I'm not sure what to make of this either!  If this were being proposed for anywhere else within the pre-1950's Columbus urban area, I'd say it's a slam dunk project.  But proposing this level of density within that quarry location is something else.  But Columbus and Central Ohio does need more housing, so I hope it works.

Project Update: Quarry Trails

 

A little over two years ago, Wagenbrenner Development and Metro Parks announced a plan to transform a large former quarry site north of Trabue Road into the region’s 20th Metro Park and an adjacent mixed-use development (both the new park and the development are called Quarry Trails). ... The first phase of the Metro Park – which will be 118 acres in size and include two large lakes and a waterfall, among other features – is now scheduled to open some time in the fall of 2020.  Steve Studenmund, Metro Park’s Strategic Planning/Land Acquisition Manager, said that the plan is to eventually build out a total of 220 acres of parkland on the site, although no timeline has been set for those future phases.

 

Plans for the development, meanwhile, have been mostly finalized and are likely headed to Columbus City Council for approval in September.  Steve Bollinger, of Wagenbrenner Development, said that the first phase of the project now calls for up to 50 single family homes, 315 apartments and 100 for-sale multifamily units (72 would be “condo flats,” similar to what the developer is currently building at Jeffrey Park, and 28 would be townhomes).  Also planned for phase one about 57,000 square feet of office space and 20,000 square feet of retail/restaurant space.

 

Another 279 single family homes and 120 for-sale multifamily units are shown on the development’s site plan – and are allowed under the zoning variance to be voted on by council – but Wagenbrenner Development has agreed to hold off on building out that portion of the development until the completion of a regional traffic study.

Excited for this to come together. Wagenbrenner does nice work and they've got a huge blank slate here. I wouldn't necessarily call it the most walkable but it's a reuse of an urban brownfield, which is a great thing.

This was the first I had heard of this project as I don't recall anyone posting about it here previously.  So here's a quick google search rundown of this 269-unit Gateway Lofts project.  The project does have a website - https://www.gatewayloftscolumbus.com/gateway-lofts-columbus-oh/ - but, like many apartment websites, it is fairly unhelpful if you're looking for exterior images.  This was the best available image - and it only shows an interior courtyard containing the pool:

The only exterior views I found were aerial views of it under construction.  Here's the best available aerial view of the 269-unit project.  The curved road in the below image is Dublin Road:

It's a fairly standard four-story apartment development.  But it is interesting for the unusual parcel shape and the overall building shape needed to fit that parcel.  Below is a google aerial of the 2211 Dublin Road location prior to the Gateway Lofts construction.  The Gateway Lofts site is the wedge-shaped dirt parcel just right of the red location marker:

Gateway Lofts is also interesting for its location near the future Quarry Trails Metro Park and Quarry Trails mixed-use development - shown north of the 2211 Dublin Road site.  It is also not far from some other housing developments built in and around decommissioned quarries that are adjacent to the Scioto River.  I believe all of these housing developments are located within the City of Columbus.  But they are also nearly adjacent to the City of Upper Arlington (that's UA built around the Scioto Country Club golf course to the right in the aerial).  So it's all prime locations for new housing adjacent to a land-locked and fully-developed Upper Arlington.

Business First is reporting that the mixed-use 864-unit Marble Cliff Quarry development - proposed next to a future Metro Park in a decommissioned quarry - has received its first approval.  Interestingly, this development is also located next to the 269-unit Gateway Lofts development at 2211 Dublin Road that I posted about previously.

 

Above is the quarry property as it currently is.  Below is site plan for the Marble Cliff Quarry development (sorry that they didn't use the standard north-is-up orientation for the site plan, but that's what was available - you can still figure it out though):

Wagenbrenner Development gained a variance from Columbus City Council to start work on the first phase of its development on the 70-acre parcel at 2400 Old Dublin Road, paving the way for the first 465 units of housing on the project.  The variance's approval follows an extended debate in the neighborhood and at city council about the project's potential impact on local traffic.

 

The proposed redevelopment of the 600-acre Marble Cliff Quarry includes a Columbus & Franklin County Metro Parks-developed 180-acre park, and neighboring mixed-use development on about 70 acres of land with 864 housing units and 80,500 square feet of office and retail space.  The northern half of the land would continue to operate as a quarry.  The residential units will include 329 single-family homes, 220 flats-style condominiums and 315 townhome-style apartments.

 

The developer only brought one phase of the project for approval, which allows the infrastructure to be installed and lets the park open.  It's working with the city for an expanded tax increment financing district for a funding source that could draw tax dollars to fund any improvements to the surrounding roadways. ... Vertical construction could start in the first quarter of 2020

864 units on 70 acres of land is not bad at all density wise, especially for this location. At least it is infill fairly close to the core of the city rather than sprawl in Delaware County.

