Covington approves debt to buy, prep former IRS site for development

 

The Covington Board of Commissioners authorized the city to borrow the money needed to purchase 23 acres near the Ohio River.

Does anyone have any info on the garage/bar conversion happening at the corner of 5th and Main in Covington? It looks interesting but I can’t find any info.

It's called the "Standard Covington" they have social media pages set up. They paused the opening with covid ongoing but we're planning to open up soon.

There's an article about the Standard opening now, I like what they've done with the place and that they included the old owner in the remodel. It's obviously not a good time to open anything, but at least this bar/restaurant is focused on the outdoors.

Got the chance to walk around Covington for the first time in awhile yesterday.  The brewery rehab into the new County building turned out well.  I thought the form of Duveneck Square phase 1 was good.  They will need to mix up the height, style or colors for phase 2 to avoid monotony over a large area however. (Something that naturally could have avoided by keeping some to the historic buildings.) (Perhaps go a story taller at corner of Washington and 7th facing the little square to add variety for next phase?)

The new Kenton County building has an ugly addition and I don't like the weird stripes painted on the outside, but it's great on the interior. They did a great job keeping some old pieces of the brewery intact, including a giant grain funnel/silo structure right above the DMV. 

 

I'm biased having grown up here, but Covington has really turned around in an amazing way. Even 6 or 7 years ago all the action was either in Mainstrasse or Roebling Point, but the area around 7th and Madison including Duveneck square has been really impressive. Between all the locally owned shops on Pike, big anchors like Hotel Covington and Braxton Brewery and the the new big residential projects it's been really incredible. Duveneck Phase two was originally going to keep some historic buildings along Pike but a piece of cornice fell off and hit a woman so they tore those buildings down.

DBL Law starts construction on $11 million Covington headquarters

 

Construction has started on the renovation of a historical building in downtown Covington that will become the headquarters of one of Greater Cincinnati’s largest law firms.

What a dramatic change replacing two parking spaces on the street side with some trees plus landscaping would do.

...or cover/enclose all the parking & have a nice outdoor terrace off the new addition while maintaining the street wall at the sidewalk.

Earth moving has been progressing on this site, but this is the first time I've seen a rendering of the final product. The upper buildings should have great views, but I'm not sure the lower building will see anything down in the gulch between Dixie Highway and the cut-in-the-hill. Between this, The Views, and Park Pointe there are nearly 500 apartments plus 70 single family homes all going in the small Lewisburg neighborhood of Covington. Unfortunately due to the extreme topography and auto-oriented design I'm not sure this will do anything to spur retail/restaurant or any other development on that section of Dixie Highway, but I hope at least a few more places pop up around Herb and Thelma's because I love that little curvy section of town.

That's a nice looking building and with Braxton and other businesses in the area this intersection is becoming a real hub of activity for Covington. At the rate their growing maybe Gravity Diagnostics can just take over this whole office space, especially if they make the move to go public and keep expanding their testing base.

It looks like an outlet mall.

I've never seen a four story outlet mall.

If you click around they also show a site plan for the current design. Not sure it's changed too much from it's original design, though more existing buildings got demolished so it's bigger than the first iteration.

There's a proposal to redo the old Kenton County jail into multi family housing from Al Neyer. They're looking for more city assisted funding right now. It was supposed to be on the agenda for the city council meeting last night.

Sure would be nice if these developers could design something with at least an ounce of inspiration. But here we are.

I hear you, but this is a huge improvement over what's there. At least it's forward momentum.

The renderings don't show the streetscape super clearly, but it appears that the retail is on the North side which faces the bizzare Roebling entry ramps. I think the restaurants/retail should face Park Place to play off the already bustling outdoor eating at Smoke Justis, Keystone and to face Eishaus and Molly Malones. On a related note, Park Place should get the Court street/Freedom Way treatment with larger sidewalks/streeteries. The diagonal parking is convenient and I'm sure the business don't want it to go away, and the Southbank Shuttle will continue to stop on that street, but a study needs to be done about how much of this overly wide ROW can be given over to pedestrians and outdoor dining.

True, but it feels like I've been saying that for years. These developers still seem to only be interested in the profitability of a project over any kind of architectural context or character.

If this was a new build, I would agree. I'm sure there are plenty of design challenges, which are in the end financial challenges, to overcome in converting this from a jail.

After enjoying a burger at Covington's The Standard recently, I walked over to 6th and Bakewell Streets to check out the new John R. Green Lofts being built there. A few weeks later, I toured it and experienced the awesome rooftop deck with its spectacular panoramic view that includes the Cincinnati skyline in center frame. 

 

Though only phase one is finished and currently renting, there will be a total of 178 apartments, seven of which will be townhouses, once everything's finished. Phase two is scheduled to be move-in ready in mid-June, and phase three will be ready in September.

Covington to celebrate grand opening of $6.5M riverfront recreation project

 

The city of Covington will hold a grand opening for Covington Plaza, a public space that connects the city to the riverfront and a network of regional trails.

 

The dedication, to be held 6-9 p.m. June 18, marks completion of a $6.5 million project stretching from the foot of Greenup Street to the foot of Madison Avenue along the riverfront. The area features two hiking and biking trails, two overlooks, canoe and kayak access, and a 1,350-seat amphitheater and event area.

 

In addition to remarks from city officials, the event will include food and drink vendors, live music from the UltraSonics and activities for children.

Former pickle factory gets new life as Covington hotel

 

New short-term rentals have opened on the top floor of a nearly 150-year-old former pickle factory in Covington.

 

The building, built in 1873, has finished renovations and opened June 21 as the Pickle Factory Boutique Hotel, located at the intersection of Tobacco and Electric alleys, between Scott Boulevard and Madison Avenue.

This looks really good. It makes me wonder if, in the long term, the Hamilton County Jail could be completely stripped down, re-clad, and converted to another use.

The biggest challenge I'd see with Hamilton County's is that they're deep floor plates and by having an inside corner on each tower, there's a ton of square footage away from light and air. Would make for some odd units but not insurmountable.

Yeah, I was thinking that county office space might be a better use for the building. If a new jail were built elsewhere, they could renovate the current jail into office/courthouse space and relocate some of the functions that are currently housed in 800 Broadway (a.k.a. the Cincinnati Times-Star Building) there. Then, the county could partner with the Port Authority or another developer to give the Times-Star Building the restoration/renovation it deserves and turn it into apartments or condos.

A longtime nonprofit organization in Covington has wrapped up construction on a nearly $5.8 million expansion.

 

The Victorian at Riverside, formerly known as the Covington Ladies Home, has completed construction of an expansion of its facility at 702 Garrard St. in historic Covington. The expansion more than doubled the size of the Victorian at Riverside.

 

Carrie VanDerzee, chief executive officer of the Victorian at Riverside, said every decision for the expansion was made with residents in mind. For example, the landscaping that is being planted is placed 10 feet in front of the windows so the residents will be able to enjoy them from their rooms.

Arches were cool, but i am willing to trade that for new life and activity at this building and surrounding area. I wish the empty lot to the east of Molly Malones would be developed next.
