The lightness of the materials on the Denver project(can't remember what it is called)will be a nice contrast to the relatively darker colors of The Normandy and The Neilston across the street.

Truly baffling how good the masonry looks on the middle section of the building in comparison with... the rest of the building. The pool is honestly at least cool and different.

Am I wrong in thinking that the Edwards garage was originally proposed for the corner of Sixth and Long (not Neilston and Long)?

Looks like a Bank One branch from the '80s.

i can’t unsee the dryer vents that are stuck halfway between the cornice and the masonry.... causing them to protrude from the masonry

Don't mention stuff like that! Now I will never be able to unsee them either. lol  Now that is the first thing my eyes go to.

 

The section that is 3/4 of the way north on this looks good(just north of the pool). The section just south of the pool looks so cheap and wavy that they might as well have gone with the full crumply can/paper bag Gehry look.

That building is turning out so nice. I can't wait to see it with the sidewalks and street trees installed. Good to see an out of state developer come in and build a great looking building that looks exactly like what they originally proposed. It's not that hard. 

It does look great but if you take away the cool paint job this is a really basic EFIS building with no architectural details. I'm amazed the paint job alone can make it look praise worthy but it works.

So true — the section north of the pool has very high quality finish work and *mysteriously* no dryer vents? Am I missing them? 

I'm amazed at how well that zig-zag treatment turned out.  For all the complaints we have about the detailing on some developer's projects in C-BUS, this one was excellently executed.

The seven-story 236-unit Industry Columbus (aka The Denver Project) isn't finished yet.  But according to the below linked article, "the first tenants moved in June 5 when the complex’s top two floors opened for occupancy":

It sucks because the building on the left, in the second picture, looks so good. If they could have done that on the whole building, it would have looked great, even at a lower height.

The true value of this development is if we get a large-footprint retailer out of it (*cough* Marshalls *cough*). Otherwise... Yea, it's an unfortunate project for the Edwards "urban" portfolio.

There was at one time a rumor that an urban Target was landing here but I’m not sure what happened to that. You’d think that would spark a ton of foot traffic in the area.

Despite the The Nicholas project's goofy appearance, it did remove a very large swath of parking in one felt swoop and hem together an entire city block along High St. Hopefully that leads to better, denser, taller developments in the downtown core (e.g. Harmony Tower).

 

A large-format urban retailer in this building would be a nice fit and really add more the value of the development, as mentioned. Not sure of the viability of such a venture in the current environment, but hopefully in the somewhat near future we'll see something grand in there.

Whole Foods or a Trader Joe’s would be so nice. Probably won’t happen for a long time. I also think downtown will need a big name gym at some point. I live downtown and LA fitness in grandview is very crowded. A planet fitness or (wishful thinking) a lifetime fitness somewhere downtown would make sense.

One would think a nationally-branded gym would be perfect for downtown. There used to be one in the 5/3 building overlooking Capitol Square - not sure what happened to it. My guess is that a lot of the recent residential development in and around downtown has small gyms as part of the building amenities, lessening the need for commercial fitness centers. 

Yes, armies of small gyms making monster gyms unnecessary. That was the story in Grandview before the LA Fitness.

Hi.  Anybody have any idea what Edwards is going to do with the lot west of Mews II and south of The Neilston apartment building?  They've scraped the lot and it looks like they're prepping for something.

I remember someone saying that is owned by a Schottenstein company or something. So I’m sure it will be removed at some point.

LOL it really does. I am surprised I like a building with the Schottenstein name attached to it given ARSHOT, Millennial Tower, that Central Station or whatever proposed for the railroad ridden sites east of the new Crew Stadium site(including the infamous triangle)etc.

I think they are finishing it with metal, at least it looks like metal in the renderings.

Will it be brown metal? I also do not like the colors on the single family home renovation(inside or outside).

Sorry I thought you meant the beige color on the Schottenstein building. Have to think the single family and that beige will probably be painted

As an Ohio University grad, I couldn't be happier for Jackie O's. Hopefully they do some work to update the facade. This was never the most "welcoming" taproom in terms of street presence.

For some reason I never saw this building like this, but it definitely has a Harrisburg Pike vibe

You have to hand it to them...they did a great job of matching the architecture of the neighborhood. Unfortunately that architecture is Budget car rental office hahaha.
