That seems like a crazy place to build a 20 story. Is that just the middle of a neighborhood or does it have other tall buildings?

I don't know about that neighborhood, but that is the problem with Houston.  It has no zoning, so developers can pretty much build what they want wherever they want.

 

I lived there for a few years when I was in my 20's.  I lived in an apartment and there was a wooden fence separating the apartment parking lot from half a million dollar houses with pools.  That was 45 years ago, so that was a lot of money for a house back then.

It’s adjacent to Rice University. Not too dissimilar to University Circle but with all of the residential still in tact. I’m pretty sure there were some protests over this building, since it’s surrounded by large mansions.

Houston’s most recent conversion is in downtown Houston’s Cullen Center complex. DeBartolo Development is wrapping up its residential reboot of 1801 Smith, now branded the Elev8 luxury apartments. Think of the apartment community’s makeover as “condominium meets hotel,” company sources said.

In its new use, the 1971 building – previously known as 600 Jefferson – features 372 swank units with downtown views, the amenities expected in high-end apartment living, and direct connection to the pedestrian sky bridge system of other Cullen Center buildings — and beyond.

I really like Houston. Great food, underrated housing stock, and high quality cultural amenities on par with older east coast/midwest cities. I lived in Austin for 3 years but always preferred Houston.  If they could just move it out of the bayou….

Another Office Building Announced for Midway’s East River

HOUSTON – (Realty News Report) – A new regional headquarters building will be built for Anton Paar USA in Midway’s East River development near the eastern edge of downtown Houston.

Anton Paar USAA ads to a growing array of office occupiers at East River, located on the former Brown & Root campus on 150 acres near the intersection of Clinton Drive and Jensen Drive.

When East River broke ground in a ceremony on Aug. 26, 2021, luminaries from Midway and the city held shovels and wore masks to guard against Covid. And there nothing on the site except grass.

Today, East River has multiple buildings complete and two more office buildings ready to start construction.

Anton Paar USA, a subsidiary of the Austria-based Anton Paar Group, plans to construct a three-story, 30,000-SF facility at East River, providing office and lab space

Anton Paar is known for its development, production, and distribution of highly precise laboratory instruments and process measuring systems, as well as providing custom-tailored automation and robotic solutions. The company is currently located near Bush Airport in an industrial building on World Houston Parkway

In addition to Anton Paar’s new facility, Midway is also developing the new 95,000-SF headquarters for the Port of Houston Authority at East River.

Downtown Ready to Soar

An example is the 270 events held in downtown parks in 1Q 2024, which grew the daily visitor count from 90,000 at the end of 2023 to 109,000, capped by a whopper weekend that drew 500,000 to several offerings, including the Astros’ Opening Day. All told, that’s 8.8 million visits in the first quarter.

 

 

Downtown’s office workforce sits at 148,000. The return to office rate improved ever-so slightly to 68 percent.
