February 3, 20223 yr That's a large chunk of vacant office space coming off the numbers now. Will that help with any lenders looking at financing new build office space downtown? Say, some spin-off SW projects? This will also go a large way to livening off a dead corner of downtown. Especially with the Erieview Tower redevelopment, and all the new apartments/townhouses in the old Avenue area. Time for a few new retail options over there now!

Also, from your article, I thought this was funny: "The 45 Erieview property is in the Erieview Historic District, as declared one year ago by the U.S. Department of the Interior. The historic district is bounded by Lakeside and Chester avenues plus East 9th and East 12th Streets." I get the logic to be able to seek historic tax credits, but especially given the destruction of the area that is "Erieview" including the cinema and all the old buildings during "slum clearance", there is little "historic" about this "historic district".

I don't think so because 45 Erieview wasn't class A and anything being built would be class A. What matters is class A vacancy declining for a new office building.

Won't most of these 300+ units be in the center of the building and end up with no windows. This could be a test for the future ( if it happens ) Justice Center conversion from offices to residential. The floor at the JC make for a difficult conversation. Would anybody here want an apartment with no windows

I’m really excited that this project is moving forward..This part of the city really needs this resident infusion - and there should soon be a little additional energy around this building when you factor in a few hundred folks living there. Looking forward to seeing the apartments when they’re finished - they may just be among the most unique in Northeast Ohio.

July 14, 20231 yr Ram Construction is actively cleaning the outside of the building. You can see how clean the far east side of the building is, compared with the rest. Also, model units are completed and furniture will be going in shortly. Pre-leasing starts at the end of August. If anyone would like a tour soon, please let me know
