Tiny neighborhood launch update...

 

My understanding is that Edwards is gearing up for the next phase of Neighborhood Launch on Gay next to Mews I, currently serving as staging for the Mews II phase of the project.

 

 

While exploring I discovered some finishes are starting to be added to the Gay & High Edwards development.

I will say that while I wish this were taller, I absolutely am loving seeing a complete street wall here for the first time ever. However, parts of the finishes are starting to look really suburban (that cornice and cream color) which is  not something I'm excited to see. Oye.

Pins Mechanical owner cleared for new downtown HQ

The owner of some of Columbus' best known bar brands has gotten clearance to build a new downtown headquarters. 

 

Rise Brands won approval from the Downtown Commission to renovate the historic four-story building at 134 E. Long St., a long-vacant building that will be the new headquarters of the food and beverage group behind 16-Bit Bar+Arcade, Pins Mechanical Co. and the private bar No Soliciting.

 

"I've been in Columbus 20 years," Chief Experience Officer Troy Allen told me. "And that's a building I've always had my eye on."

^^^ I love that this and the Long and Fourth building are being restored to their former glory. We need these brick structures that are still standing, especially if they are more than 2 floors. Just like how the Matan(sp?) building going up in Riversouth preserved the very nice 3 floor brick building by building around it.  As downtown (hopefully-no recession!) continues to infill with new buildings, these will help tie everything together a bit and add a bit of character. God knows that in their current state they are nothing but eyesores. What were they thinking in the 60's and 70's?

The latest proposal for a collection of parcels near the corner of North Third and East Long Streets was approved this morning by the Downtown Commission.

 

The new plan, like the previous one, calls for the renovation of the five-story Westwater Supply building at 154 N. Third St. It also calls for a five-story building to be constructed to the south and east of that building, featuring apartments above ground level commercial and parking.

 

 

Looks like foundation work has begun. The site is fenced in and busy today.

Fifth Third Center's new owner says upgrades are in the cards

 

The new owner of a prominent Capitol Square office tower says he wants it to be a leader in the resurgence of downtown's austere office giants.  Birmingham, Michigan-based ValStone Partners hasn't said much since it acquired the $46.9 million loan to the Fifth Third Center at 21 E. State St. early this year.  But that could change next year as the company looks to reposition the 330,840-square-foot tower for the future, said director Brian McAlpine.

The property includes a historic 15-story portion completed in 1928 and the taller, 23-story tower finished in 1998.  Fifth Third Bank remains a substantial tenant in the building, though it has downsized from its former space of 118,200 square feet.

The Dispatch is reporting that the developer behind the Hayden project -- the 13-story building at 16 E. Broad St. and the 4-story building at 20 E. Broad St. -- has purchased most of the neighboring Broad & High mixed-use project completed by Casto in the mid-2000's.

 

Michael Tomko paid $6 million to acquire the Casto property at the northeast corner of Broad and High streets, which includes the four-story office building at 10 N. High; the building occupied by the Ringside Cafe at 19 N. Pearl St.; and six commercial (non-residential) condos at 2-12 E. Broad St.  The deal also includes a 46-space underground parking garage that was added when the Casto company, the seller of the property, redeveloped the Broad & High project a decade ago.  The buildings are adjacent to the Hayden pair of buildings on Broad Street that Tomko is renovating and received a second round of historic tax credits for earlier in December.

 

The Tomko purchase does not include the residential condos located on floors 5 thru 16 at 8 E. Broad Street.  Casto will stay on as the retail leasing agent for Broad & High, whose retail tenants include Tim Horton’s, Edible Arrangements and Jack & Benny’s Downtown Diner.  Tomko will take over management of the upper-story office space at Broad & High and will combine this management with the adjacent future office spaces in the 16 E. Broad & 20 E. Broad Street buildings.

Michael Tomko may be a lawyer by trade, but he's playing the role of local tour guide these days.

 

That's because the 29-year-old, Harvard-educated Clintonville native is playing a role in the city's history, or rather preserving it.

 

The president of Tomko Co., which specializes in historic redevelopment projects, recently led me through his latest project, a nearly $20 million redevelopment of The Hayden complex at 16-20 E. Broad St. on Capitol Square.

Historic downtown building set for redevelopment, with flashy new look

A New York City developer has taken over a downtown building and plans a facelift.

