Developers from New York City and Chicago are reportedly uniting to deliver a significant mixed-use development in downtown Cleveland’s Gateway neighborhood. The project, called The Apartments At Bolivar, to be located just north of the Erie Street Cemetery, won City Planning Commission approval last winter but has so far languished due to a lack of equity financing.

Groundbreaking due for downtown apartments


The first sign of progress that’s visible on the landscape for The Apartments At Bolivar is expected to appear in mid-March when a groundbreaking for the large, planned apartment complex is due to be held, according to sources familiar with the project. But the first actual sign of construction activity must first begin with a demolition to help clear the way for site preparation and construction of this development in downtown Cleveland’s Gateway District.

Great news! I wish it was planning to use more brick to blend in with the surrounding landscape, but a welcomed development nonetheless. 

I like the color contrast and the contemporary vibe this building will contribute on the block. I’d prefer the floor plates were a little smaller and the building was a few stories higher - but

this building will have a great street presence.  There will be nice pedestrian activity at street level.  
 - and, most important, more new residents!    
 

Really  nice addition! 

Lumen 2 would be a great fit next to the Armory. 

Overall a win.   New downtown residents with nice, quiet neighbors! 

That cemetary isnt as quiet as you’d think. Alot of the homeless party there when 2100 kicks them out for the day.

With financing now in hand, look for demolition and construction work to start this summer for the Residences at Bolivar, 1060-1124 Bolivar Rd., in downtown Cleveland’s Gateway neighborhood. The work was made possible by Chicago-based JLL Capital Markets arranging $38.5 million in construction financing and co-general partner equity in the project from an affiliate of another Chicago firm, Leopardo Companies. JLL Capital Markets announced the financing in a written statement this week.

This entire neighborhood has tons of potential.  E.9th - E. 14th and Prospect to Carnegie.  I feel big things are coming.

Maybe N.E. corner of 9th and Bolivar will be next?

Wow the Bolivar facade is looking nice, better than I remember.

Façade technically has  a cedilla.

Is it just me or does the area around Bolivar have great potential to create a brand new neighborhood? Right now there isn't much there, some very nondescript structures as well as a bunch of parking lots that don't appear to get a lot of action. 

 

This complex could singlehandedly kick-start residential development and because there isn't much high value usage there the land may come cheap.

This is just the start of way bigger things to come in this general area. Can't say more, but you'll be hearing about a BOMB dropping in the next few months

How big of a bomb? What would it be on a scale of 1 to 10 if City Club is a 5 and SW is a nine?

Not just you. I've often said that if the city cared enough, or if a non-profit can be formed that can recieve grants to renovate the Erie St. Cemetary, it could be the focus to an entirely new district. It could be compared to Literary Walk in Central Park NYC.

If I had to guess I would say that it is the long awaited and on hold Geis condo site on e.9 & bolivar at the New York spaghetti site.If not and  If it is in the vicinity I would say it is the nucleus site that Gilbert purchased from stark,

Geis Tower on one end, Lumen 2 at the other end at 14th and Prospect. 

There certainly are lots of available sites in that area. Build, baby, build!

Well now. The Geis site was the most obvious to get built first but if that's not it we may have another something to chew on.

hopefully building up around the cemetary, which is a gimmee for developers, will inspire mayor bibb and council to build or at least reserve and promote a few squares for small block sized parks around midtown-central-fairfax while they still can —> to entice people to build around.

My bet would be either E 14th & Prospect (based off Lumen's success at PHSQ) or something ballpark village-related.

I think it was mentioned in earlier post that anything ballpark related would be on e.9 They would need to tear down the parking garage with the catwalk onto the ballpark to build something ball park related 

instead of new build, or perhaps in addition, could it be a major rehab of something?

Yeah it would only make sense if we take “this general area” pretty broadly

How bout Medical Mutual

I have no inside knowledge but would guess the Rose Building will almost certainly be converted to residential after applying for historic tax credits.. among other things.  Probably still a few years off I think.

Sidewalk has been closed, no other sign of movement.

Will the streetscapes on Erie and Bolivar that front this be getting a makeover? Bolivar especially could use some trees. @zbaris87

I don't recall anything special planned.

We've been trying to demo for weeks, was dealing with an easement issue from a neighboring property... Finally starting this week, and formal groundbreaking coming soon as well. Will keep you posted once a date is set
