Haven’t seen a shot like this of quarry trails. This is a decently dense development, the lack of yards is awesome to see. It gives me the same type of vibe as the Town at Trillith in Georgia. That space is a little better than this, but still has the same type of feel.

That is a ton of asphalt 

Happy to have the units, but what an awful disconnected jumble of surface parking lots sprinkled with copy-paste stick builds

 

The most offensive part of this is I believe all three of these projects are brought to us by the same developer (Preferred Living 🙄)

 

Why couldn't there be some connectivity to help this feel like an actual neighborhood?

Every time I see one of these developments, I can’t help but think you could get the same number of units while using up like 1/10 the land if it were downtown :’)

Yeah, so not only are the apartments not connected, there doesn’t appear to even be decent sidewalks to walk to the retail, from the other communities.

It pretty much literally is suburban living without the conveniences (shopping/restaurants/gas etc) in the city proper without those conveniences (good connectivity, events/entertainment, bars/food scene etc). And yet it will be marketed just as competitive property as anywhere else in the city.

I really just don't understand why they can't build apartment buildings on a grid with sidewalks and a central park area. Any parking could either go into a single garage or underground. It would make the whole project so much more appealing, walkable and they could fit in more units on the site and end up more than covering the expense of a garage. It's just such a stupid waste of land and opportunity.

“Thrive Cos. has unveiled conceptual plans for a project on the west side of Columbus that could include hundreds of apartments, a park and a reworked riverfront. 

 

The project, dubbed WestBend, could have 900 apartments, a 12-acre park, a 40,000-square-foot, three story office building and amenities including a gym that would be open to the public. It's also slated to include Thrive's new coffee shop and bar concept.

 

The apartments at WestBend would be a mix of one- and two-bedroom units. Of the 40,000 square feet of office, about 10,000 would be incubator space for growing small businesses or startups, said Michael Amicon, vice president of development for Thrive Cos. The office would be next door to the amenity building, so that office tenants would have easy access to coffee or food. 
 

Amicon presented the project plans to the West Scioto Area Commission Zoning Committee Wednesday evening at the Hilltop branch of the Columbus Metropolitan Library. The committee was in favor of the project, but Thrive will have to return for an official vote in the future.”

- The dev would add a road between the dev and the Scioto River

- A multi-use trail around the lagoon and riverfront recreational area are planned

- The plan is to connect this with Quarry Trails via bike path

- They are working on a bodega concept to sell food, toiletries, etc. 

- Clean up will likely start in February and will include the demo of the four existing structure on site

Cleanup work continues on the site where WestBend is planned.

 

They've moved a huge mound of dirt in recently and it appears they are crushing the cars into cubes as they move across the property.

Crews also started pouring the retaining wall yesterday for the next apartment building that's going just west of this one.  I was told it will be a four story building built up the side of the incline.  He said it should be visible from the Trabue Rd/Dublin Rd intersection once complete.

It was a lot busier than I've seen.

 

There's still clearly a lot to clean up as you can see behind the treeline but the western part of the site is looking good!

The Dublin-based developer, in partnership with BGO Cold Storage and Contegra Construction, has broken ground on a freezer-cooler facility at 2865 Charter St. on the far west side of Columbus.

 

The 179,000-square-foot facility is about 1 mile from Interstate 270 and roughly 3 miles from Interstate 70.
 

No tenants have been announced for the project. The leasing agent for the building is CBRE.“

Site plan for the next phase of QT is out. Looks like 492 units spread over eight buildings, plus an amenity building.

"Plans call for replacing the latest major tenant to close, Movies 11 at Mill Run, on Ridge Mill Drive, with apartments. Built in 1990, the movie theater sits on the east side of Mill Run in a stretch of the shopping center now empty of tenants.

 

The owner, MGM Mill Run, has submitted plans to build three four- and five-story buildings on the site housing a total of 249 apartments. It also has submitted a demolition application to the part of Mill Run it owns to make way for the apartments.

 

In addition to the movie theater, the other large vacant space, formerly occupied by Contact Us Communications, is also about to see a new tenant, an indoor go-kart race track.

 

Kristen McKinley, who leads the West Scioto Area Commission, said last year some residents were concerned that the apartment project would be an extended-stay hotel and attract a transient population and crime. But the developer has assured her that it will be apartments.

 

Columbus City Council in March did approve a zoning variance that allows the developer to build ground-floor residential units."

New Apartments Approved, Construction Continues at Quarry Trails 

 

A plan to build another six apartment buildings in the Quarry Trails development appears to be moving forward after a vote of approval from the Development Commission earlier this month.

 

The board voted unanimously at its September 14 meeting to approve the zoning for the apartments, which will be located in a part of the development that has yet to see any construction. The West Scioto Area Commission had previously voted in favor of the project, which will move on to city council next.

 

Four of the proposed buildings would be built along the west side of Old Dublin Road, on a rectangular parcel of land located north of the Gateway Lofts apartment building and east of the River Oaks development.

I understand it's significantly more expensive, but would be nice if these brand new developments planted some more mature trees so we didn't have to wait 15+ years to get some shade.

New apartments rising at Quarry Trails along Trabue Rd

I took a couple more of the same building from up above on the bridge on Trabue Rd near Dublin Rd. 

You can see the elevator cores on the other side of the treeline along Trabue

Columbus-based Avenue Partners plans 132-unit apartment complex in west Columbus

 

New apartments are coming to west Columbus.

 

Columbus City Council approved four variances from Columbus-based developer Avenue Partners for a Trabue Road project, pushing it into the next phases of development. The West Scioto Area Commission also approved the project.

 

The 132-unit project will include four residential buildings plus a clubhouse and pool, according to a site plan submitted to the city. Two of the apartment buildings would abut Trabue Road and a shared use path would be added.

"Plans call for replacing the latest major tenant to close, Movies 11 at Mill Run, on Ridge Mill Drive, with apartments. Built in 1990, the movie theater sits on the east side of Mill Run in a stretch of the shopping center now empty of tenants.

 

The owner, MGM Mill Run, has submitted plans to build three four- and five-story buildings on the site housing a total of 249 apartments. It also has submitted a demolition application to the part of Mill Run it owns to make way for the apartments.

 

In addition to the movie theater, the other large vacant space, formerly occupied by Contact Us Communications, is also about to see a new tenant, an indoor go-kart race track.

 

Kristen McKinley, who leads the West Scioto Area Commission, said last year some residents were concerned that the apartment project would be an extended-stay hotel and attract a transient population and crime. But the developer has assured her that it will be apartments.

 

Columbus City Council in March did approve a zoning variance that allows the developer to build ground-floor residential units."

Snatched a couple from the Old Dublin Rd entrance to Quarry Trails.

 

Thought this would give some perspective on where the next phase of SFH's (pictured above) is rising in relation to the initial phase.

 

The second phase is directly east of the first phase.
