Also, Amazon did move into Hudson Yards. They just haven't leased as much as they thought they would because of WFH. Technically Nashville would be HQ3 if NYC and VA are 2a and 2b. Nashville is where they put their logistics HQ. I guess because they're decently close to Memphis, Louisville, and CVG? I was bummed Columbus didn't get that, because they're building towers in Nashville. 

The planned office buildings at the data center are likely admin, yeah. I’m just thinking hypothetically, were Amazon to establish a corporate presence here. 
 

My understanding of Hudson Yards was that it was more to accommodate existing operations in NYC, although I could be wrong. Either way, it was a far cry from the expansion that would’ve taken place had Amazon not pulled back, and even more so now with WFH. 

 

I’d missed the Nashville HQ news. That’s too bad we didn’t get it. It seems like we’re a pretty big logistics hub for them. Although that’s just anecdotal—I’ve never looked at any comparison.

Some more information out today on the Amazon technology complex-

Apparently, they plan to start building this year and have the entire project done by 2027:

 

"There are multiple filings by MBJ Holdings-linked New Albany Co. with the OEAP; the North Beech Corridor East that overlaps Amazon's land purchase makes reference to a 4.7 million-square foot data center complex on the east side of Beech Road NW including 10 or 11 data center buildings depending on the configuration. Further filings for a North Beech Corridor West on the other side of Beech Road NW suggest an 18-building data center complex totaling 7.5 million sq ft.

 

On the west side, the plans propose 18 buildings, each 414,725 sq ft (38,500 sqm), along with a 52,270 sq ft (4,860 sqm) office building and 28 acres for a substation. On the east side of the road, and also straddling Miller Road, New Albany Co. is proposing 11 buildings each 414,725 square feet (~38,500 sqm), along with a 52,270 sq ft (4,860 sqm) office building and 11 acres for a substation.

 

Up to 29 buildings planned over 10 million sq ft-

construction costs for the two sites could reach $10 billion. 

 

The exact timing of construction has not yet been determined, however, the plans state that the ‘initial phase will commence upon or soon after the isolated wetland permit issuance in 2023 and be completed within three years’ and that the subsequent phase of development is expected to commence in 2024 and be ‘completed over the following three years, such that full build-out is completed by the end of 2027."

I'm really liking this trend of projects being announced that aren't just conceptual ideas. The Harmony Towers, Peninsula Towers etc. etc. all get announced waaaaaaaay to early and we all get excited then they never come to fruition or literally take years and years to break ground. Just nice to hear things announced for the first time well after the developers have actually made considerations about the project, submitted permits etc. It's like when you hear about a new movie, tv show or video game for the first time and also learn that it comes out in two months not two years.

The office component was my mistake. I read it as 52k SF per building and was hoping for a more consolidated office presence but at 52k per complex that makes much more sense

NBC ran a story yesterday about how fast the land near Intel is being gobbled up.

In it, they talk about DBT Data buying more land in the area recently:

 

Tech companies buying up land around Intel plant in New Albany

 

"...between Jan. 17 and Jan. 20, a company listed as DBT Data New Albany purchased 16 bordering parcels of land, totaling a little over 82 acres and costing a little more than $23 million. 

 

In August, a Washington D.C.-based developer — DBT-Data — bought 93 acres just to the east of those more recently bought parcels, and south of Intel’s construction site, for its first Ohio-based project, according to a news release. 

 

DBT-Data said it planned to build 1 million square feet worth of data center facilities on the plot of land touching Clover Valley Road, Jug Street, and Mink Street."

New Albany looks to rezone, annex another 200 acres into business park

 

"New Albany International Business Park could expand yet again if the city approves a rezoning request from its most prominent developer.

 

MBJ Holdings LLC, an affiliate of the New Albany Co., is requesting to rezone 196 acres from agricultural to limited general employment (L-GE). The site, which consists of eight parcels on the west side of Beech Road, is in the process of being annexed into the city from Jersey Township. The parcels are within the original 3,190-acre annexation agreement with the township.

 

If approved, the property would be known as the Northeast Business Park Zoning District. The spokesperson added the rezoning is for commercial purposes, but no specific project has been identified."

DPT-Data quietly buying up land

 

The Washington, D.C., firm that develops data centers now owns 15 parcels in northwest Licking County.

 

"A real estate investment firm that focuses on data center development got a bit of press coverage in late summer for its purchase of 93.79 acres for more than $20 million just south of the Intel site in New Albany. DPT-Data, based in Washington, D.C., told Columbus Business First that it planned to invest a total of $1 billion to build most likely three data centers for an undisclosed user.

 

While that project got underway, DPT-Data remained busy, buying 14 other nearby parcels clustered on Jug Street and Harrison Road on either Jan. 17, 18, or 20. On those three days, DPT-Data spent around $21 million to purchase more than 75 acres. 

