“Onyx+East announced last week it would invest $200 million in these Central Ohio projects as well as others.
 

The homebuilder plans to build 25 rental homes in Upper Arlington and 121 in Lewis Center. Construction is scheduled to start early next year, according to a media release. The Lewis Center community will include a dog park, playground and walking trails.

In these two location I’m not super upset about more rentals, but I hate that so many of the recent building projects are rental SFH.

There was no money in rental SFH for so long unless you got the place for free that it's strange to see it become a significant part of the market. I can picture it crashing since fundamentally it was unworkable for so long except at like, OU.

Yeah, I’m sure it won’t be a forever thing, but most of these companies probably think they can get $3,000 or more a month on these. They can make their money back quickly and then sell them off after.

Why is it fundamentally unworkable?? 

 

People need somewhere to live and as long as there is a housing shortage rental units (multi-family or SFH) are a real option, especially as mortgage rates are rising and housing prices remain elevated (even if they fall down from the peaks early this year). It's also somewhat a self perpetuating problem as more SFH are built to be rentals and private equity continues to buy SFH, permanently taking them off the market, (PE bought >20% of available homes in Q1 per CoreLogic). I mean what's not to like for investors, guaranteed income, and asset appreciation? If anything this trend is likely to continue. Everything else has become a subscription you pay for in perpetuity, why not your housing? And it's a lot harder to cancel your rent than it is Netflix. 

 

Not that I think any of this is a positive, I just think it's the reality. Although, if you're looking for a silver lining the dividends on REITs are pretty baller.

I said it was unworkable, but current conditions make it workable along with the unprecedented commitment to scale in SFH that has been made by huge investors in the past 5-10 years.

I just think the only thing that stops more and more SFH transitioning to rentals is going to be legislation. Maybe that happens locally or statewide in California or New York but infringing on what you can do with your property is not going to be a popular change, especially if means Baby Boomers would get offered less when they go to cash out of their homes. 

 

PE swept up a bunch of houses with the intent to hold and flip once the market rebounded and along the way they realized renting these properties was good business and they figured out ways to scale it (as you mentioned) and drive out cost. 

 

Didn't mean to overreact I just think the transition to institutionally owned SFH rentals is the biggest change happening in our economy that most people don't understand or know about, at least not in Central Ohio. And it's impacting everyone who owns or had hoped to own a home. 

Another thing it means is tons of character deleted in favor of HGTV Grey.

City of Powell developing new vision for historic downtown district, working with Cohatch founder Matt Davis

 

The city of Powell is cultivating a new vision for its historic downtown, and has recruited a well-known local name to help develop it.


Cohatch founder and CEO Matt Davis is signing on as the master developer for the project, which aims to enhance the downtown area starting with the northeast quadrant bounded by North Liberty and East Olentangy streets, as well as Grace Drive. That's the area where Cohatch is building anew coworking facility that will also include a rooftop bar with meeting and event space.

 

Davis told me he is getting ready to sign an agreement with the city for what he described as a "entire downtown redesign." 
 

The main goals for the downtown Powell project are to resolve traffic congestion, enhance parking access and bring new amenities to the district. In doing so, city officials believe they can bolster the downtown ecosystem with improved roadway infrastructure, job creation, mixed-use commercial and residential development and activated spaces for events.

Well, I believe the Riverside golf course in Stryker (NW Ohio) did close down in 2022. It’s beautiful land and could be ripe for development 😉.  Different board though, I guess.

I was thinking Powell and Lewis Center could be bundled into one thread.  There's a decent amount of stuff on the horizon in the Lewis Center area.

Powell enlists COhatch for redesign of city’s downtown district

 

Plans call for the redevelopment to begin this spring with the demolition of a former office building at 50 E. Olentangy St., a 0.63-acre site where COhatch will then construct a 13,900-square-foot location. The three-story building will be home to a rooftop bar, private offices, meeting rooms, an event space and more.
 

Given the downtown district’s buildings range from one to two stories, the proposal states COhatch’s new location aims to be sensitive to the surroundings by setting the third story back and breaking up the front façade of the structure. 


Beyond the COhatch building, Davis said the downtown redesign will continue with proposals to extend Scioto Street and collaborations with nearby landowners for a variety of mixed-use developments. Other goals include finding solutions for traffic congestion and constructing a larger, shared parking lot.

Notable projects at a glance:

Fischer Homes to build new housing development near Nocterra Brewing in downtown Powell

 

One of the most active homebuilders in Central Ohio will construct a new residential development next to a popular brewery.

 

Erlanger, Kentucky-based Fischer Homes is bringing 19 single-family homes to downtown Powell. The project site, located off Depot Street, is adjacent to Nocterra Brewing Co.

 

Grand Communities LLC, a Fischer affiliate, is developing the two-story homes.

 

The development, dubbed Encore Park, will feature Fischer's recently developed Uptown Collection, a new offering for this market. The company said price points have yet to be determined.

Looks like a rendering from the 50s with that sea of parking in front. I get that it's an existing ultra car-oriented development, but it's a shame they couldn't bring the new storefronts up to the entry roadway and hide the parking in the back.

Jennings Sports Park aims to transform Delaware County athletics with state-of-the-art complex

 

"Delaware County is set to become home to a new multisport complex officials hope will become a cornerstone of youth sports in central Ohio.

