Former Bush mansion finding ready condo buyers

Columbus developer Pizzuti Cos. is pleased with the reaction to its redevelopment of the former Samuel Prescott Bush mansion in Marble Cliff.  The developer's president, Joel Pizzuti, said buyers have put five of the planned 21 Prescott Place townhomes surrounding the mansion into contract, with four other units reserved.  Not bad for a project where work on the first three-unit building has just entered framing of the second floor.

 

The townhouses at 1560 Roxbury Road cost about $640,000 on the low end and will top out at about $750,000.  Samuel Prescott Bush, President Bush's great-grandfather, built the mansion in 1908 while he was president of Buckeye Steel Castings in Columbus.  The Carmelite Sisters for the Aged and the Infirm bought it in 1948 and expanded the building to serve as St. Raphael's Home for the Aged.  That operation for Catholic workers relocated to an area near Whitehall.

Prescott Place a work in progress

First residents in upscale development expected this summer

The first residents of the Pizzuti Companies' new Prescott Place condominium development are expected to move in over the summer.  "We've already sold seven of the units with an eighth sale pending.  That's a third of the units sold before our model home is even open," said Joel Pizzuti, president and chief operating officer.  "We're really pleased. There has been exceptional interest in this development," he said. "It says a lot about the quality of the development and the attraction of living in Marble Cliff."

 

The development on the former St. Raphael's Home for the Aged site will have 23 condominium units -- three each in seven new buildings and two in the original Bush mansion, which is being subdivided.  The Bush mansion's design serves as the defining character for the other buildings in the development, Pizzuti said.

Walker posted this interesting little tidbit about a luxury housing developer offering a Smart Car with a condo purchase.  Prescott Place is in Marble Cliff, which is a small village located between Grandview and Upper Arlington.  It's a decent enough infill project (if you got the money, of course).

Last week The Pizzuti Company announced an interesting new incentive for moving into their Prescott Place development in Marble Cliff: a free Smart Car.

 

Yep, that's right. If you move into one of their 23 new luxury condominiums between now and June 30th, a free Smart Car will come along with it.

Developer returns to Marble Cliff with downsized 5th Avenue project

 

A developer has reworked his plan to convert a historic 5th Avenue mansion into a new residential development.

 

A new plan for 2015 W. 5th Ave. proposes condos in front of the historic mansion, which would be preserved.

^This seems like a good compromise. Add some density and preserve the Packard-designed mansion.

Ah, the Old Prescott Bush Mansion Trick as seen at the other end of Marble Cliff.

This does seem like a good compromise and this has actually been done several times in Marble Cliff. Not only with the Prescott Bush mansion, but two others as well.

 

The Warlick mansion at 1599 Roxbury was converted to four apartments and has apartments built around it hiding it from street view (Roxbury Arms) - http://www.ghmchs.org/tour-pages/rox-arms.html and http://www.thisweeknews.com/article/20150825/NEWS/308259596.

 

There is also another mansion on roxbury called the Casparis Castle that while the house wasn't broken up into sub units, the carriage house and land around it was built on (10 Arlington Place). New Plan Calls for Preserving Marble Cliff Mansion

 

The developers behind a controversial proposal for a prominent site in Marble Cliff have changed course and now plan to preserve the historic mansion at the heart of the property.

 

F2 Companies and Elford Development presented the updated proposal to the Marble Cliff Village Council Monday night, and plan to return to the council on August 20 with a more detailed presentation. Village residents and other interested citizens will have a chance to weigh in on the new plan at that meeting.

 

“We believe that by incorporating the mansion in the development, we are creating a site that fits better within the Village, and better serves the wants and needs of the residents in the future,” said Ted Foster, of F2 Companies. “By retaining the historically significant mansion, we hope that we are preserving one of Frank Packard’s most well-known buildings.”

Developer shares retooled plan for prominent Marble Cliff mansion

The latest proposal for the project appears to have gained traction in the northwest Columbus village.

 

The historic Arlington Manor property, 2015 W. 5th Ave., has been proposed for redevelopment for a few years.

