Normally I say go ahead and build. But knowing what was planned here, and knowing the population influx we have coming—with this I agree, and say wait until the funding/lending is better, and do this right.

The Columbus Metropolitan Housing Authority is moving forward with the redevelopment of the former United Way headquarters in downtown Columbus.

 

CMHA submitted new plans for the project at 360 S. 3rd St. to the Downtown Commission, which will meet next week. The project has been retooled from a 12-story, mixed-use building into a five-story, residential-only building.

 

Bob Bitzenhofer, vice president of planning and development at CMHA, said the project's scope changed due to funding sources. CMHA had originally planned to use a 4% Low Income Housing Tax Credit and other gap financing for the project, but because of a technical issue with downtown Columbus' Census tract, will now be using a 9% tax credit, which had different building criteria.

 

"We had to size the project down to fit into that program," Bitzenhofer told me.

Alley activation: Downtown Columbus Inc. temporarily turns street into community space

 

The Cherry Street alley in downtown Columbus has been temporarily transformed into a space with seating and yard games.

 

The area, dubbed the Cherry Pit, is on a section of Cherry Street that Downtown Columbus Inc. has closed between South 4th and Zettler streets from Aug. 16 to Oct. 13.

 

"This is something that we heard loud and clear from the downtown strategic plan," said Madison Cole, spokeswoman for DCI. "We're making a place for people to sit and play, rather than a place for cars."

Then they should wait, and do what was approved. United way went with them because of the proposal they put forward. This isn’t that proposal and is super annoying.

Per the article it’s a census tract issue. CMHA can’t build projects that they cannot fund. I guess it’s a federal funding rule? I’d rather see affordable housing built sooner than later, the need is great.

Eh, I would rather they build it somewhere else and wait for this location. The lack of retail is stupid also.

Agreed, there's no reason a new building downtown should be reduced to 5 stories and being only residential. 

Unfortunately it's harder to finance buildings with retail because of Amazon.

Downtown commission should make it a hard and fast rule to NOT allow any new surface parking in downtown EVER again...

These developments are all a failure. There is NOTHING in this article stating how they will help those individuals gain skills and careers that allow them to make more money to move into a non-affordable development, or even better, purchase their own home. That's a missing link I hear few ever talking about.

What a disappointment. The only saving grace is if we can additional concurrently next to this one and do organic build-out vs some of the mega block structures.

A press release sent out this morning by Huntington Bank did not have any specific information about what will become of the buildings, apart from the fact that they will be preserved, that the bank will maintain its historic branch in the 17 S. High St. building, and that Downtown Columbus, Inc. “plans to redevelop the historic mainstays into dynamic spaces.”

Sorry, I should have kept that part in there. I’m hoping they don’t under achieve with this. There is room to add another building and make this little section a true downtown gem.

Huntington Bank to sell three buildings to Downtown Columbus Inc.

 

Downtown Columbus Inc. will redevelop three downtown buildings at the corner of Broad and High streets.

 

Huntington National Bank announced Thursday that it agreed to sell the three downtown commercial buildings that it solicited proposals for at the beginning of this year.

 

Downtown Columbus Inc. will purchase the Huntington Plaza at 37 W. Broad St., the Wyandotte Building at 21 W. Broad St. and Capitol Square Building at 17 S. High St.

 

The purchase price was not disclosed.

1. Historic Huntington Bank Building has huge potential for a higher end hotel with an elaborate lobby/lounge/restaurant and bar.

2. Wyandotte I think could be converted to condos.

3. 1960's era building could be the mix used of ground floor restaurant/retail, it has nice patio space.  Office and apartments above.  Likely mostly apartments IMO.

 

No matter what ends up happening, there are so many awesome options ahead for this collection of buildings!

I've always loved this pocket park, it reminds me of Paley Park in NYC but without a water wall:

100% it would be tight, but I think something even just 5-6 stories high would be awesome. It would just finish that area and make it even more dense. The smaller building 100% should stay.

100% they should build out the corner. If we could lure any type of flagship retail use this would be a fantastic location for it and help put some street life back into the center of downtown

Downtown Columbus Inc. will buy trio of Huntington buildings. Now what?

 

Three downtown Columbus buildings are slated for redevelopment, and though plans haven't been released, downtown supporters say a project of this scale could be transformative for the neighborhood.

 

Downtown Columbus Inc. will purchase the Huntington Plaza at 37 W. Broad St., the Wyandotte Building at 21 W. Broad St. and the Capitol Square Building at 17 S. High St.

 

Amy Taylor, president of Downtown Columbus Inc., said the firm plans to buy the trio of buildings by the end of the year.

 

"The announcement (Thursday was) the first step," she said in an emailed statement. "Now we’ll begin the due diligence process with an eye toward closing at the end of the year, at which point, more details on plans will be available."

CMHA to revise design of downtown apartment complex

 

The Columbus Metropolitan Housing Authority is tweaking the design of its latest project in the hopes to start site work this year.

 

CMHA submitted new plans for the project at 360 S. 3rd St. to the Downtown Commission, which reviewed them on a conceptual basis this week.

 

The project has been retooled from a 12-story, mixed-use building into a five-story, residential-only building. Dubbed AspireColumbus, the apartment complex now will have 82 units, down from 136.

Is The Char Bar a parcel that was intended to be developed but that particular portion was slated to be saved? If so, I'm ready to start spinning a conspiracy tale. It was a targeted attack by the developers! Guy wasn't drunk, he was sober and hired to smash into that building so the developers can get the building condemned, demolish it and build whatever they want!

I don’t think anything has ever been proposed there. Hopefully they can get the building fixed and just continue as is.

Nevermind, looks like it's for equipment lifts to the rooftop of the Continental Centre at 150 E Gay. I found the right-of-way occupancy permit and it looks like that section of Gay is slated to be closed for around 40 days.

That project will include a rooftop amenity deck. Probably need to hoist the pool!

100 N High will have a rooftop (hoisted) pool as well. Add in the Nicholas and the Renaissance, that's four rooftop pools within a few blocks.

It looked to me like they were hoisting HVAC equipment today, but yea I'm sure they'll have to hoist the pool eventually as well.

I'm assuming it would have been cost prohibitive to swap out the windows. They are placing state of the art air handlers on the roof to provide fresh air to the units. They hope to add about 400 new residents downtown.

Love how many people this project could add. Add in the Edwards buildings along Gay that showed up in the bike trail renderings and this area could be super lively in a few years.

Preston Centre (PNC Bank) windows don't open either, do they? I wonder if the same considerations were taken in that building with its residential conversion.
