I think this might be the lot in clintonville that is currently a car dealership. I know that is the person that bought it, so I would assume that is where it’s at.

I went back and edited my comment, I looked at the owner of the land and it looked familiar to me and I’m pretty sure I’m right.

 So 0 N High would mean that they aren't planning on using the existing address of the site and that it's going to be a new parcel when they're done (I think). Perhaps combining parcels. The most common use of 0 addresses is on raw land such as farmland or fallow.

12-Story Building Proposed for Downtown Parking Lot, Capitol Square Lot Also Eyed

 

Another surface parking lot Downtown could be going away if a new proposal from Edwards Companies moves forward. Preliminary plans have been submitted to the City of Columbus to build a 12-story tower at 33 S. Fourth St., a one-acre lot located in between the YMCA Building and the PNC Building (now known as Preston Centre).
 

The submitted plans call for a 180-foot-tall building with 221 apartments, a third floor amenity deck, and a rooftop clubhouse and pool. A three-floor, 200-space parking garage would occupy the lower levels of the structure (one level would be underground), and the first floor would have about 4,700 square feet of space for a retail tenant.

 

The architect listed on the documents is Kephart, a Denver-based firm that has worked with Edwards Companies on several other projects previously, including The Nicholas (at the corner of Gay and High), and a 13-story building currently under construction at 195 E. Broad St. (this is sad)

Happy to see the infill, but Kephart needs to step it up or this will be a third disappointing design opportunity for them in Columbus.

Love that Edwards has really built up the Gay and High area and is now taking over Cap Square. I imagine the 12 story will have connectivity to the elevated park too, so this should end up being a really neat, connected area of DT. 
 

Also have no faith that CH will start anything on their lot this decade lol

Why is Crawford Hoying the only developer, seemingly, who bemoans 'Challenges Downtown'... just sell your properties and stick to the suburbs then. I feel like he's the only one that is constantly saying why he isn't developing downtown. 

Anyone know what specific challenges he's talking about?

I will say the front windows actually look decent in this rendering, but the roof is awful.

My guess would be primarily office vacancy. 

I dont think it's office vacancy thats his concern. BizFirst just did a piece in January about how he's 'bullish' on office space and building a bunch of new office space despite the market because he believes it will be needed and he wants to be ready.

 

It's probably retail vacancy and crime or some stuff like that.

“We are working on a potential redevelopment of the parking lot, however, have no specific plans or timeframe at this point,” he said. “With the challenges that exist Downtown we want to continue to see improvement before pulling the trigger on what will likely be a significant development.”

And they’re the ones that own three extremely important parking lots (capital square and atlas)… So that’s fun.

I love it! I did not expect this building to look remotely like this. I think that firm fired the guy who designed the Gilbert and northern portion of The Nicholas... (seriously - in what world is that stuff acceptable)

I guess Edwards failed to get the memo about 'Challenges downtown' and needing 'to see continued improvement' downtown before making any commitments with a significant development. He should call up CH and tell them to get their you know what's out of you know where. 

Crawford Hoying lost me forever with High + Cherry.

 

Every other developer in River South has pulled off their projects and leased them up, yet CH claims it's a rough market that doesn't pencil out. I mean how bad can it really be, LC lost 8 years on their High + Rich towers AND STILL turned around and built Main + Front. Dude then lost his mind when @jon81ohquestioned the garbage spin he was giving on the project to the DT commission and press. Frankly CH doesn't deserve to play downtown anymore, I hope he sells off the land to a dev who actually has a vision and the ability to make things happen. Last thing we need is another bait and switch or some suburban brained project on the most prominent site left on the square.

For this one, unless they bring in a partner, I'd like to see Edwards + Wood Companies. Best of both worlds there.

I’m pretty excited to see what Riewald Development gets in to too. I like their proposal in the Warehouse District and he used to work for Pizzuti, and I like the majority of their work. I wouldn’t mind if they had their hand in this area too.

Yes, I wrote an article about that project and was less than kind about the incredible waste of the site it was. They were not pleased at all. Good times.

Well… I guess I can pull back my claws but only slightly. I was re-reading the article and Columbus Underground edited the article and issued an apology:

This makes a lot more sense to me, as I didn't think they had a major presence downtown. The Atlas and adjacent parking lot were a fairly recent purchase for them.

SMH, Columbus Underground. You looked up that 34 South Third Ltd. has controlled the site since 2015, but didn't notice that it "transferred" for $0? It's clearly still owned by the Wolfe family.

Edwards Cos. wants to build a 12-story tower on a downtown Columbus surface parking lot.

 

The developer submitted preliminary plans to the city for 33 S. 4th St., a surface parking lot owned by Capitol Square LTD, a wholly owned affiliate of The Dispatch Printing Company that manages the company’s commercial real estate development and investment activities. Capitol Square LTD owns several parcels on South 4th and South 3rd streets, according to the Franklin County Auditor.

 

The property has been a surface parking lot since the early 1990s. Downtown Columbus has more than 200 acres of surface parking lots, something many planners, developers, advocates and politicians hope to see change.

 

Preliminary plans submitted show a building with 221 apartments, a rooftop clubhouse and a pool. There would be three levels of structured parking in the building, including one underground. The first floor would have about 4,700 square feet of retail space.

This would also apply to me...but I am trying to keep an open mind. Maybe they can be encouraged to push it up a few more floors?

But Cole did say that the project envisions "a 2-mile loop, exclusive to pedestrian and bike traffic," that would be "dotted with public art and other experiences."

 

Anyone have any insight into what exactly this is? If it's just a bike/pedestrian trail of sorts, I'm struggling to envision where it would go or how it would be built. It doesn't sound like it would be on the actual roadways, since on-street paths normally aren't designed for pedestrians, and it would be difficult to incorporate art and "experiences" from a street-based trail. So I'm curious to know the form and place this would take.

Sounds like they want it to be similar to the Indianapolis Cultural Trail, which is primarily along roadways.

If this is what is planned, I wonder if it would require any kind of road diets to accomodate it so that sidewalks can remain unaffected.

Would be amazing to have a 2-mile elevated trail around Downtown, but I'm leaning more towards a Cultural Trail clone as others mentioned.

They have been talking about 3rd or 4th being more biker friendly, so I could possibly see it going on one of those stretches, at least part of it

My guess from the dispatch article is it will go up Broad from the peninsula to about Washington, probably over to Rich, and then back down to the river, claiming a traffic lane (or two) along each. That would hit COSI, Vets, the Statehouse, CCAD, Art Museum, Topiary Park, Main Library, Franklin, Columbus Commons, and the new Symphony Hall

That is a perfect starting point I think and could easily lead off into other areas.

I like it - I just wish they would've replaced the building or added height to it.

The commission tabled this today, because they said the patio addition is overwhelming to the church and the steps of the high line. I’m so confused by the crap that they complain about. It looks great and makes the galleria building look way better. Let the damn restaurant bring some liveliness to the area.
