October 6, 20204 yr The ONLY problem I have with the project is that it is not flush with the front of the 668 building. I guess the architect preferred a cut out on Euclid for drop-offs/pick-ups and maybe some extensive streetscaping and that is a plus but still, I think it would have fit that stretch of Euclid better if there was a more uniform depth building by building.

It's certainly possible that the pandemic is causing companies to be far less productive by not having all their people in the same place together. Last week I asked someone at Cleveland Construction if there was a groundbreaking date yet for City Club Apartments and they said the subcontracting still was not done yet. I get delays to a point as we head into our 9th month of remote work. then a mid November ground breaking shouldn’t have been provided in late August factoring in the “remote work delay” line being used in mid November because there’s no ground breaking. but it’s real estate and real estate folks are full of unrealistic, to be nice, “puffery.” not worried about this project as it’s a believable “all the subs aren’t lined up” status update. Unless it has nothing to do with remote or subs...hope not. as far as full time office work again, emails are sent cubicle to cubicle anyway and in house meetings etc can be scheduled so the at homes can plan. As my personal examples, this summer I couldn't find outdoor stair stringers (the things the steps attach to) outside of the menards in Avon. Everyone else was completely out of stock in greater Cleveland for the size I needed. Finish trim has nearly doubled in price with sporadic outages. I could imagine a large new construction project may wait a few more weeks until prices stabilize a bit lower before lining up contracts.

I ironically learned how to lay out stair stringers at carpenter school this week. I also learned that supply issues are slowing things down. We even had to reuse some very beat up wood at school, which we typically do, but not for final projects. Much of what we were doing for our projects was being changed on the run to adapt to the size of our smallest material, in order to effectively reuse as much as possible. December 5, 20204 yr Author That permit may be for the foundation. The part of the building with the dog daycare is only one level (not including the dog run on the roof of it). The floor plates above the 2nd floor to the 23rd don't change and each are about 9,000-10,000 SF. The dog daycare structure doesn't need a deep concrete pad foundation. January 4, 20214 yr According to Construction Journal, they're planning for a first quarter groundbreaking and have an estimated cost of $100 million. I never really liked the Beacon or the Lumen, but I am in love with this project, inside and out. Rarely does a new building have a level of ornamentation and extravagance comparable to the historic structures downtown, but this definitely gets close. I've never seen anything else quite like it.

January 4, 20214 yr This is very on brand for City Club. While I don't hate it, I would never design something in this style. In 5 years this WILL be incredibly dated feeling. This maximalist trend is already starting to fade out after only being "in" for a couple years. I'm concerned that their entire brand looks like this and will need extensive reworking in order to update when the time comes much quicker than the typical lifespan of these kinds of finishes. With that said, if they have that built in to their financial model and are okay with needing to change things fairly regularly, that's fine. Some color and quirk is needed in Cleveland downtown.

I'd first like to see the part of town immediately south of Euclid (i.e. in and around the CSU Wolstein Center) densify first before any change to the CSU lawns, but this risks getting way off topic. Can't wait to see some North African chic take root in grey and dreary Cleveland. Will be a welcome lift in spirits! January 15, 20214 yr I don't mind color but something I thought about the first time I saw the building design was the longevity of the pattern at the top. Is it removable/interchangeable panels or is it semi-permanent that will it be faded out in 6 years and how will that look? Its not a metal where we know it will develop an attractive patina over the years. Just a thought.