Renderings Released for Quarry Trails Development

 

New renderings of the Quarry Trails development provide the best glimpse yet of what the Metro Park-adjacent development will look like when it is complete.

 

The main street leading into the development will be lined with three-story offices and apartments on one side, and shorter buildings holding restaurants and commercial space on the other. Shared-use paths will wind their way through the project, which will feature lots of patios and balconies offering views of the Scioto River and the park’s quarry lakes.

 

Here’s the latest breakdown of project, as listed on the website of the developer, Thrive Companies:

  • 43,000 square feet of office space
  • 293 apartment units
  • 520 for-sale units (townhomes and single family homes)
  • 16,000 square feet of retail space
  • 11,000 square foot community center with pool

The development includes 43,000 square feet of office space, 16,000 square feet of retail space, 293 apartment units and 520 for-sale condos and detached homes.

Hard Hat Tour: Quarry Trails Development and Metro Park

 

Work has been steadily progressing on the much-anticipated Quarry Trails Metro Park and the 80-acre mixed-use development that is integrated into its design.

 

Steve Bollinger, Principal and Executive Vice President of Development for the developer of the project, Thrive Companies, said that he expects the first move-ins to happen in “October or November.” For-sale townhomes and flats, as well as for-rent apartments, will be the first products available, with detached single family homes coming online a little bit later.

 

The first phase of the Metro Park, which will eventually occupy a total of 220 acres, is also on track for a fall opening.

 

Both the park and the development are located at the northeast corner of Trabue and Dublin Roads, on former quarry land that was bought by Thrive Companies (then Wagenbrenner Development) in 2017. An additional 250 acres of land to the north is also controlled by Thrive – it is still an active quarry site but could be developed in the future.

Thrive's Quarry Trails development taking shape as metro park opens

 

The recent opening of the brand-new Quarry Trails Metro Park represents a significant step not only for Metro Parks, but also for the developer behind its adjoining commercial development.

 

Thrive Cos.' Quarry Trails development will include 43,000 square feet of office space, about 16,000 square feet of retail space, 293 apartment units, 40 detached homes and about 100 townhomes and flats. It's inked deals with tenants civil engineer E.P. Ferris and Panacea Spa, and plans to turn over their commercial space for buildout some time this winter, said Steve Bollinger, a principal at Thrive.

 

Other businesses in the the development will include The Collective Public House, a cafe and bar that complements the Collective market Thrive is opening at Grandview Crossing, and a gym called The Athletic, similar to what is open at the Jeffery Park site.

Thrive shared a cool video on its Instagram of its progress on Quarry Park. Wonder if we’re gonna going to hear anymore about the retail space soon. Personally I’d love to see an outdoorsy brewery (maybe like New Holland Brewing).

Thrive Companies seeking up to $10M to clean up Buckeye Auto junkyard for redevelopment

"Thrives Companies is seeking up to $10 million in state cleanup money for a polluted junkyard and former landfill on McKinley Avenue along the Scioto River.

 

Thrive wants to build a mixed-use development there that includes housing, a 12-acre park and a boat launch.

 

The site at 2474 McKinley Ave. is now home to Buckeye Auto Parts and has previously been a landfill. According to the Ohio Environmental Protection Agency, the pollutants buried there include organics, inorganics, heavy metals, paints, pigments, incinerator ash, and demolition debris."

Thrive Cos.' Quarry Trails development is almost ready to welcome its first residents.

 

The development will include 43,000 square feet of office space, about 16,000 square feet of retail space, 293 apartment units and about 100 townhomes and condo flats. There will also be a community center for residents.

 

It's closely tied to the adjoining Quarry Trails Metro Park, which opened this fall. Thrive Principal Steve Bollinger said the park is the project's "biggest sales pitch."

The full release from the state said this about it:

 

"Operated as an auto salvage and stage facility since the late 1970s, this 50-acre property once housed a landfill that received municipal, construction, and industrial wastes. The four remaining buildings on the site will be demolished as part of the cleanup project, and the former landfill will be cleared, graded, and capped to prevent further
contamination. After remediation, the property will be redeveloped as the WestBend development, a mixed-use project with 750 multifamily units with affordable housing
options and a 12-acre public park
."

Yeah that’s probably a better bet than what I found. 
 

Can those lakes ever be cleaned up, or are they basically poisoned water forever?

That’s right! Good find. I’d completely forgotten about this Dispatch article from February:

“Thrives Companies is seeking up to $10 million in state cleanup money for a polluted junkyard and former landfill on McKinley Avenue along the Scioto River.

 

Thrive wants to build a mixed-use development there that includes housing, a 12-acre park and a boat launch.

 

The site at 2474 McKinley Ave. is now home to Buckeye Auto Parts and has previousbeen a landfill. According to the Ohio Environmental Protection Agency, the pollutants buried there include organics, inorganics, heavy metals, paints, pigments, incinerator ash, and demolition debris.

