With that Sherwin Williams new HQ space right on Public Square per the article from KJP,  I really hope they go big here too on the last spot on the statehouse square. Hotel, residential, office, etc.-just something worthy of that last spot.

Did they confirm that they are "going big"?  KJP has said multiple times that they have no interest in building an iconic tower and it is even in that most recent article he wrote.  They are going for a campus setting on the Public Square and Weston lots.  Many of them in that thread are still concerned that they'll waste the Public Square lot with a smaller build.

 

But if they do the 1.8 million sq feet in a campus setting, we'll literally be having the same thing being built on the Peninsula at the same time, and possibly more considering the Peninsula project is 2million sq feet of office space ON TOP of the residential and retail.  It will be interesting to see if SHW goes mixed use.

Well that is 1.8 million square feet plus 2,000 parking spaces on only three parcels totaling about six acres so I think there will be some height. "Going Big" in this case does not mean a supertall lol, but just another skyscraper to join the rest around the square here-as in not just 12-15 floors max. 

 

And yes I am pleased with the buildout that we should be getting on the peninsula as well. I am just going to be optimistic here. Why not? And of course just filling in those surface lots will be great. I just hope we get something really nice and appropriate here.

Yep, I didn't mean to come off snarky.  Just that I can't really tell what IS and IS NOT confirmed in that thread.  Some people were talking about rumors of a 650' tower being announced today and then KJP is saying no iconic tower.  Hard to tell.  I guess I'll just wait for the official announcement from SHW.

 

And just wanted to point out that we have a lot of excitement coming as well.

Well I think with the land they are working with and the amount of space they need I think they will have to go big(at least 100 meters)somewhere to get 1.8 million square feet of office space plus 2,000 parking spaces on just those three parcels. I never mentioned anything about height or those rumors. Who knows? I just hope the architecture and design is good, they get something really nice, and it is very pedestrian friendly and interconnected to the areas around it.

 

And I hope we get something similar(not necessarily 1.8 million square feet lol)but just something with some height and variety-I just hate the surface parking lots on the statehouse square.

 

And yes, we are having all kinds of things to follow-The Stadium and village, North Market Tower, the new Hilton Tower, Gravity 2, the 12 story proposal farther down Rich in East Franklinton, Whatever will be built on the final empty spot on McPherson Commons, The Peninsula build out, etc. etc.

 

* I am also just pleased that an Ohio city in not losing a HQ to some sunbelt city like Atlanta or Dallas or Austin.  And maybe this happening in Cleveland will push Cbus to try to go a bit bigger...you never know right?  ?

I think filling in the parking lots in both locations is a win for Cleveland and Columbus. 

 

The Public Square development has been a rumor for 20+ years in Cleveland and the Peninsula in Columbus for 10+ years.   Overall the 3 C's have a ton to be proud of when it comes to urban development. 

 

Really wish NCR and GE would've stepped up at the Banks a decade ago; NCR just moving to Cincinnati versus Atlanta would've been a huge win for SW Ohio.  Their HQ in Atlanta is very impressive!

Arts Council to move to historic downtown building

 

The Greater Columbus Arts Council said Thursday that it will move in early 2020 from its current location in Chase Tower to the historic Winders Motor Sales Co. building near the intersection of North Fourth Street and East Long Street.

 

The move to 182 E. Long St. will provide the organization “with street level presence” and a community meeting room that will give Arts Council constituents “improved access to resources and staff,” according to the organization.

 

“The Arts Council has been searching for a space that would provide better access for our constituents and the community for nearly six years,” said president and CEO Tom Katzenmeyer in a statement. “After looking at more than 20 buildings throughout downtown and near downtown neighborhoods, we are delighted that we have finally found a building that checks all the boxes.”

The Hayden - which is the renovation of two historic Capitol Square buildings (the 13-story building at 16 E. Broad Street built in 1901 and the 4-story building at 20 E. Broad Street built in 1869) - has been silently proceeding, according to this report from CU.

 

Michael Tomko, President of the Tomko Company, said that the project is now about 40 percent leased.  Tomko also said that an agreement is now in place to lease the ground floor of 20 E. Broad Street – a prominent space that featuring large windows facing both Broad Street and Pearl Alley.

So like....that glass is the fourth wall of the pool and we will see people's bodies from there? On High Street? I don't think I'd feel very comfortable swimming there, lol.