News from Columbus Business First about property at the northeast corner of Dublin Road and W. 5th Avenue in Marble Cliff being purchased by AEP.  It appears that AEP - which owns an electric substation on part of the property - will be expanding there in the future.  This is a few miles northwest of downtown along a portion of Route 33 that is Dublin Road and just before it turns into Riverside Drive.  Its a pleasant urbanish/suburban drive along the Scioto River from the City of Grandview Heights to the Village of Marble Cliff - where this property is located - and just before you would enter the City of Upper Arlington.

 

As you can see from the aerial photo below, this corner of Dublin & W. 5th is relatively isolated because of the railroad tracks that arc across the backside of the property.  The local Spectrum offices are across 5th Avenue from this newly purchased AEP property.  More about this in the article excerpt below the aerial:

AEP buys prominent Marble Cliff office buildings near Upper Arlington

 

Several businesses in Marble Cliff may be headed to new homes as Columbus-based energy giant American Electric Power Company Inc. considers expanding a nearby substation.  AEP bought the pair of office buildings at 2200 and 2300 W. 5th Ave. in a sale that closed Aug. 31, according to the Franklin County Auditor.  The power company paid $5.15 million for the 5-acre property, according to property records.  Columbus-based Capitol Equities had owned the properties since 2003.

 

The buildings are immediately south of an AEP substation, and could be demolished for more power infrastructure.  Such an investment would require approval by the Ohio Power Siting Board, which reviews major energy facilities. ... Such a move would be a departure from a land use plan the village put forth in 2016. ... Termed the "Grandview Tech Center," the buildings sit on the prominent northeast corner of the 5th Avenue intersection with Dublin Road and are home to several notable businesses, including fast-growing Zipline Logistics.  The third-party logistics company, which just appeared on the 2019 Inc. 5000, moved its headquarters to the distinctive 17,800-square-foot, two-story W. 2300 5th Ave. building on the corner in 2014.

 

To the east, the three-story 29,500-square-foot office building at 2200 W. 5th Ave. was built in 1970 and houses several smaller businesses, including Coastal Ridge Real Estate, PDS Planning Inc., TeamDynamix and others.  This property, which was last updated in 2007, was formerly part of the Highlights for Children campus and housed its Zaner-Bloser division until that group relocated to Highlight's Watermark Drive campus and it was converted to a multi-tenant office space.  AEP said it has informed these employers of the purchase and potential for redevelopment.

Luxury condos planned for 5th Avenue site near Grandview

 

An old mansion in Marble Cliff is being redeveloped into luxury condominiums.

 

Upper Arlington-based Vision Development is transforming the mansion at 2015 W. 5th Ave. into two three-bedroom condos (complete with "mother-in-law suites") and adding 14 more units on the property. Condos will be one-, two- and three-bedrooms, said Brent Wrightsel, the firm's owner.

 

"This is a one-of-a kind property," Wrightsel told me. "There is nothing like this on the market."

Whoa, I didn't know this was happening. Pretty cool! These are condos, too! I wonder how much they'll cost, lol......

They have some listed already and the 2 bed 2.5 bath 1200 sqft one is $629,900 and also has a garage 

 

The 2 bed 2 bath 1345 sqft one is $599,900 and also has a garage 

 

The 3 bed 3.5 bath 2300 sqft one is $849,900 and also has a garage

Anyone know the size of the lot the mansion sat on? Those units all look really close togetehr and to the home itself. I do somewhat like the mini-village effect from the indvidual buildings as opossed to a few larger buildings competing for visual competiton of the overall site. Honors the original home. But I wanna know how many acres the site was prior to the buildout.

According to the auditor website it is 1.25 acres

I would be interested in seeing an aerial view of this, it looks like it’s almost all asphalt, which wouldn’t be enjoyable to me, but to each their own.

No this is honestly one of the weirdest and least appealing “redevelopments” that I can remember.

 

To quote my dad, this development reminds me of “trying to fit 10lbs of sh*t into a 5lb bag.” 

Kinda reminds me of 1970's era apartments but with more paving.

Reminds me of what they did to the Bush mansion around the corner. The Bush mansion could have been a neat tourist draw.

Probably for the low maintenance. There's a development on S Ohio Ave and Franklin Ave that looks very similar...

You can add low maintenance greenery that would look good. It would have taken some more creative design, but it is possible.
