If 75 Public Square, 55 Public Square and the Rock all get their own threads, then shouldn't 45 Erieview? A $100+ million project is nothing to sneeze at. And now it's got its financing....

Champagne was flowing in the lobby of 45 Erieview as Ohio Department of Development officials announced the winner of one of the state’s largest historic tax credits — a 38-year-old office building to be converted mostly into high-end housing. The $5 million tax credit may round out the $102 million project’s financing, allowing its sale and redevelopment to move forward.

45 Erieview sale, financing closes

A zombie is about to be slayed thanks to a property transfer and a development partnership that got good news this week. That zombie is 45 Erieview, the former Ohio Bell headquarters in downtown Cleveland at the southeast corner of East 9th Street and Lakeside Avenue. The 1983-built, 16-story office building has sat empty since AT&T moved out its remaining offices in 2019.

That's a large chunk of vacant office space coming off the numbers now. Will that help with any lenders looking at financing new build office space downtown? Say, some spin-off SW projects? 

 

This will also go a large way to livening off a dead corner of downtown. Especially with the Erieview Tower redevelopment, and all the new apartments/townhouses in the old Avenue area. Time for a few new retail options over there now!

@KJPGreat article as always, thanks.  What kind of museum is slated for the Centennial?  Also, from your article, I thought this was funny:

I get the logic to be able to seek historic tax credits, but especially given the destruction of the area that is "Erieview" including the cinema and all the old buildings during "slum clearance", there is little "historic" about this "historic district".

I don't think so because 45 Erieview wasn't class A and anything being built would be class A.  What matters is class A vacancy declining for a new office building.

Heating Up: 3 big downtown reno projects to start

This summer, renovations to a trio of large, former office buildings in downtown Cleveland are due to get underway that will convert their combined 2+ million square feet into mixed uses that will add 1,671 housing units, Class A office and co-working spaces, plus unique restaurant, retail and residential amenities. Total investment is projected to be $687 million for all three projects — The Centennial, 45 Erieview and The Rockefeller Building.

I just drove by the building headed to game one of the Guardians doubleheader. There was definitely a ceremonial groundbreaking going on at the entrance of the building.

Yep, they held to their timetable that I'd published last month. It's going to be amazing project. I'll post some pictures from the event.

I did a Twitter string of photo postings of new projects around town. The last was from the ceremony today...

The roof on 45 looks like it could really be a tremendous asset...it also scares me seeing people up there lol.

 

I seem to remember having some fairly recent Cleveland Bar conferences in that building. Or maybe I'm mistaking for another building. Has it been vacant long? 

I am excited about this project. I hope they fill up fast.

BUT,  the floor plates of this building make for a difficult conversion. 

Won't most of these 300+ units be in the center of the building and

end up with no windows.  This could be  a test for the future ( if it happens )

make for a difficult conversation.  Would anybody here want an apartment

with no windows

I have been wondering about that also.  It seems like the apartments in that part of the building would have to be shaped like pie slices to give them all windows.

^ There’s a thread somewhere on here from a few months ago that has the floorplans. They are absolutely terrible.

I was hoping this building could have remained as commercial.  A shame there were no takers.

commercial or not, those views are spectacular, especially for the air show that would be a hot ticket place if its public.

The building's existing floor plans are terrible. It's an extremely confusing building.

(I got banned from clecom and all of its sister sites for commenting that an article really should have been called that LOL).

Even a paid KJP “puff piece” is still pretty interesting! 

 

I’m really excited that this project is moving forward..This part of the city really needs this resident infusion - and there should soon be a little additional energy around this building when you factor in a few hundred folks living there. 
 

Looking forward to seeing the apartments when they’re finished - they may just be among the most unique in Northeast Ohio. 

All sounds great. I have to say the very much maligned exterior of the Fed building actually looks pretty darn cool from this view!

All these renovations downtown I love it! We're going to have 30k people living downtown in no time! It will do wonders for keeping the streets alive now that we can't fully rely on office worker traffic to do that. 

And it should be noted that we have world class signage up! 

That's great news BUT didn't work start in July ( as per Neotrans upthread  7/13/22 article ) OR

was that just a formal groundbreaking.

July was just a formal groundbreaking. Interior demo has been going on for sometime now. Took a while to receive the construction permits from the city. That was the holdup

That's where the rooftop pool is going in. Took the DCA on a tour last week. More than happy to take another group next week if anyone would like to join 

The views at sunset from that pool will make it the best hang in the city.

Ram Construction is actively cleaning the outside of the building. You can see how clean the far east side of the building is, compared with the rest. Also, model units are completed and furniture will be going in shortly. Pre-leasing starts at the end of August. If anyone would like a tour soon, please let me know

That’s gonna be the best rooftop in the city. That sweeping, million dollar north western view….

Not to mention the views from those apartments!  

Great amenities and great views for affordable housing. What a great project.
