November 14, 20177 yr Seeing as how the Neilston is nearing completion and the 6th street mews have sold out, I wonder when Edwards will begin construction on the next phase of townhomes?
November 14, 20177 yr The parking lot between the last phase of Bishop's Walk on Gay St. and The Neilston has been dug up so I'd have to think that's the next development. But I never saw news about what they plan to put in there. Are they putting in another round of Mews or townhouses?
November 14, 20177 yr ^Good news that it's already dug up! I haven't been by there in a while. And yep, it will be another phase of the 'mews' style townhomes, basically extending the 6th street project all the way through the site.

December 19, 20177 yr Former Dispatch building starts lining up tenants The former home of The Columbus Dispatch is lining up tenants to fill three floors of space. After three months of stripping the historic 34 S. 3rd St. building to its bones, reconstruction is now underway. Build-outs in its core include new mechanical, electrical and plumbing systems, windows and a new lobby among other additions. December 22, 20177 yr Developer says Capitol Square's oldest buildings will be revived 'come hell or high water' Developer Michael Tomko says he will continue to restore two of the oldest buildings on Capitol Square even after he missed out on this round of Historic Preservation Tax Credits, a key piece of financing that would have pushed the $18.5 million renovation project forward. "We'll make it happen come hell or high water," Tomko said of the renovation of the four-story Hayden building at 20 E. Broad St. and the neighboring 12-story high-rise at 16 E. Broad St. More below: https://www.bizjournals.com/columbus/news/2017/12/22/developer-says-capitol-squares-oldest-buildings.html "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
December 28, 20177 yr Anyone have any guesses for the "exciting tenant" taking up the first and second floors in the old Dispatch building? I'd love for it to be retail (Walgreens?), but my gut says it'll be a restaurant (Ruth's Chris maybe?) - whoever it is hopefully will add some much-needed life back to this side of the square though Old Dispatch building, pared down to studs, being readied for new uses The sounds of drills and hammers have replaced those of ringing phones and police scanners at the former home of The Columbus Dispatch as the building gets a $29 million top-to-bottom renovation aimed at making it a modern, comfortable destination for new tenants. ... Capitol Square will occupy floor 6 and the partial top floor on 7, Ellis said, adding that an undisclosed tenant has been found for the first and second floors. “We’re anticipating an exciting announcement” in the next couple of months about the tenant, Ellis said, declining to disclose the type of business that is expected to move in. The owner had earlier expressed hopes of bringing in a restaurant on the ground floor. http://www.dispatch.com/news/20171216/old-dispatch-building-pared-down-to-studs-being-readied-for-new-uses
January 14, 20187 yr Since we've got this newly formed "Capitol Square" developments thread, here's a recent Business First cover story article from Nov. 2017 about the Capitol Square: Gilding the lily: Capitol Square building owners upgrading to compete with hotter areas of town https://www.bizjournals.com/columbus/news/2017/11/16/gilding-the-lily-capitol-square-building-owners.html
January 14, 20187 yr ^ Unfortunately, the full article is only accessible to subscribers. But here's the gist of it: From https://www.bizjournals.com/columbus/news/2017/11/16/gilding-the-lily-capitol-square-building-owners.html -- "Capitol Square, long the nexus of government and commerce in Columbus, is on the cusp of a new chapter. The area around the Statehouse never lost its status as the most prestigious address in the city, but lately it’s struggled to attract and retain office tenants amid growing competition from sleek new buildings in the nearby Short North, Arena District and RiverSouth areas of downtown. Capitol Square property owners are responding by investing millions of dollars to refresh lobbies, corridors and office spaces while adding rooftop patios and amenities to rejuvenate interest in the decades-old high rises overlooking the Statehouse." -- "The office vacancy rate on Capitol Square is stubbornly high – 24 percent compared with 11 percent for downtown as a whole, according to Capital Crossroads and Discovery Special Improvement Districts. But perhaps nowhere else in the region are as many property owners committing so much investment capital in one confined area. Office high rises on all four sides of the Square are or soon will be undergoing renovations, with many of the projects going beyond simple aesthetic tweaks." -- The 37-story Huntington Center at 41 S. High St. is doing away with what its general property manager Tyler Steele calls a “lobby of intimidation.” Instead, there will be a massive “green wall” of plants for beautification and sound dampening, and a new emphasis on seating. Additionally, the rooftop will be remade into a premium outdoor gathering space for building tenants. -- The former headquarters of the Columbus Dispatch at 34 S. Third St. is getting a significant redo after the newspaper was sold and moved around the corner to a smaller office at 62 E. Broad Street. -- But perhaps the most transformative project on Capitol Square is real estate investor Michael Tomko plans to spend $18.5 million to restore the vacant Hayden properties at 16 E. Broad St., built in 1901, and 20 E. Broad St., built in 1869. The oldest remaining buildings facing the Ohio Statehouse. In addition to those private development projects, the two state-owned office buildings on Capitol Square are scheduled for some more functional upgrades in 2018: -- The Riffe Center at 77 S. High Street is replacing most of its 21 elevators in a $8.5 million upgrade project: https://www.bizjournals.com/columbus/news/2017/11/13/rhodes-riffe-towers-set-for-major-upgrades.html -- The Rhodes Tower at 50 E. Broad Street is set for a $50 million renovation, which was expected to start in Spring of 2018 and wrap up in 2020. However, the exterior portion to reseal granite panels and replace all windows in the 44-year-old building was moved forward after a 12-inch by 2-inch chunk of granite fell from the building in November 2017. Since then, protective screening has been installed along the Broad Street sidewalk and the Pearl and Lynn alley sides of the tower: http://www.dispatch.com/news/20171122/chunk-of-falling-facade-closes-rhodes-tower-entrance-adjacent-alleys Below is a graphic showing the Capitol Square properties, the work that is planned for those properties, and their building occupancy as of 11/2017:
