So here are some TOWER CRANE pictures of the new Pickerington Methodist Hospital with various views from along 256. Looks like its already close to topping out.  With a project of this size, now I demand  humbly request that we should make a Pickerington thread.

Pickerington City Council votes to move forward with 212-acre development plan

 

"Pickerington City Council announced they are moving forward with a plan to build commercial and residential properties on a 212-acre lot in Violet Township, at 8185 Pickerington Road, after a 6-1 vote.

 

Out of the 212 acres, the city will be using 75 of those acres for single-family homes, 20 for condos and another 50+ for commercial use, leaving 62 acres for green and open space.

 

The ordinance was put on the agenda as a safety emergency. The majority vote means the resident cannot call for a referendum and vote."

Drama in Pickerington:

 

Pickerington quashes public referendum over 200 acre mixed-use development

“Since about 2018, the city of Pickerington has planned to transform more than 200 acres on the southern edge of town from corn and soybeans to middle-class homes and businesses.

 

Early on, the city sought “to obtain the property to provide for industrial, commercial, distribution and research facilities for the purpose of creating or preserving jobs and employment opportunities.”

By a 6-1 vote, council voted to use an emergency designation for a follow-up unanimous vote to approve zoning for the development at 8185 Pickerington Road. Emergency status is typically used for the "immediate preservation of the public peace, health, or safety" in municipal government, according to Ohio administrative rules.

 

In this case, it also also quashed the ability for residents who might oppose the re-zoning to vote on it on the November ballot by use of a referendum.”

Pickerington annexes 151.9 acres from Violet Township, plans for single-family homes

 

"Pickerington is expanding its borders as the southeastern suburb prepares to add more housing north of Refugee Road.

 

Pickerington City Council unanimously approved annexing 151.9 acres from Violet Township during a meeting Tuesday night, City Manager Greg Butcher told The Dispatch in an email Friday. The Fairfield County Board of Commissioners approved the annexation Jan. 7, according to city legislation.

 

The annexed area is roughly bordered by Milnor Road to the west; Ault Road to the east; and an existing subdivision, Pickerington High School North and Lakeview Junior High to the south.

 

While the exact plans are not yet known for the site, preliminary development plans call for building single-family homes over at least 10 years, Butcher wrote in an email."

One thing I appreciate about this is that it'll at least give more accurate/easily-identifiable census records when looking things up for Pickerington. Like, I've always identified as Pickerington being smaller than most of its peers (at >25,000 people) only to find it may just only be accounting for the City Boundary which is just 256 and the Pickerington Central area South of Refugee. Obviously I'm sure most people would figure that Harmon Rd, Milnor Rd, 204 area and Pickerington North area would be part of the City too, so I'm curious to see how that shakes up the numbers.

 

Edit: The area being referred to -- though a considerable size, is not substantial in including the bulk of residences than I anticipated lol. Still, my point stands about Pickerington being bigger than realized if we're just going by numbers.

Most people probably view suburbs not by their physical boundaries, but by the boundaries of their school district and/or ZIP codes.

Violet Township proposes zoning district to create walkable community around new Meijer

As Pickerington plans for a Meijer Supercenter on annexed Violet Township land, the township is proposing a special zoning district that would create a walkable, community-oriented environment on nearly 700 acres surrounding the box store site.

Violet Township has proposed changing its zoning code to create the Community Gathering Place Overlay District that would allow for a mix of single-family homes, apartments, townhomes, parks, schools and day cares, offices, restaurants, other commercial businesses and other uses, according to a draft of the amendment.

The Violet Township Zoning Commission will hold a public hearing about the amendment at 7 p.m. May 20 at the township's administrative offices, 10190 Blacklick Eastern Road.

The site surrounds the 160,000-square-foot Meijer Supercenter coming to the southeast corner of Refugee and Pickerington roads, southeast of Pickerington High School North. Store officials have said construction would likely begin in 2027 or 2028.

The overlay zoning district primarily covers land southeast of Refugee and Pickerington roads that is north of Stemen Road. It also includes land northeast of Refugee and Pickerington roads that is east of Heron Xing Boulevard and south of Ribault Drive, as well as 57 acres southwest of Refugee and Pickerington roads.

Calling it now, there will be 500 acres of parking.

Slightly kidding, and I think projects like this are important in the suburbs. Will be interesting to see what they actually come up with.

Refugee Road isn't walkable, and homes are so spread out on this side of Pickerington.

I can almost guarantee what would go in this development: Meijer, a chipotle, gas station, a pizza place, a jersey mikes or jimmy johns and about 200 apartments spread across 20 buildings.

Pickerington never supports multi-use development, I don't see them starting with this development that is entirely impossible to reach without a car (and yes I've ran up and down Pickerington Rd don't recommend it).

While I'm also for retail and walkable communities, I'm afraid I'm not thrilled about this development due to the location. Pickerington should be proposing this scale projects on their end of Diley (although they DO already have Meijer but still). Diley is a large road that's often clear/empty, so it can accommodate traffic and has good access to 33. Pickerington is severely bottlenecked at 256 and I-70 and Refugee isn't that great as a connector/arterial, not to mention this is just sprawling more homes away from the freeway. I feel like a decade ago ODOT proposed adding a complete interchange at Taylor Rd as an alternative and yet here we are.

Agreed, and I've heard multiple times they won't add the on/off ramp due to the proximity of 256 to the Blacklick Exit.

There's been plans floated for years adding an overhead ramp, but with increase of homes being built going further east down 204 or Refugee there needs to be a serious plan in place to either add public transportation or another on/off ramp between 256 and Mink st

That doesn't even address the how hellish Hill Road/256 is. You're always in the wrong lane and it should be 35 rather than 45 to increase safety, see and patronize businesses properly and cut down on anxiety.