 

Thrive plans to call the development Westbend.

If they’re planning a boat launch there, I guess they should be able to clean up the water too. Glad this got funding, should make for a nice mixed-use dev.

Proposal for 780-Unit Development on Scioto River Heads to Area Commission

 

Thrive Companies plans to build a mixed-use development with as many as 780 apartments on the site of a west side auto salvage yard. The development, which will be called WestBend in honor of its location along the Scioto River, was recently awarded a brownfield remediation grant from the State of Ohio.

 

The 55-acre site is currently home to Buckeye Auto Parts, which will remain open until the development project is farther along and the land needs to be cleared. Before it was converted into a salvage yard in the late 1970s, the site held a landfill that received construction, industrial and municipal waste.

 

Michael Amicon, VP of Development for Thrive Companies, said that in addition to the residential component, the development could include about 40,000 square feet of office space. Designs for the buildings have not yet been finalized, he added, but the project has had its first initial review in front of the West Scioto Area Commission, and is scheduled to go before the board again in July.

Thrive Cos. reveals plans for west Columbus development

“Thrive Cos. has unveiled conceptual plans for a project on the west side of Columbus that could include hundreds of apartments, a park and a reworked riverfront. 

 

The project, dubbed WestBend, could have 900 apartments, a 12-acre park, a 40,000-square-foot, three story office building and amenities including a gym that would be open to the public. It's also slated to include Thrive's new coffee shop and bar concept.

 

The apartments at WestBend would be a mix of one- and two-bedroom units. Of the 40,000 square feet of office, about 10,000 would be incubator space for growing small businesses or startups, said Michael Amicon, vice president of development for Thrive Cos. The office would be next door to the amenity building, so that office tenants would have easy access to coffee or food. 
 

Amicon presented the project plans to the West Scioto Area Commission Zoning Committee Wednesday evening at the Hilltop branch of the Columbus Metropolitan Library. The committee was in favor of the project, but Thrive will have to return for an official vote in the future.”

- The dev would add a road between the dev and the Scioto River

- A multi-use trail around the lagoon and riverfront recreational area are planned

- The plan is to connect this with Quarry Trails via bike path

- They are working on a bodega concept to sell food, toiletries, etc. 

- Clean up will likely start in February and will include the demo of the four existing structure on site

I like the idea of a thread for this. Considering you have Hanover Park and Gateway Lofts up the street that were also recent development projects, as well as the new Quarry Trails Metro Park, hopefully this area becomes relevant for continued development and site conversion.

Very cool. I know it says access will be free, but this seems perfect for a little rental/guide shop where you can have someone show you how to do it and rent you equipment to do it. I'd love to do this, but I'm also not going to buy a bunch of equipment and just go for it on my own.

Work has started on the next cluster of four story apartment buildings at Quarry Trails.

 

When completely built out, this particular area of QT will include two rows of residential buildings back to back for a total of sixteen new buildings.

I haven’t been there in a while. What’s the status of the retail section of QT? Has that work been making progress? I remember seeing a smoothie type place planning to open there next year. 

Pretty standard looking suburban apartments, but 231 units is a pretty decent amount, and it’s nice to see more than just SFHs starting to spring up in this area. This is another proposal that will be considered at next month’s Dev Commission meeting:

My bad. It’s 3670 Trabue. Looks to be within just a couple miles of both of Thrive’s big developments out there.

First Urban Via Ferrata Set to Open this Spring in Columbus

 

Metro Parks isn’t letting central Ohio’s flat terrain get in the way of its plans to provide interesting new destinations for climbing enthusiasts.

 

In 2010, the organization built the largest free outdoor climbing wall in the country, at Scioto Audubon Metro Park; a 35-foot-tall, 6,100-square-foot structure that provides views of both the Scioto River and the downtown skyline.

 

And now, work is underway on a via ferrata at Quarry Trails Metro Park, which will help adventurous visitors traverse a section of the park’s 180-foot-tall cliff wall.

Thrive Cos.' Quarry Trails development is welcoming residential and office tenants as work continues on the huge mixed-use project.

 

The development will include 43,000 square feet of office space, about 16,000 square feet of retail space, 293 apartment units and about 100 townhomes and condo flats. It's closely tied to the adjoining Quarry Trails Metro Park, which opened about a year ago.

 

The developer and metro park officials have called the park the project's "biggest sales pitch."

I imagine we should be seeing a lot of these huge mixed use projects starting to welcome retail, office and residential tenants quite often now. We obviously have Quarry Trails, The Peninsula, Gravity 2.0, the one in Italian Village, whatever they are doing in Grandview (I always forget if it's one development or multiple) and I'm sure there are a few other not as prominent ones I'm forgetting.