January 17, 20187 yr Ohio Chamber of Commerce to move into former Dispatch building The Ohio Chamber of Commerce has found a new home in the shadow of the Statehouse. The chamber will be the anchor tenant of the former Columbus Dispatch building at 34 S. 3rd St., and will fill much of the first and second floor . The owners of the building are wrapping up a $29.1 million renovation for a conversion to a multi-tenant office building. The chamber is moving from its current home at 230 E. Town St. and expects to be moved into 16,000 square feet of space in the building by the late summer. January 21, 20187 yr New Eight-Story Building Planned Downtown Plans to construct a new eight-story mixed-use residential building at 195 East Main Street were uncovered yesterday as the project has officially been submitted for review by the Downtown Commission. February 23, 20187 yr 15-story residential-retail tower proposed to go in Downtown Holiday Inn parking lot Berardi + Partners plans to build a 15-story tower in the parking lot of the Holiday Inn Downtown on South 4th Street. The Downtown Commission will hear a conceptual review of the development, which would be built at 175 E. Town St. at the intersection with Rich Street. Berardi's application shows that it will be a mixed-use building with about 10,000 square feet of ground-floor retail space, five levels of parking and nine stories of residential space about a block south of Columbus Commons. February 23, 20187 yr I really think this area of downtown is going to take off. It's practically a blank slate with so many surface lots and 1-2 story buildings, many of which are abandoned. I think this area has a really good possibility of turning into a largely residential neighborhood with mostly mid-rise buildings, kind of like an extension of what we have seen along High in the River South District.
February 23, 20187 yr At 273 feet this will have a significant impact height wise for that area. Looks good.
February 23, 20187 yr I like it, and it is a height and density increase to eight floors. I hope they use good materials for the facade.
February 23, 20187 yr At 273 feet this will have a significant impact height wise for that area. Looks good. Yea, I just read that in the Biz First article. That's taller than the North Bank Condos and only about 15 feet shorter than the Motorists building. Let's hope it gets built at least at the proposed height.
February 23, 20187 yr Is it truly a part of the Red Brick district when it's not constructed with red brick? :)
February 23, 20187 yr I think it's interesting that the developer is from out-of-state. Our local developer's good old boy club is going to have a bit more competition. :)

That's taller than the North Bank Condos and only about 15 feet shorter than the Motorists building. Let's hope it gets built at least at the proposed height. The more I think about it, I wonder how can it be that tall? That is over 18 feet per floor, right? For one retail level, 5 parking levels, and the rest residential? It just does not add up...but I guess they would not release that info if it were not so. It also does not look like it has any really tall mechanical penthouse or any extra structural elements (spires/etc) either? Just odd to me.
February 25, 20187 yr I think it's interesting that the developer is from out-of-state. Our local developer's good old boy club is going to have a bit more competition. :) They also chose an out-of-state developer for the Scioto Peninsula, but in that case I wish they hadn't. Their design is so painfully dull and too short. Way too safe when the local designs were actually better and had more varied height levels.
February 27, 20187 yr Does anyone have any info on how the Downtown Commission meeting went this morning?
February 27, 20187 yr ^Looks like it was well received by the Commission. It will be back in 2 months for final approval. A few neighbors didn't like the parking garage extension blocking their views. I'll bet we'll here more of these complaints as Downtown continues to fill out. The building is 173' tall. https://www.bizjournals.com/columbus/news/2018/02/27/developer-of-proposed-15-story-tower-says-it-will.html
February 27, 20187 yr ^ The complaints about a development in the downtown area blocking someone else's views is quite humorous. You are probably correct that we will hear some more of those as taller developments start being proposed. Apparently the 273' number was a typo.... Also, the article states that construction could be underway by the end of the year. If things go really well for this project, Market Tower, and Millennial Tower, we could see all of those under construction at the same time. It looks like our skyline is going to be seeing a lot of changes over the next couple years.
March 1, 20187 yr The High and Gay project. The lot in front of the 667 wine ad is slated to be a twelve story hotel: Last photo! That takes entirely too long on mobile, and now I'm going to be 2 hours late on dinner!
March 1, 20187 yr ^ Always like to see aerial views of that Neighborhood Launch development. With the 6th Street Mews project starting, the only remaining spots left open are the future Mews project across Normandy from it and the northeast corner of Gay & 6th. There was a five-story modern loft-type building proposed for Gay & 6th about 5 years ago.
March 1, 20187 yr The recent Dispatch article about the downtown apartment boom also had a video showing drone views of some of the projects: http://www.dispatch.com/news/20180225/downtown-sees-flood-of-new-apartment-buildings Here are a couple of drone views of the finished Neilston and Normandy apartment buildings as seen from East Long Street:
