January 30, 20241 yr Houses are coming down today/this morning. Probably already done at this point - they tore down half of one while I was sitting at the red light. They're small houses but it's still crazy to me how quickly what was someone's home for years can be reduced to a pile of debris.
February 9, 20241 yr Not sure exactly where this goes, but West Scioto Area is close... Developer of controversial Dublin Road apartment project near Hilliard needs to redo plan "The developer of what has been a contentious proposal for apartments on Dublin Road near Hilliard will have to come back with a different proposal — with fewer units it appears — after meeting resistance Thursday from Columbus Development Commission members. And it might be an indication of future battles with other developers who want to build denser housing in areas not used to it as Greater Columbus' growth continues to surge and builders struggle to keep up with demand. RockRun Developer LLC had proposed building 220 units on a 14.7-acre site at 4747 Dublin Road, which sits between Davidson and Hayden Run roads. The city of Columbus recently annexed the property from Norwich Township. Nearby residents have fought the proposed development for close to a year, arguing it is too dense and out of character with the surrounding single-family homes in Columbus, Hilliard and Norwich Township neighborhoods. Hayden Run West Civic Association recommended against approval." https://www.dispatch.com/story/business/2024/02/09/developer-of-controversial-dublin-road-apartment-proposal-to-redo-plan/72527224007/

Columbus City Council approved four variances from Columbus-based developer Avenue Partners for a Trabue Road project, pushing it into the next phases of development. The West Scioto Area Commission also approved the project. The 132-unit project will include four residential buildings plus a clubhouse and pool, according to a site plan submitted to the city. Two of the apartment buildings would abut Trabue Road and a shared use path would be added. February 26, 20241 yr I always thought that building was interesting in that it had the same design elements and tenants as the corner of Northwest Blvd. and Chambers Rd. Witness: 1. Same ceilings 2. Built around the same time 3. Pitched roofs 4. Both buildings had Sparano's Pizza 5. Pure Skin Tattoos moved from the NW and Chambers building to this one 6. Both had game stores (Guardtower and Super Game Team) 7. Quarry Co. was Meister's II

It looks like this one might actually have some windows facing the street, which is nice(r). I wish these were forced to address the street more - the one at Dublin Rd and Grandview Ave, for example, is clearly the backside of the building with some stuck-on awnings. I understand the customers are coming from within the site, but the Sheetz approach of siting the building at the intersection and turning the building's worst facades to the streetscape isn't helping anything.

June 10, 20241 yr Author Apartments Planned for Former Mill Run Movie Theater Site A new proposal calls for redeveloping a five-acre section of the Mill Run shopping center with apartments. Dune Companies, a development firm based in Dublin, has submitted zoning applications to the City of Columbus to build a 120-unit apartment complex at 3755-3799 Ridge Mill Dr. The site has held an assortment of retail storefronts, including a movie theater, since that portion of the center was constructed in 1990 (the initial phase of the Market at Mill Run opened in 1986). The last movie theater to occupy the space, Movies 11 at Mill Run, closed last summer. June 26, 2024Jun 26 A little more on the former Mill Run Movies 11 site.. 120-unit apartment complex, go-kart track planned for Mill Run shopping center "A five-acre section of Mill Run that was formerly home to Movies 11 is closer to getting apartments and a nearby indoor go-kart track. After previously stating an indoor electric kart racing company showed interest in a property in the center, the Robert Weiler Company confirmed to NBC4 that they closed a sale with K1 Speed. The karting company has plans to open at 3700 Fishinger Boulevard, but an opening date has not yet been announced. K1 Speed’s karts are capable of reaching 45 mph, according to its website. The Columbus location will also feature a restaurant-style lounge, arcade and meeting room. Nearby, a pedestrian bridge is also in progress. The overpass will connect Hilliard to the Scioto River and use the existing walking paths in Mill Run. August 31, 2024Aug 31 Author WestBend: Work to Start Soon on 463-Unit First Phase WestBend, the large mixed-use development planned for a former auto salvage yard tucked between McKinley Avenue and the Scioto River, is about to head into its next stage. Michael Amicon, of Upland Development Co., said that after nearly two years of environmental remediation and other site prep work, vertical construction is now on track to start by the end of this year or in early 2025. The first phase of the project, which was first proposed in 2022, will hold 463 apartment units spread over seven buildings. Upland Development is a joint venture partner on the project with Thrive Companies, the firm behind several other large developments on polluted urban sites, such as Jeffrey Park in Italian Village, Grant Park in Weinland Park and Grandview Crossing, a development that is only about two miles away from the WestBend site and that is being built on a former landfill site. I wish the city would actually get serious about this stuff and create better standards for apartment complexes like this. It should be illegal for 1/3rd or more of any site to be surface parking. It's just such a huge waste of space, and the layouts are just incredibly unimaginative and lazy.

Are there very many examples of these types of apartment complexes later seeing their surface lots being developed? I can't think of any in Columbus off-hand. I also think the layout itself and the way the apartments are designed would make it hard to fill in all that parking. You could maybe see a few more buildings along McKinley, but you'd still have to maintain space between them, which would still be surface lots. The layouts are just not designed for good expansion or density. Edited September 9, 2024Sep 9 by jonoh81
September 9, 2024Sep 9 Yeah it seems like apartment complex lots are optimized for getting people to their doors as quickly as possible in contrast to big box store and other commercial lots that are designed to hold the maximum number of cars for peak events with little attention paid to getting people besides the handicapped being able to park close to the door. The end result is a lot of smaller one- and two-row lots rather than one monster one. They really could have more buildings put on them but the buildings wouldn't end up being that big.

I lived on the first floor of a development like this for a few years. It was nice being able to keep an eye on your car with ease, but there was nothing worse than someone sitting in a parking spot at night with their headlights blasting directly into your bedroom. Real fun stuff!
