"Located along East Gay Street, between Fifth and Sixth streets, 'Bishop’s Walk' will accentuate the architectural diversity of the neighborhood; displaying a very traditional brick facade and will be set back from the street overlooking what will be the only promenade park in the community."

Another Gay Street building to be put to use

The revitalization of Gay Street continues with the renovation of a vacant building between High and 3rd streets Downtown.  Columbus developer Tom Fortin plans a street-level restaurant topped by two 1,800-square-foot residential lofts at 51-53 E. Gay Street.  Fortin is in the process of buying the building from DeMond Investments, he said.  The DeMonds operated Capital City Photo in the building until several years ago.

 

This is the second recent project for Fortin on Gay Street. He recently helped attract local luxury brownie-maker Sugardaddy's to the former Modern Finance building, now being called the Cube, at High and Gay streets.  Fortin plans to begin renovations on the 51-53 E. Gay Street building this summer, with completion expected by November.

Parking garage purchase clears way for old police HQ development

The city of Columbus has purchased a parking garage near City Hall to make way for a $27 million renovation of the former Division of Police headquarters building for other city operations.  The garage at 98-102 N. Front St. was acquired out of receivership July 30 for $2.3 million.  Officials expect it will take $1.5 million to renovate the structure to accommodate 380 to 400 vehicles.  Columbus Finance and Management Director Paul Rakosky said use of the garage by early next year will allow the city to close an employee parking lot on West Gay Street between Front Street and Marconi Boulevard.  That will clear the way for renovations to the 80-year-old police building, set to begin next spring.

 

The city in October 2008 unveiled plans to renovate the old police headquarters, which was built in 1930.  The building has been empty since the current police headquarters was opened next door in the late 1980s.  In the late 1990s, the city removed asbestos from the 98,500-square-foot building and installed a new roof and windows in anticipation of redevelopment.  Once renovated, plans call for offices of the city attorney, Civil Service Commission and income tax and purchasing departments to move into the building, which will include a 27,000-square-foot addition.

 

Relocation of those operations would allow the Department of Development to move into City Hall from city-owned properties at 109 N. Front St. and 50 W. Gay St.  Much of the lot would become a park, according to the city’s master plan for the site.  The building at 109 N. Front would be demolished with plans to ultimately develop a parking garage there.  Rakosky said plans are to sell the former Beacon Mutual Indemnity Co. building at 50 W. Gay, which the city has owned since 1978.

Another great looking project replacing downtown parking lots.  Is there a current aerial map of downtown Columbus that shows planned and current developments?

great looking project.  need more like this throughout the state.

They're already prepping the dirt lot next door.

 

Are you talking about the area immediately east of the current construction? That's probably the second half of Bishop's Walk. It will be one building when completed, but they halved it for construction so that they could start selling units in one before moving on to the second half. Smart move to build piece by piece when the market is tough.

I know I said in another thread I wasn't thrilled about the location for these, but seeing them, I really like how they look.  Glad to see something that lives up to the renderings.

The second half of the new Bishop’s Walk Condos at Neighborhood Launch has officially broken ground, which will add an additional 14 residential units to the development. The first half of Bishop’s Walk was announced back in February and construction will be wrapped up by the end of September.

Downtown condo project moves to another phase

 

Edwards Cos. has begun work on the second half of the Bishop’s Walk section of its Neighborhood Launch project along East Gay Street.  Duffy Construction Co., the developer’s affiliate, in late August began digging foundations for seven townhouses, six garden flats and a “bridge” condo over the Bishop’s Walk driveway.

 

The first 13 Bishop’s Walk units – seven townhouses and six garden flats – are expected to be ready this month.  Edwards says two of the townhouses and three flats are in contract.  The condos range in price from $195,000 for a 704-square-foot flat to $515,000 for an 1,800-square-foot townhouse with two bedrooms.

 

So far, Edwards has built 60 condos on East Gay and North Fifth streets.  Edwards’ Neighborhood Launch project is expected to have about 300 condos in all.

An update - of sorts - about the former Central Police Station (former Police HQ Building) from ABC6 News.  Not really any new information.  But their video crew did provide a nice tour of the unrenovated interior.

 

City Building Sits Empty 20 Years, Millions of Dollars Later

 

COLUMBUS, Ohio -- A waste of space.  That’s what some people are calling a particular bit of prime real estate located in downtown Columbus.  This, despite the fact that the City of Columbus put millions of dollars into the former Central Police Station.  Now, the only tenants residing there are a few rodents.

 

The building has remained empty for about two decades, ABC6 Investigator Chris Koeberl discovered.  To the south of it, there’s Columbus City Hall.  The to the north is the headquarters for the Columbus Division of Police.  In the middle sits a building that’s been locked up for about 20 years.  Once inside of it, it’s easy to see the history of the one-time police station.