 

The Zettler Hardware building, 101 E. Main St., is set for upgrades and a colorful new look.

I came across this "COLUMBUS / LOVE" mural photo in the above reddit thread.  Its on the side wall of one of the Lev's Pawn Shop buildings near the corner of Fifth & Main.  Looks pretty good (especially at night) IMO:

^ Interesting coincidence about that COLUMBUS / LOVE mural on the side wall of Lev's Pawn Shop at Fifth & Main.  I screenshot this view of Fifth & Main yesterday while researching that location.  I wanted to show the Uncle Sam's Pawn Shop located directly across the street from Lev's -- forming a Pawn Shop sub-district within the Red Brick District :classic_wink:

The current family owners of Uncle Sam's at 225 E. Main Street are putting the property up for sale and will be closing the pawn shop on April 15.  As the linked Dispatch article put it, "The owners are willing to sell the property to developers interested in an increasingly desirable section of Downtown."  And it is a decent location - within walking distance of Franklin University,  Grant Hospital and a trendy restaurant/nighttime venue cluster at S. Fourth and Main.

 

According to the article, NAI Ohio Equities is marketing the Uncle Sam’s property for $1.5 million.  Around the corner at 317 S. Fifth Street, a smaller 0.9-acre property containing the one-story Meat Packers building (which announced its closure earlier this week) sold in November for $645,000.  According to the article, Dave Anderson and his AB Partners are behind that purchase.  Anderson, president of Homestead America, is building a six-story apartment project at 195 E. Main St. - just west of the Uncle Sam's location.  That six-story project - Harlow on Main - would have 120 one-bedroom apartments ranging from 450 to 550 square feet starting at $950 a month.  Anderson said they have no plans yet for the Meat Packers site, which has 40 parking spaces.

 

The article mentioned that Mike Simpson of NAI Ohio Equities, who is marketing the Uncle Sam’s property, said he already has potential buyers for the Uncle Sam's corner property different from this neighboring six-story project.  Although the current look of the Uncle Sam's property is ultra-gaudy, the three-story brick building at the corner of Fifth & Main is a decent historic brick building that could be incorporated into a larger new-construction project here:

Currently it's been pretty silent, but it was just up for conceptual review and hasn't been back for approvals or anything. 

 

I'm not sure the status of the project but Berardi+ did post an interior image of this project on their instagram back in September (7 months after the conceptual review) saying "Upcoming mixed used project in Downtown Columbus"... so my assumption is it's still being worked through.

This project is currently under construction. I pass by it every day, it's been moving extremely slow (likely due to the extreme colds) but it is moving. They have gone vertical with concrete columns being poured , just have not made it past the first floor yet.

It's the surface lot directly across from The Neilston on the northeast corner of 5th and Long St. Google maps has it labeled as Lot #5.

Good to hear this! Of all of the projects downtown(outside of the highrises anyway)this is the one I want going up. This will make a huge difference filling in that parking lot and hopefully can get the ball rolling for extending the success of Neighborhood Launch north and east.  Not to borrow from you-know-who, but this is going to be HUUUGGEEE!-literally and figuratively as this will have almost the same number of residences as the Neilston and Normandy combined and will be larger in size than either one separately.

This project is now under construction there was significant activity on site today. The site plan was approved 3/6/19 thus releasing the building permit which was approved on 2/12/19. 

Crews were busy with foundation work today.

Yesterday there also seemed to be a few more people on site than normal, I think with the weather finally breaking we are going to see a ton of developments kick into overdrive.

This cluster of 3 buildings(this, and the Normandy and the Neilston)will have close to FIVE HUNDRED units-just in those three buildings. We need these to start extending east down Long. Time for a new(and with some affordable/workforce/student housing)Neighborhood Launch.

Looks like the developments are out of the gates and running now that the weather has flipped... 195 E Main Going vertical!

I guess it's under "Case Studies" but I feel like I missed this ever being looked at by Hyatt? It's not dated so I don't know how long ago it could have been.

 

I do like the design of that hotel, incorporating the current building and adding on. It's probably not a viable project right now. Didn't even know that site was being considered for a hotel. It would be a good spot, IMO.

I don't know, it's seems like they can't build hotels fast enough. Why not this one, it's a good location.
