Yeah, I’m sure it won’t be a forever thing, but most of these companies probably think they can get $3,000 or more a month on these. They can make their money back quickly and then sell them off after.

People need somewhere to live and as long as there is a housing shortage rental units (multi-family or SFH) are a real option, especially as mortgage rates are rising and housing prices remain elevated (even if they fall down from the peaks early this year). It's also somewhat a self perpetuating problem as more SFH are built to be rentals and private equity continues to buy SFH, permanently taking them off the market, (PE bought >20% of available homes in Q1 per CoreLogic). I mean what's not to like for investors, guaranteed income, and asset appreciation? If anything this trend is likely to continue. Everything else has become a subscription you pay for in perpetuity, why not your housing? And it's a lot harder to cancel your rent than it is Netflix. Not that I think any of this is a positive, I just think it's the reality. September 14, 20222 yr I said it was unworkable, but current conditions make it workable along with the unprecedented commitment to scale in SFH that has been made by huge investors in the past 5-10 years.
September 14, 20222 yr I just think the only thing that stops more and more SFH transitioning to rentals is going to be legislation. Maybe that happens locally or statewide in California or New York but infringing on what you can do with your property is not going to be a popular change, especially if means Baby Boomers would get offered less when they go to cash out of their homes. PE swept up a bunch of houses with the intent to hold and flip once the market rebounded and along the way they realized renting these properties was good business and they figured out ways to scale it (as you mentioned) and drive out cost. Didn't mean to overreact I just think the transition to institutionally owned SFH rentals is the biggest change happening in our economy that most people don't understand or know about, at least not in Central Ohio. And it's impacting everyone who owns or had hoped to own a home.

Olentangy St., a 0.63-acre site where COhatch will then construct a 13,900-square-foot location. The three-story building will be home to a rooftop bar, private offices, meeting rooms, an event space and more. Given the downtown district’s buildings range from one to two stories, the proposal states COhatch’s new location aims to be sensitive to the surroundings by setting the third story back and breaking up the front façade of the structure. Beyond the COhatch building, Davis said the downtown redesign will continue with proposals to extend Scioto Street and collaborations with nearby landowners for a variety of mixed-use developments. Other goals include finding solutions for traffic congestion and constructing a larger, shared parking lot.

I get that it's an existing ultra car-oriented development, but it's a shame they couldn't bring the new storefronts up to the entry roadway and hide the parking in the back.

Buckeye Swim Club's competitive training facility received unanimous support from township trustees, who voted in favor of revisions to the original development plan at a recent meeting. The approval sets the stage for the project to begin construction this year and open in fall 2025. The 10-acre property, located at 1895 Peachblow Road, will include a 22,600-square-foot aquatics center as well as a commercial development with two buildings measuring 17,000 square feet and 10,000 square feet. Specific plans for the commercial portion of the project have not been identified, but the site is zoned for office, healthcare, childcare, recreational and educational uses. The aquatics facility will house a 25-yard-by-25-meter competitive pool and a dedicated pool for Buckeye Swim School and will include expanded deck space that will accommodate area high school teams and provide more training and spectator space. The Delaware County complex is located about 2 miles from another sports-related project, Jennings Sports Park, as well as the 1,200-acre Evans Farm mixed-use development. The Kroger Marketplace store, on the southeast corner of Sawmill Parkway and Home Road, is about 3 miles north of a Kroger store on Sawmill and Powell Road. The older Kroger will remain once the new one opens, said Kroger spokesperson Mark Bruce. The store is expected to open late next year. The county received its largest-ever federal grant for roads to fund about half of the projected cost for the underpass. The $21-million federal grant will help fund reconstruction of a portion of East Orange Road, including trenching under the Norfolk Southern and CSX rail lines. The entire project is expected to cost about $43 million and will be managed by the Delaware County Engineer's Office. The project will lower East Orange Road by about 22 feet beneath the rail overpass and will include a deep storm sewer along the roadway. A shared-use path also will be constructed. Buckingham Cos. and Onyx+East recently broke ground on Mural Lewis Center, a single-family development that will have 120 rental units. The project is located off Lewis Center and North roads at the future extension of Green Meadows Drive in Orange Township. The two- and four-bedroom homes will range from 902 square feet to 2,685 square feet. Each unit will have two-car garages and private outdoor spaces.
