19-Story Building Proposed for Rich Street Downtown

“Local developer Bluestone Brothers is bringing a proposal for a 19-story building to the Downtown Commission this month.
 

Renderings and elevations along with a project narrative were submitted to the city in advance of the meeting. 
 

The development, called The Estrella in the application materials, would have 180 apartments and a 250-space parking garage. The first floor of the building would hold about 10,000 square feet of commercial space, while the sixth floor would hold office space, resident amenities, and a large outdoor space featuring an infinity pool. The building would be topped with an 8,000-square foot rooftop restaurant.

 

Located at the southwest corner of East Rich and South Young Streets, the development would require the demolition of several one-story buildings, but would not extend to the stretch of buildings along South Fourth Street that hold Dirty Franks, 16-Bit Bar+Arcade, and other businesses (those buildings are not a part of the proposal).”

Awesome! Based on the renderings, it looks like the parking levels will be hidden pretty well. Let’s make it happen!

 

This little section could end up with a nice little cluster of high rises over the next decade with this, the Greyhound site, and the Holiday Inn lot (if that can ever be resurrected). This entire district of downtown is ripe for redevelopment with the number of one story buildings and surface lots that currently exist.

Plus the United Way 12 story is pretty close too. All of this could be a huge game changer for downtown. 

The renderings on CU look great! This should be about as tall as the first north bank condo tower, or very close.

Pretty sure we are going to see like 10-20 of these over the next decade as they push for 40,000+ residents and the obvious population boom in the pipeline for Columbus.  Just getting started...

edit: thought this was going in the holiday inn parking lot, but it’s behind dirty franks.

This was the one I was referring to guys!

Hopefully with all of this, the holiday inn lot gets brought back and they build a 15 story there. Then the gray hound lot gets a 30+

That's not off the table if this is a 19 story and a demo. This area is more landlocked than it seems...

They could always put a small parking garage now in the 125 by 187.5foot  block between Zettler, Cherry, Young, and Main. You know, GFR, and a couple hundred spaces for businesses in the area-and to serve a 30 story tower on the rectangle at the northeast corner of Main and Fourth. The way things are going you never know.

 

*I wonder if we are seeing an "Intel Effect"?

Yeah I’m not sure if by market they mean north market style or an actual grocery store.

It sounds to me like they're targeting the "marketplace" concept the city has been kicking around funding in a few locations downtown

I know it was called the Central Market-but I was hoping for something like that where it used to be-at the Greyhound site. Maybe this place could have an Aldi or Trader Joes and we can get a new old central market in the Greyhound development which you promised us would be 30 floors?/s

Maybe - really interested about the Greyhound site. I'll ask around and see what I can find out about that.

I would also give you and upvote and a heart for this if it allowed me. Maybe Hills could open a southern branch of their store in the 19 story proposal-which actually looks like it could be something proposed in Austin or Nashville-it is very sharp!

Big news day! I really like the proposed 19 story, very sharp looking! I also dig the micro apartments, I love to see development that isn't of the mega block variety. For the micro units I actually like the first black and white proposal (minus the logo). It's unique and is something that I think could look good in small doses, like this tiny site.

It kind of has the same feel as Harlow on Main across the street, which isn’t a bad thing.

I think it's going to be well more than a dozen when it's all said and done.  The downtown momentum is going to be amazing over the next decade and more.

I love how many roof top bars and restaurants we’re getting now. And with more and more towers going up and parking lots going away, the views will just get better and better. 
 

I hope we hear more on the Schiff tower and the courthouse building this summer too! And as an added bonus, it’d be great to hear more on the next phase of the Peninsula and the next Parks Edge condo tower.

I really want Schiff to buy out that lone building and have the whole block and give us something 20-30 floors. That is a major intersection on High and would be a perfect place for height and kind of fill the gap in our skyline between the Statehouse area and the local government/judicial area. And right on High with the riverfront just a couple blocks away.

Sorry, meant North Bank. But back when LDC Field was opening NRI’s prez, Brian Ellis, hinted to the Dispatch there could be another forthcoming tower on the vacant land at Spring and Hanover.

Lulz... Schiff 'Tower'... I'd say we should try to refrain from calling it a 'Tower' until we actually see something. Remember, Schiff's development partner is trying to go bigger and Schiff is trying to hold back additional height. We will likely end up with something better without Schiff involved, at least from what we've heard so far. 

 

And with or without that last plot, any developer with funds can go 30 stories if they wanted. The lot is already huge and not having that little corner shouldn't impede a significant development.

Yeah I know I have some serious trepidation about this. Also they can do it without the full quarter block but it would sure help if they had it. It would not hurt at least. And if Schiff is going to be too conservative then maybe it would be better in an out-of-towner's hands-an out-of-towner with experience and quite deep pockets.

 

All we can do is wait and see. Maybe this 19 floor proposal will encourage him? Who knows-I don't know the man lol.

 

*at least it is not in Schottenstein/affiliate hands.  Racing complex, Millennium Tower, whatever...

After the bait and switch with the Harmony tower, I’m not holding my breath. I am interested in seeing what sort of proposal they come up with tho.

Now I thought we agree we were not going to  mention the H tower *cries*.  I really miss not getting that beauty-I should have known better than to let myself get all in love with it, just to have my heart broken. lol.

I may be counting wrong, but this looks like 18 stories and not 19. Doesn’t really matter, but am I seeing it wrong?

It looks confusing, but the article said the deck area was on the 6th floor. Counting that way I get 19. The lower floors have parking so maybe the exterior look does not match perfectly with what's inside? Not considering the part mentioned in the article about where the 6th floor starts, I count 18 as well. Hopefully that is it?

Hopefully the meeting agenda is posted today, and we’ll get a little more info. I think the meeting is tomorrow morning?

Yeah it is tomorrow. It’s usually posted a week before, but seems like the last few months it has come a few days before or a day before.

Downtown tends to be the worst with their agenda. Victorian Village and Italian Village are always posted way ahead of time.