 

Jennings Sports Park, scheduled to open in the fall at Shanahan and Piatt roads, is under construction after the Delaware County Finance Authority approved a $6.7 million bond package last week.

 

The 57-acre complex, adjacent to Evans Farm, will include six artificial turf fields, adaptable for various sports including baseball, football, lacrosse and soccer. It will also feature a central pavilion with concession stands and restrooms, advanced lighting, video scoreboards and cutting-edge technology like automated line-marking robots and high-definition cameras for livestreaming events.

 

"Tournaments and regional events that will be held there will draw in thousands from outside the central Ohio area," Dorsey said.

 

Construction at Jennings Park is progressing smoothly, with the project currently about 70% complete. The park is on schedule to open its gates to the public by

Powell’s Landscape to Change with COhatch’s Arrival

 

Matt Davis, CEO of COhatch, is bringing his company home. 

 

Davis lives in Powell, where the next iteration of his popular coworking space, which will soon have 11 locations across Central Ohio, will arise.

 

“My wife and I have been there for 20 years,” he said. “We raised all three of our kids there.”

"Windsor Companies, the developers of the Jennings Sports Park at Evans Farms, received a $6.8 million bond package from the Delaware County Treasurer’s Office. The money from the bonds will be used to fund the construction of public infrastructure needed for the 57-acre facility that will feature six athletic fields and is estimated to attract over 500,000 people a year. Jennings Sports Park is currently under construction at Shanahan and Platt Roads."

Aquatics center and commercial development approved for construction in Delaware County

 

"A new development anchored by an aquatics center is moving forward after Berlin Township officials approved a revised plan.

 

Buckeye Swim Club's competitive training facility received unanimous support from township trustees, who voted in favor of revisions to the original development plan at a recent meeting. The approval sets the stage for the project to begin construction this year and open in fall 2025.

 

The 10-acre property, located at 1895 Peachblow Road, will include a 22,600-square-foot aquatics center as well as a commercial development with two buildings measuring 17,000 square feet and 10,000 square feet. Specific plans for the commercial portion of the project have not been identified, but the site is zoned for office, healthcare, childcare, recreational and educational uses.

 

The aquatics facility will house a 25-yard-by-25-meter competitive pool and a dedicated pool for Buckeye Swim School and will include expanded deck space that will accommodate area high school teams and provide more training and spectator space.

 

The Delaware County complex is located about 2 miles from another sports-related project, Jennings Sports Park, as well as the 1,200-acre Evans Farm mixed-use development. A pair of new schools are also nearby."

Kroger's $35 million Powell super store to open one year after new Jerome Village location

 

"Fresh off opening its newest location in Jerome Village, Kroger broke ground Wednesday on another new store in Powell.

 

The Kroger Marketplace store, on the southeast corner of Sawmill Parkway and Home Road, is about 3 miles north of a Kroger store on Sawmill and Powell Road. The older Kroger will remain once the new one opens, said Kroger spokesperson Mark Bruce.

 

The store is expected to open late next year.

 

The new Sawmill Parkway store continues the development of the intersection, where The Ohio State University broke ground this year on a $183-million, 207,000-square-foot campus on the northeast intersection of Sawmill and Home Rd."

Delaware County gets federal roads grant to fix problematic railroad crossing on East Orange Road 

 

"...About 10,000 vehicles and 30 trains use the crossing daily, making it the busiest east-west crossing in Delaware County. The county received its largest-ever federal grant for roads to fund about half of the projected cost for the underpass.

 

The $21-million federal grant will help fund reconstruction of a portion of East Orange Road, including trenching under the Norfolk Southern and CSX rail lines. The entire project is expected to cost about $43 million and will be managed by the Delaware County Engineer's Office.

 

The project will lower East Orange Road by about 22 feet beneath the rail overpass and will include a deep storm sewer along the roadway. A shared-use path also will be constructed. A temporary road will route vehicular traffic along the south side of the existing road during construction..."

Roundabout at Bale Kenyon Rd and Orange Rd

*First phase of the Bale Kenyon improvements (including new multi use paths) looked mostly complete.  

 

@CbusOrBust is so on top development around town that we are getting blessed with roundabout updates in Delaware County. I love it.

The roundabout has been there for at least six years. The improvements last year extended the multi-use path south from here to Kendal Ln. This year it'll make it all the way to Powell Rd where it'll connect to the extensive network of paths in the Polaris area and Westerville.

 

Tried to get a few looks at the massive housing development at the corner of 23N and Shanahan Rd, dubbed Orange Summit, while I was on the far north side yesterday

The roundabout has been there for at least six years. The improvements last year extended the multi-use path south from here to Kendal Ln. This year it'll make it all the way to Powell Rd where it'll connect to the extensive network of paths in the Polaris area and Westerville.

 

I knew it had been there for quite some time but I just thought it looked so nice now with the multi use path

Rental housing development under construction in Lewis Center area

 

A new housing development from a pair of Indianapolis-based companies is under construction in the Lewis Center area.

 

Buckingham Cos. and Onyx+East recently broke ground on Mural Lewis Center, a single-family development that will have 120 rental units. The project is located off Lewis Center and North roads at the future extension of Green Meadows Drive in Orange Township.

 

The two- and four-bedroom homes will range from 902 square feet to 2,685 square feet. Each unit will have two-car garages and private outdoor spaces. Home and yard maintenance are included under Buckingham's management.
