If this were being proposed for anywhere else within the pre-1950's Columbus urban area, I'd say it's a slam dunk project. But proposing this level of density within that quarry location is something else. But Columbus and Central Ohio does need more housing, so I hope it works.

The first phase of the Metro Park – which will be 118 acres in size and include two large lakes and a waterfall, among other features – is now scheduled to open some time in the fall of 2020. Steve Studenmund, Metro Park’s Strategic Planning/Land Acquisition Manager, said that the plan is to eventually build out a total of 220 acres of parkland on the site, although no timeline has been set for those future phases. Plans for the development, meanwhile, have been mostly finalized and are likely headed to Columbus City Council for approval in September. July 6, 20195 yr Excited for this to come together. Wagenbrenner does nice work and they've got a huge blank slate here. I wouldn't necessarily call it the most walkable but it's a reuse of an urban brownfield, which is a great thing.

This was the first I had heard of this project as I don't recall anyone posting about it here previously. So here's a quick google search rundown of this 269-unit Gateway Lofts project. The project does have a website - https://www.gatewayloftscolumbus.com/gateway-lofts-columbus-oh/ - but, like many apartment websites, it is fairly unhelpful if you're looking for exterior images. This was the best available image - and it only shows an interior courtyard containing the pool: The only exterior views I found were aerial views of it under construction. Here's the best available aerial view of the 269-unit project. The curved road in the below image is Dublin Road: It's a fairly standard four-story apartment development. But it is interesting for the unusual parcel shape and the overall building shape needed to fit that parcel. Below is a google aerial of the 2211 Dublin Road location prior to the Gateway Lofts construction. The Gateway Lofts site is the wedge-shaped dirt parcel just right of the red location marker: Gateway Lofts is also interesting for its location near the future Quarry Trails Metro Park and Quarry Trails mixed-use development - shown north of the 2211 Dublin Road site. It is also not far from some other housing developments built in and around decommissioned quarries that are adjacent to the Scioto River. I believe all of these housing developments are located within the City of Columbus. But they are also nearly adjacent to the City of Upper Arlington (that's UA built around the Scioto Country Club golf course to the right in the aerial). So it's all prime locations for new housing adjacent to a land-locked and fully-developed Upper Arlington.

After remediation, the property will be redeveloped as the WestBend development, a mixed-use project with 750 multifamily units with affordable housing options and a 12-acre public park." Based on that, my guess is the Buckeye Auto Parts property. There are four buildings on the site, it's an auto salvage facility, and it's a former quarry so being a former landfill makes sense. July 1, 20222 yr Author Proposal for 780-Unit Development on Scioto River Heads to Area Commission Thrive Companies plans to build a mixed-use development with as many as 780 apartments on the site of a west side auto salvage yard. The development, which will be called WestBend in honor of its location along the Scioto River, was recently awarded a brownfield remediation grant from the State of Ohio. The 55-acre site is currently home to Buckeye Auto Parts, which will remain open until the development project is farther along and the land needs to be cleared. Before it was converted into a salvage yard in the late 1970s, the site held a landfill that received construction, industrial and municipal waste. Michael Amicon, VP of Development for Thrive Companies, said that in addition to the residential component, the development could include about 40,000 square feet of office space. Designs for the buildings have not yet been finalized, he added, but the project has had its first initial review in front of the West Scioto Area Commission, and is scheduled to go before the board again in July. The project, dubbed WestBend, could have 900 apartments, a 12-acre park, a 40,000-square-foot, three story office building and amenities including a gym that would be open to the public. It's also slated to include Thrive's new coffee shop and bar concept. The apartments at WestBend would be a mix of one- and two-bedroom units. Of the 40,000 square feet of office, about 10,000 would be incubator space for growing small businesses or startups, said Michael Amicon, vice president of development for Thrive Cos. The office would be next door to the amenity building, so that office tenants would have easy access to coffee or food. I like the idea of a thread for this. Considering you have Hanover Park and Gateway Lofts up the street that were also recent development projects, as well as the new Quarry Trails Metro Park, hopefully this area becomes relevant for continued development and site conversion.

I know it says access will be free, but this seems perfect for a little rental/guide shop where you can have someone show you how to do it and rent you equipment to do it. I'd love to do this, but I'm also not going to buy a bunch of equipment and just go for it on my own.
September 28, 20222 yr Work has started on the next cluster of four story apartment buildings at Quarry Trails. When completely built out, this particular area of QT will include two rows of residential buildings back to back for a total of sixteen new buildings.
September 28, 20222 yr I haven’t been there in a while. What’s the status of the retail section of QT? Has that work been making progress? I remember seeing a smoothie type place planning to open there next year.
September 29, 20222 yr Pretty standard looking suburban apartments, but 231 units is a pretty decent amount, and it’s nice to see more than just SFHs starting to spring up in this area. This is another proposal that will be considered at next month’s Dev Commission meeting:

The development will include 43,000 square feet of office space, about 16,000 square feet of retail space, 293 apartment units and about 100 townhomes and condo flats. It's closely tied to the adjoining Quarry Trails Metro Park, which opened about a year ago. The developer and metro park officials have called the park the project's "biggest sales pitch." We obviously have Quarry Trails, The Peninsula, Gravity 2.0, the one in Italian Village, whatever they are doing in Grandview (I always forget if it's one development or multiple) and I'm sure there are a few other not as prominent ones I'm forgetting.