Yeah, it's a really strange choice especially for Ohio where the pool will be drained/green a solid 6 months of the year. The design element was included in the early renders and I was actually shocked it was something that stuck and didn't raise any eyebrows through commission reviews; Edwards doing Miami FL things in Ohio *shrug*. 

 

I can't possibly imagine any way a pool full of intoxicated YoPros overlooking the street could backfire for pedestrians walking below -_-

There is a complex in Indy with a similar setup, a bit odd but not out of the ordinary.

First up is 230 E Long St. The massing is complete and windows are being installed on all sides of the structure.

That's some good framing work on the Schottenstein building, which is what probably pisses me off most about them as a whole.  This family has the money and know-how to do some great things, just make them happen.  A lot of these developers are getting pretty good returns on some pretty mediocre builds.

I don't think the Dispatch property project will be a significant tower.

I don't think that quote really give us any indication one way or the other. I doubt we will get a "significant tower" (i.e. 30+ stories) but I don't think it's out of the question for us to end up with at least one ~20 story building. Even something in the 15-20 story range would have quite the impact. 

 

One component that could certainly drive up the height would be hotel use. I'm surprised we haven't heard anything about them trying to incorporate some hotel use given the centralized location of the lots and the need for hotel rooms in the downtown vicinity. Getting a someone like Marriott or Hilton to sign on using one of their boutique brands could easily give us a 10-story bump in terms of height.

Small project update/bump for the Schottenstein residential project at 3rd & Long

 

Facade repair and restoration happening on the original structure along 3rd St.

I wonder if that is why they didn’t include the 2 story building. If they eventually sell that budget I feel like another building can actually go there. Even with windows facing that side.

So at one point the developer mentioned they had tried to buy the Budget lot but had been unsuccessful.

 

I just looked up the property records and the Budget property changed hands to "THIRD & LONG SRR II LLC" in September 2018. The property being developed now is owned by "THIRD & LAFAYETTE SRR II LLC." Both have the same owner address, which is Schottenstein Property Group's office.

 

So it seems Schottenstein was eventually able to buy that corner property but must be planning a second phase to finish up the block.

The Rhodes Tower Modernization Project has a website:

On it they have some drone photos from January 5th. This project isn’t very interesting, but the drone photos show a lot of other projects around downtown.

More out of state developers please!!  No offense to the local developers, I could get into an off topic tangent on my feeling on them, but keep the out of state developers coming to create more options and competition and our local developers on their toes.

 

Also, just in general, I realize on these forums we all strive and desire high rises, but I have to say in the decade I've lived in Columbus, when I actually think of the amount of infill and density that has been built on almost all surface lots, it's actually quite amazing!!  With only more to come!!  I would love to find a way to put together a map highlighting the infill projects from 2010 - 2020.  If anyone's good with maps and doing this have at it haha

One of my favorite projects by far. It looks great and fills in a huge section. Hopefully it fills up good and the developer builds more and higher. Also agree with the out of state developers. I think once a few are here and show that they can make money, it will bring in others. 

Just here to point out the unnecessary width of Broad Street.... ?

Not sure what the plan or scale of the project will be but it looks like the owner of 199 E Rich is gearing up to redevelop the property.

All the application reveals is a mixed use site plan submitted and that Korda is the engineer on record and Bluestone Brothers are the developer. Bluestone developed 223 E Town just down the street, with them I don't imagine it'll be any kind of mind-blowing project but it will likely be a solid addition to the area. I imagine we will see something soon at a Downtown Commission meeting if they are already permitting site plan. Looks like they own the whole block according to the auditors site.

Other than that corner building, which could easily be incorporated, that's quite a chunk of land once the warehouse style buildings are cleared. Hopefully something decent.

Really disappointed by this update, but it's not all that surprising considering the project hinges on landing a major office tenant. With office needs in complete upheaval, it will take time to determine what will be viable in the future.

I've thought about the future of offices a ton during this whole thing and I think this is the resolution.

 

There will be a lot of people who will ask for and be granted the ability to work from home here and into the future.  I think companies have seen that it can work and save them a ton of money. 

 

On the other hand I think you will see companies that have to be in the office keep the demand flat to a slight increase as they try to space their workforce out at least in the near term.
