Construction begins on multimillion-dollar center with focus on jobs

Construction began Wednesday on a $2 million education center in Covington that will focus on employment services, pre-vocational skills and career exploration classes for people served by the Point/Arc of Northern Kentucky and Greater Cincinnati.

 

The three-story Dr. Anthony and Geraldine Zembrodt Education Center will encompass 9,000 square feet behind the Point/Arc office at 104 W. Pike St.

 

Expected to open in spring 2019, the center will increase the number of people served and enable the organization to hold educational and social activities as well as employment services under one roof, said Judi Gerding, founder and president of the Point/Arc.

The building with condominiums on top in Covington is being converted entirely to residential (I didn't realize there was office below the condos, I always assumed that was part of the hotel). This will add a lot of apartments to that area of downtown Covington, next Covington needs to continue working on their Riverfront Commons project because Smale is making their side look bad.

Corporex looking to convert riverfront office tower to apartments

Corporex Cos. LLC is looking at converting Madison Place in Covington into 179 apartments.

 

CPX Madison Place Office LLC, an affiliate of Covington-based Corporex, received approval from the city’s board of adjustments to convert 290,000 square feet of class A office space into residential units.

 

Officials with Corporex did not return multiple calls for comment.

Though I'm happy to hear that as that entire complex needs much more life, I really do wish changes were being made to the exterior. The entire complex is...ugly. Not in a garish, in-your-face kind of way, but it's just not a flattering series of forms, textures, details, colors, etc. This building being one of the weirdest. The way the penthouses sit on top has always looked really uncomfortable to me.

 

But that's enough negativity, more people right across the Roebling is good for both cities. Hopefully they can bring more people into future developments and whatever happens with the IRS building site.

Everything from the 90s built on Covington's riverfront has the same color scheme and materials.  None of it has aged well. 

 

The reconfiguration of FWW shut off the spigot for the Covington riverfront.  Previously, an off-ramp from I-71 and Columbia parkway led directly to the suspension bridge, which put commuters right in those buildings.  Like zero traffic signals, maybe two stop signs.  Now someone existing from I-71 or Columbia Parkway has 4-5 traffic signals before getting to the bridge. 

I remember it was really easy to accidentally wind up on it and over in KY straight off of 71.

Yeah, the elevated Central Artery in Boston was like that -- lose concentration for a moment and you ended up in East Boston.  Either the tunnel or the damn Tobin Bridge.  The whole challenge with I-93N was staying...on this side of the harbor.

MainStrasse parking garage opens as construction continues

About 100 new parking spots are now available to the public in Covington’s MainStrasse neighborhood as construction on a major development continues.

 

The parking garage at Fifth and Main streets will be part of the $40 million River Haus development that’s expected to include 187 luxury apartments along with commercial space.

This is awesome, hopefully this moves the needle on ovation since Kentucky did invest all that money on infrastructure.

Covington considers outdoor alcohol consumption on city streets

Visitors to downtown Covington may soon be able to drink openly on city streets during festivals and special events.

 

An ordinance will go before the Covington City Commission on May 28 for a vote that would establish a new zone called an “entertainment destination center,” or EDC zone, in parts of downtown.

 

While the ordinance would take effect once approved by the commission, the freedom to drink alcohol in public areas would only occur during approved events. Event organizers must seek and receive a special event permit, and the regulation would only apply to certain locations within the zone. The permit requires applicants to address safety and security issues as well as create “barriers” around the designated event area.

First, the High Line.  Now, the Cov Line. 

Im pleasantly surprised by these

The massing is nice overall, but some additional height would be great at the front porch of Covington. What good is it if you are in this new development and cant see over the levee walls? 

That's what I was thinking.  I appreciate the amount of green space and the designs, but why do these look they they are only 2-4 stories tall?  At least go up to 6-8 on most of these buildings, it's riverfront property...

 

I'm rooting for Green on the Levee, a little more compact allowing for tons of park space.

I also was surprised to not see a single high-rise in the various proposals. It would be great to get another tower or two on the riverfront, I think. It'd create even better views from the Ohio side.

Without a fine grained look at these, I would prefer to see #2 move forward. Pushing all the green space to the river is a smart move, IMO. Also, this proposal places a new Covington City Hall in the center of that park. It would be a pretty great foreground for a (hopefully) important civic building. Height would be nice, but I think an 8-story district is appropriate. And given that under standard circumstances, this thing will take 20 years to materialize, maybe it will see some more height when it is finally constructed.

