Awesome... a 23 story building on this site is going to look amazing. Ā I wonder what height that might be for a residential building? Ā For comparison, One University Circle is 20 floors and 235 feet tall. Ā The Ernst and Young Tower (keeping in mind office buildingsĀ have different floor heights) is 21 floors and 330 feet tall. Ā The City Club Building next door is 14 stories, and the 668 Apartments I think are only 8 stories. Ā So this could really stand out. Ā Just imagine!!

At 23 stories and 264 feet, something similar to Skyhouse Raleigh would work just fine by me.

Thats my vote ^ ... that would be amazing to see. Ā Especially since my apartment looks right at this hole ?Ā  Ā I will give up part of my lake view for something to be built there.

I doubt if anyone would concede to giving up that parking lot but that's what happens in the most successful cities - few Ā surface lots in central cities.

Downtown. But there's just a ton of stuff planned for the Euclid Corridor (and a couple of blocks either side of it) from downtown to UC.

New construction permits have been filed for a 23 story building!

Don't get too excited. It's still gotta go through the planning commission and a few more steps, but progress is being made and we'll hopefully get some renderings soon enough. Only other notable info mentioned in the permit is that the architect is Vocon.

Two story retail is very interesting.Ā  That would lead me to believe that they might have a retailer lined up. I doubt they'd forego apartment space for speculative retail but we shall see.Ā 

If the averageĀ floor height is the same as the Lumen, this project will have a final height of 270ft. Not bad.

Wow, between SW yesterday at City Club today, the Roaring Twenties are off to a great start for Cleveland.

As significant as the SW news is (it's a Fortune 500 company recommitting to Cleveland!), I hope this doesn't get lost in the shuffle.Ā  After almost a decade of office-to-residential conversions, we finally saw new builds in the Beacon and Lumen the last few years.Ā  The latter are interesting because it costs far more to build residential from scratch than it does to renovate an existing structure.Ā  Does this mean Cleveland rents per square foot are finally getting to the point where new residential towers can be financed on a semi-regular basis?Ā  If so, that's incredible news.

I was thinking about that news today too. Investors from around the country are becoming aware of this. Local developers are increasingly able to tap thisĀ out-of-state equity to make residential projects happen here. Rents aren't there for office developments yet, however, and subsidies aren't as available for office projects as they are for housing. The exception is if office development repurposes an existing building or if there's a dominant anchor tenant that commits to filling all of the building and is willing to pay Trophy Class rates to get Trophy Class amenities. But it's great to see the housing rates reach a level where this residential development is possible.