There is an update on this project from the Dispatch's recap of the last night's Columbus City Council meeting:

 

"The council also approved borrowing $27.25 million to renovate the old police headquarters, which has been sitting empty north of City Hall since the 1990s.  The project is part of a plan to remake the City Hall campus, including a park at the end of Gay Street, demolishing a city office building at 109 N. Front St. and possibly building a parking deck there."

 

The update also included a revised rendering.  It still has the glass wall addition to the east of the original Old Police Station Building.  The glass wall addition gets toned down overall.  The corner section is much less wild than the previous 2008 rendering:

Although I really like the overall civic campus project, I'm personally not too crazy about the glass addition.  But I think this rendering looks much better than the previous one.  The previous one had the effect of throwing a spider web over a beautiful building.

It's...there, I'll give it that. This concentration of density, thanks in no small part to one mega project next door (Neighborhood Launch) and the new five story dorm building across he street, is what was lacking when all those new build condos were being built as isolated structures all around downtown. Gay St proves that the way to go is working with the best you've got and expanding from there one block at a time.

Some photos from last month showing the construction progress of The Abigail (ugh, that name).  At the beginning of January 2011, the building was up to the 5th floor.  The first two photos are from Gay Street looking east toward the corner of Grant & Gay.  The third photo is looking west at the building from Gay Street.

A more recent construction cam image from the project's website shows the project is up to the top floor (7th floor).  The view is from the south on a neighboring law firm roof.  Unfortunately, this construction cam installation only faces an alley side view of The Abigail.  Which means we can't see the progress of the main facades facing Grant Avenue or Gay Street.  But it is their cam and their website.  And better than nothing.  So here it is.

Most of the buildings to the right of the construction site are part of the CCAD campus.  The newly renovated Broad Street Design Center is closest to the camera.  The newly constructed Residence Hall is just to the right of the Abigail in the image.  The rest of the CCAD campus - including their iconic "ART" sign - is further to the right.  You can also see part of the Columbus State campus in the distance.

I've been frustrated that they left the parking area at Cleveland & Gay (the easternmost portion of what I thought was the entire parcel) but then went all the way to the edge on the south, west, and north sides. My frustration was just nixed after looking at the auditors site, they only own the land that the building footprint is on so kudos to them for not adding a surface lot by reducing the footprint.

Agreed.  Those beautiful condos resemble townhouses in places like NYC, Dublin, Edinburgh, and London.  A real class act!

Looking good.  How have presales been?

Must be decent, because they were waiting to get enough before they started on the next set of town homes. There are going to be around three blocks worth of these when all is said and done.

Those look amazing...  that developer/architect will hopefully be getting a lot of phone calls from around the country!  We need more of that... everywhere!

I like that streetscape.  It looks convicining as infill.  I can see how this could be a model for the downtown area, weaving units like this into downtown.

According to the project's website, the unit sales are as follows:

 

1) FOURTH STREET BUILDING (Blue building at Fourth & Gay) - 7 of 8 available units sold

2) PARK BUILDING (Building on Gay Street with landscaped courtyard) - 17 of 17 units sold

3) CONTEMPORARY BUILDING (Fifth Street) - 17 of 21 units sold

4) BISHOP'S WALK (Phase One) - 6 of 17 units sold + 2 in contract

Dunkin Donuts Evicted From Broad & High Building

COLUMBUS, Ohio -- Deputies were outside the Dunkin Donuts at the Downtown corner of Broad and High streets Tuesday morning.  Franklin County sheriff's deputies were outside the Downtown doughnut shop as furniture and equipment were being loaded up and trucked away.

Over in the Dunkin' Donuts at Broad & High - Evicted discussion at Columbus Underground, it was noted that the two national chains (the Soup Nazi and Dunkin Donuts) that located at Broad & High have both been evicted for failure to pay their rent - while the two local restaurants (Burgers Dogs & Fries and Cafe Lola) have been doing just fine.  Interesting.

I don't understand the mindset here. They were planning on opening other locations in and around the city, so wouldn't it be better for them to have one of the first stay open to get more demand than let it get shut down? Oh well.

Is it a franchise? I doubt it has a decent profit margin to begin with and the rent at Broad and High is probably killing them.

Tim Horton's to replace Dunkin' Donuts at Broad and High

 

Tim Hortons will replace Dunkin' Donuts in the Broad and High street retail space Downtown by mid-May.  Casto, the building's developer, confirmed the move a week after Dunkin' Donuts was evicted for nonpayment of rent.

 

The chain started preparing the space today to be converted to a Tim Hortons. Opening day is expected on or before May 14, said Mike Meilleur, senior vice president of the company.
