due to the scaffolding in the front of the building.

The restaurant and speakeasy aren't slated to open until at least the end of the year.

They do still intend to have a bartender on the rooftop selling drinks during weekend afternoons in the summer.