I like #2 as well, but really they all do a good job of re-connecting the street grid and providing much needed green space. I was out of town so I couldn't go to the meetings, but it seems like the input from the earlier sessions was actually listened too which is a pleasant surprise. 

 

At first I kind of hated the one that shifts everything 45 degrees (Green on the Levee), but after thinking about downtown Covington and Mainstrasse being the two main hubs of activity and how that new angled street grid would align the two it does make some sense assuming that the giant Smith muffler would go away eventually. Whatever goes here shouldn't have the word Levee included, that would just cause unnecessary confusion.

I don't see how any of the schemes that have these huge elevated lawns with Rivercenter Blvd in a tunnel are going to fly, they're going to be budget busters.  Plus elevated plazas/lawns need tons of density to activate them, and even then it's very difficult.  William Whyte dedicated a lot of analysis as to why elevated (and to a somewhat lesser extent sunken) plazas don't work without very specific characteristics, even in New York. 

Yeah I'm ignoring the Rivercenter Drive tunnels in the two proposals, and even the elevated walks in the third proposal. I would expect Riverside drive to end up like Mehring way across the river with big cross walks and grand stairs. In Cincinnati the stairs lead down to the river, and in this case the stairs will lead up the levee, but otherwise I imagine it will be the same idea. Maybe Covington can even line up the crosswalks with their stairs unlike Smale!

It would almost be better to do what the Banks did and elevate the whole thing over a parking garage and demolish the flood levee. It would better integrate the site but is probably much more costly than the land bridge idea.

Or demolish a section of the levee and replace it with a plaza at ground level.  They can do an arcade wall or something like an old aqueduct to support removable flood wall panels for when the river is high.  Or do something like the entrance to Sawyer Point/Yeatman's Cove that can be closed off.

Well Manhattan Harbor just plain feels weird outside the levee, and I suspect that residents are not permitted to plant trees, since there aren't any.  It is definitely not permissible to plant trees on the levee itself because a large object could knock over a mature tree, and the dislodged root ball will undermine the structure of the levee.

I filled out the survey. Again, I love Green on the Levee. If they change the retail street to the one with a terminating view into the city hall, I think this wins by a greater margin. If they select a top notch landscape designer to design the green, this will create one of the best civic spaces in the region, another jewel in the crown. I imagine it being developed like Navy Yard in Philadelphia. 

Hopefully they will have buildings of different heights or else I feel like it’ll look like a suburban business park. Central green looks like the only one that does even though I’d prefer them to be a little bit taller.

This idea makes me think of this place in Portland me and my wife went to a few weeks ago called cartopia. Should be pretty cool.

I love Cartopia, and you are so right. This spot is perfect for it too. One day, if development pressure comes, it is easy to move. Added bonus. A more upscale version of this is 'Proxy' in Hayes Valley, San Francisco. Good to see this type of development in the Cov.

Verandas @ the Views, a $15 million luxury condominium development in Covington, has already sold three of its 18 units.

 

JoshuaOne, the developer of the Views in Covington, is wrapping up work on the 18-unit building. Paul Zeltwanger, managing member of JoshuaOne, said it closed on the first two sales this week.

 

“The momentum is cranking up,” Zeltwanger told me. “It’s special. It’s something we’ve been excited about for a year and a half.”

Thats awesome! Looks like the lot behind the Gruff too, so thats pretty neat

I love the idea of combining forces for NKY as a region and getting everyone under one roof. Considering the northern three counties are larger than Lexington/Fayette we should get way more on the state level than we currently do. That being said, the building as depicted is basically the Ascent turned on it's side so hopefully this is just an early place filler design.

Hotel Covington to expand as part of $22.5 million mixed-use project

Salyers Group and vR Group plan to redevelop the former YMCA building and Gateway Bookstore in Covington into a mixed-use property.

 

The project would revitalize a visible corner of downtown Covington, transforming the 72,000-square-foot building at 19 E. Pike St. into a bourbon distillery experience, 10,000 square feet of office space and an expansion of Hotel Covington. The upper floors of the Covington YMCA will be converted into 60 VIP and presidential suites to complement Hotel Covington’s 114 existing rooms just to the south.

That's awesome news. After the Gateway proposal shrunk I was afraid this would sit vacant. Removing the brick on the Madison facade and bringing black a glass storefront will do wonders for the streetscape as well. 

 

I'm curious if they are going to connect the two buildings in any way or if the alley with the walk-up window will remain and they will act as two separate buildings.
