The second one please. And yeah the sign looks like it is for a Childcare center. We could have plenty of these with no parking if we just have one relatively small well-done garage that serves quite a few of them and local business/employee parking. That way some people living here could still have a car, there would be parking for businesses, and the developers would not have to worry about it-and pass the costs on to the residents who don't need parking. 

 

Maybe the city could help this along by throwing up(no pun intended) a couple 300-400 space small parking garages?-think of the consolidation/death of a dozen surface lots and how it could spur even more development. 

 

Regardless the second rendering looks fine and there are people who really could use micro-apartments. Another nice surprise. And whatever it takes to get the population density up to where downtown is one of the densest and most lively districts in the city.

I remember seeing like a year or two ago this lot being listed for sale. Like, the only time I’ve actually seen any of the downtown parking lots for sale lol

 

I’m glad someone snatched it up who plans on actually doing something decent with it. 
 

This one also reminds me of the seven story that was proposed on a tiny lot behind the AC hotel in the AD. It’s been so long since we’ve heard anything about that, I’m guessing it’s dead? :/

I was trying to find that project and couldn’t remember enough about it to find it. It does seem like it may be dead, but who knows.

Ball Alley Properties LLC, an entity with a River Forest, Illinois address, wants to build a seven-story building with up to 60 micro apartments.

 

The LLC bought the property, at 204 E. Main St., in December for about $300,000. The roughly 20-space parking lot is next door to the Lev's Pawn Shop downtown – the upper floors of which were recently redeveloped into apartments – and across the street from the Harlow on Main apartments.

I wish they would paint the concrete at the bottom. Do some type of mural on that, it would help make it look a little better.

Anything...a row of planters with some plants(if there is room), paint, some siding that would match the brown parts of the building, yes it needs something. This is downtown and they really need to pay attention to the small stuff since it will add up and have an effect on the whole area as a neighborhood. This is not some out of the corner place-there is a 19floor classy building coming that will be almost next to this.

In the future this building will mostly be blocked by something that goes into the parking lot in front, but yeah it needs something.

Plants would definitely be in pots only then. Paint or siding would work. We don't want some nice mural that people will fall in love with that will just be covered up. And yes, I eagerly await the demise of the particular lot west of it and can't wait for it to be filled in(hopefully with something really nice).

Planters and benches would be absolutely perfect. Looks like there is a bit of an overhang so could be a shady area to sit for a bit during parts of the day.

I’ve been having a debate with someone on the dispatch instagram page about the 19 story development. They claim that nobody is going downtown and that the population growth is because people are stuck there after Covid. No idea what they are trying to claim. It is an interesting debate.

Obviously that person lives way the hell out in the suburbs and goes downtown a couple times a year.

Probably not even a fully functional suburb, probably a dysfunctional one like Georgesville or Reese

I'm glad they are retaining the historic character this has always been one of my favorites of our tall buildings downtown

Bringing over 400 people to that area is going to be amazing. Hopefully it helps all the business along gay and down 4th. I’m still interested in what is going to happen with the telhio building across the street.

That’s a LOT of units! I hope they’re successful filling them up. They should be able to price them fairly reasonably too.

I think the surface parking lot at Gay and Third is ripe for redevelopment too.

Almost all of 3rd needs some good infill. There are so many empty lots from Chestnut to Gay.

It is  pretty noticeable (even for its relatively small size). The "hole" from that surface lot is only exasperated by the Key Bank Building's feature-less wall along the lot. I think at 20 stories it may be the tallest features-less lot abutting wall in Columbus.

EDIT - Whoops, didn't see the Key Bank building included with the surface lot in the sale last January. Makes a lot more sense. The Key Bank buildings new owner also now owns the adjoining surface lot. 

 

When the Key Bank building was sold last year it had an occupancy rate of 75%, pretty good for a 1960s office building.

Zamir Equities - a NYC based real estate private equity firm. 

 

They bought Columbia Plaza in Cincy in 2020, and 1111 Superior in Cleveland in 2018 (former Eaton HQ). They are focused on improving office occupancy there it seems, so likely no movement on that surface lot unless they sell it to a developer.

Those units are insanely beautiful and they did a great job matching the two 100 year old houses already there.

This is probably an unpopular opinion, but now that they are not even downtown can someone take down the hideous giant Dispatch sign off of the old Dispatch building? That thing is ugly and makes no sense now-The Dispatch is a dinosaur. Take it an put it somewhere else if they like it so much but get it off of Capitol Square.

I hate it and I hate the Dispatch. This goes all the way back to the days of the Citizen-Journal vs Dispatch.  That sign is FUGLY!!! I hope a tornado hits Capitol Square and the only damage is that sign being torn off and swept away and dumped near Cleveland or Lake Erie or something. 

 

The sign is an eyesore. An iconic eyesore, but still an eyesore. Tear it down!

Hard disagree, it's a touch of history that is inoffensive and adds a nice pop to the square.

I am honestly surprised that not a single person agrees with me. I knew it would be unpopular, but not that unpopular. I have despised it since I was a kid. Go figure. 

I like it but I can see where someone might get a rustbelt-y vibe from it.

I love it, but I think it would look better if they rebuilt the support system. That looks like crap during the day, and I feel like they could do something to minimize that look. 

Wowza, that's an interesting take, also hard to believe a kid had such a negative opinion of a neon sign. 

 

But definitely put me in the pro sign camp. To me it's a cool local thing, even if the Dispatch ceased to exist I'd say the city should maintain it. It's basically public art at this point. I'd like to think any attempt to take that sign down would cause an uproar, my guess is people love it.

When my parents would take us downtown I just did not like the look of it-it looked like some weird attachment clinging  to the building and I never liked the braggadocious nature of the sign. As I got to be a bit older as a child I became very liberal  like my mother and as we hated the conservative Dispatch(we liked the Citizen-Journal)and that made it worse. 

 

The sign is a reminder of a nasty paper that endorsed James Rhodes's attempt to cling to the governorship by demonizing gays and going that low end route-I remember the nasty slant the Dispatch had against minorities, gays, etc. 

 

The sign is a symbol of oppression to me. Now you all may have had different experiences and that is fine.  People have sentimental reasons for liking it, but sentiment works both ways and I have similar reasons to dislike it, and what it represented for so long(The Dispatch and the Wolfe family in general were horrible in the 70's 80's, etc. and yes, I can remember very specific examples as well.

I'm pro sign too. It's like the Wonder Bread sign - the sign lives on even though the bakery is gone.

 

Remember when the ME burned out in the word HOME on the Dispatch sign? Hilarity ensued!

I can't even remember which building this is...the 25 floor-ish older one(around 1965)or the old Borden Building?(I think it is the former).
