Historic Dublin Road home being demolished for large apartment complex

 

"An estate set amidst “80-year-old trees” at 4747 Dublin Road near Hayden Run is being razed to make way for an apartment complex.

 

Columbus City Council unanimously passed the rezoning for up to 192 units.

 

Columbus City Council defended the project, pointing to the city’s urgent need for housing. In a statement to NBC4, Dorans said, “We understand that change is often difficult, but the project passed by Council was significantly different than its initial proposals because of community engagement.”

Gotta say I'm not in support of this. Too many mature trees lost. They would need to get creative to make this one work well. Plenty of ugly buildings and parking lots left to knock down before doing something like this.

Echoing the disdain for seeing mature trees removed. These bad boys take decades to get to a point where they can provide us shade and just look damn awesome. Always hate seeing them go when there really isn't a reason for it.

I don't mind it, rather develop the innerbelt "relatively" densely rather than turn another cornfield out in Union County into housing. 

You hope it at least got something approaching market rate. It looks like the house was disused for a while or someone that couldn't maintain it lived there.

I found this comment in the article funny: 

Dorans highlighted the builder’s commitments to reducing density, preserving green space, and mitigating construction impacts.

 

Losing all of that and not even bothering to replace it with something actually better. The worst of all possible outcomes.

I mean, this exact reasoning in some form is used for all demolitions of old buildings. "It's outdated." "It's not historic, just old." "It's in the way of progress." We excuse too much laziness and poor projects from developers far too often and I don't understand the desire to do that. If we were getting a dense, mixed-use development out of this, great, but we're not. It's more suburban crap.

And that suburban crap "needed"  dozens of mature trees to be razed. It's maddening that Columbus allows this at every turn.

My point exactly. The developer literally admitted to using architect's stock drawings for the apartments. Nothing original at all. Furthermore, they got yelled at by the commission for not making one effort to meet with residents after they got a no vote the first go-around, and justifiably said the development made no sense there (not major thoroughfare, no proximity to public transportation, no amenities like shopping, office, and other things you could and would easily walk/bike to. This could have made a great park at the very least. Council saying "we need more housing" while letting loads of gravel lots sit vacant is foolish and dangerous, especially with a developer that had so little regard for the residents. It wasn't NIMBYism. There were local residents with design and development experience on projects across the city that came out against it with receipts. It was nothing more than a bad project and a bad idea that council allowed for whatever BS reason.

It was the trees. You could have created something like this there but choose to cut them all down for parking lots and giant grass islands with no use except pet piss spots. I'm infinitely more concerned about the loss of mature trees than some old house most people never looked at or got to go inside of. But pretending every old house lost is some kind of tragedy makes no sense to me. Buildings by nature are essentially temporary, especially single family houses.

Old farmhouses in unmaintained condition on giant lots are indeed a dime a dozen in Ohio.

Yeah I didn't care that much about the house, more so just saving those beautiful trees. But yk - sustainability and CO2 and all. Let's just build an asphalt pad with a crap ton of cars and cut down the mature trees because we loooove the environment. Smh.

Personally I'd rather lose 100 buildings than 1 mature tree! I am probably technically a tree lover though haha.

I am sure it will look good but we just wish they could use more concrete and steel - looks like they whole thing would go up in an hour in a fire. It happened last year in Willoughby to a similar new building about to be occupied.

Unless something drastically changes in the costs of those materials and associated labor, concrete and steel will never be nearly as cost-effective as wood frame construction for low-rise multifamily projects.

The wood frame construction is indeed much more likely to catch fire while the building is being built before all fire retardant measures are in place than with concrete and steel. But once the building is completed the chance of fire drops drastically. That's why building industry was allowed to go back to wood-frame after it being banned for decades. The industry really ran with it as soon as the regulation was lifted, that's for sure.

New Development on Trabue Road Lands Approval

 

The Columbus Development Commission signed off on a plan to add more housing to a densifying section of Trabue Road. The proposal, from Upland Development, calls for 280 residential units spread over eight buildings.

 

The 18-acre development is proposed for 3775 Trabue Rd., across from the Raymond Memorial Golf Course. Two of the apartment buildings would face Trabue, along with a stand-alone, 5,300-square-foot restaurant with an outdoor patio. The other six apartment buildings, a clubhouse and a pool would fill the rest of the site, along with surface parking lots with space for 492 cars.

 

The project would require the demolition of several single family homes as well as the building containing Fairweathers Cafe. Immediately to the west of the site is a single family subdivision and to the east are several businesses.

A mixed-use development along Trabue Road is moving forward after receiving a zoning variance from Columbus City Council.

 

Located at 3775 Trabue Road across from the Raymond Memorial Golf Course, Upland Development Co.'s proposal includes a 280-unit apartment complex plus a restaurant space.

Does anyone know how many units/houses will be in this development when it's all built out? It looks massive while driving down Trabue, I noticed another large 4 story apartment building going up at the entrance.

According to Google’s AI search it will have around 1,000 apartment units, 280 single family and about 100 townhomes and flats

It looks even bigger from Dublin Road! (especially right now because the trees along Dublin Road were recently trimmed)

Got a chance to get a closer look at the entire site a couple hours ago

This won’t be terrible, but I feel like the entire 55 acres is going to be super underutilized. This is at least designed in some sort of way that they could add more buildings in the future. 
 

The small parking on the lake side of the buildings is also dumb. The units on that side should just be able to look out at the water, instead they feel the need to put parking on that side. 
 

It sucks there is no train in Columbus, this area would be an incredible spot for a stop and it goes right into downtown. Such a bummer that the city was small during the heyday of trains, and didn’t have the density for light rail. Obviously the tracks aren’t owned by the city, but damn what a miss. 

 

First building at the RockPointe site portion of Quarry Trails North is vertical! This particular project will add eight more apartment buildings just off Old Dublin Rd