 

Combined with the previous deal, at the southwest corner of Jug and Mink streets, DPT-Data has invested about $40 million for more than 165 acres along a 1.2-mile stretch in northwest Licking County."

This is what I talked about in my post back on January 25th. Both DBT and QTS own multiple different plots. I think I figured out the reason. If you look at satellite maps of the New Albany International Business Park you'll see large swaths of mature trees/forests. This is one development in Columbus that isn't down with clear cutting our beautiful trees. If you look at their master plan you'll see large plots of green. This is part of their overarching plan:

 

"The Business Park features park-like settings with natural amenities such as stream corridors and mature trees.  Campuses and buildings are connected to a network of leisure trails where employees can walk, jog or bike to City amenities that include restaurants, shops and fitness and cultural facilities."

Now that more trees have been cleared you can really see just how massive this site is.

 

Dirt is moving on at least four or five separate areas of the Park now. More trees and houses are coming down as well.

“The first two buildings under construction at a massive industrial park and data center campus in New Albany are nearing completion, and more are likely on the way.

 

Building 1 and Building 10 at Silicon Heartland Innovation Park will be complete by June 1, JLL Senior Managing Director Brian Marsh told me during a recent tour of the site. Building 1 measures more than 448,000 square feet and is expandable up to 1 million square feet, while Building 10 is just over 177,000 square feet.

 

Nearly 51,000 square feet of end cap space has already been leased at Building 10, leaving about 126,000 square feet available. Marsh said the company leasing the end cap space is not ready to go public, but he said they expect to make an announcement within the next two months. No tenants have been signed for Building 1 or the remaining space in Building 10, but Marsh said JLL is seeing "a lot of good activity" when asked about interest for both sites.

"Add another major high-tech company to the growing list interested in doing business in Licking County, according to a county official.

 

Microsoft appears to be joining Intel, Meta, Google and Amazon in western Licking County, purchasing nearly 200 acres near Beech Road for a data center, Licking County Commissioner Tim Bubb said.

 

“I’ve heard it from New Albany Company,” Bubb told The Newark Advocate Thursday night. “They confirmed the sale. It was part of a nationwide search for a site, and they settled on that site.”

Immediately north of the Microsoft property, between U.S. 62 and the new Microsoft land, is 201 acres purchased Jan. 17 by Amazon Data Services Inc. for $116 million, or about $580,000 per acre."

I figured that was the spot. It was labeled as early as March as "In Contract"

Serious question: Is it feasible to build giant rectangular towers and stack these sewer farms on top of each other? While the investment in Central Ohio is nice, these data centers are just such poor use of space. I can only imagine in 50 years when they are getting demolished and pushed further away from the city because this will be prime residential development land eventually.

I can't speak for why they don't do multi-story DC's, but it's something that is done - you just don't see them. There's one in one of the Metro Place buildings in Dublin, right along 270, taking up multiple floors. I'm sure it probably has to do with cooling if I had to take a guess.

I've pondered the same. As mentioned by @Airsupthere are probably several logistical reasons, plus it's likely less expensive to build out on cheap land than it is to build vertically.

I kinda assumed the answer would be "oh it can absolutely be done, but building it on a farm in Ohio is way cheaper" haha. Appreciate the response!

"Commercial real estate developer VanTrust Real Estate, LLC has secured its first client in the New Albany Tech Park, located in the New Albany International Business Park. VanTrust will develop a 1.2 million square-foot building for DSV, a global leader in the transport and logistics industry based in Denmark. Construction will begin in August, with expected completion by December 2024. When completed, the warehouse will be the largest industrial building in the City of New Albany.

VanTrust will develop a 1.2 million square-foot building for DSV, a global leader in the transport and logistics industry based in Denmark. Construction will begin in August, with expected completion by December 2024. When completed, the warehouse will be the largest industrial building in the City of New Albany. 

 

VanTrust announced plans for a new business park, New Albany Tech Park, in June 2022. The Park sits on approximately 500 acres located within The New Albany International Business Park, the region's largest master-planned business park. The build-to-suit DSV warehouse is the first of multiple projects anticipated at the New Albany Tech Park."

Sounds like it's a super necessary service they'll be providing for all the new businesses in the area. Going to be easy money for them! I do love hearing about developments like this and reading "construction starts in two weeks".

Wonder if this is tied in in some way to European cargo giant DHL's announcement of a massive expansion at CVG. I sure would love for LCK to get the bulk of the cargo in and out of this new facility to give them a needed boost. LCK has kind of been in the doldrums for a year now.

Yeah just in case, don't go moving to Heath if you dislike airplane noise! It's certainly going to get busier and busier. Always fun to be driving on 79 and see the little planes flying like 100ft over your head.

At 2:30 Google is announcing from their New Albany site yet another investment.

Google to invest another $1.7 billion in Ohio projects, including AI

 

More money from giant tech firms is pouring into Ohio projects, with Google now topping $3 billion.

 

During a Monday afternoon event at its New Albany data center campus, Google Vice President Mark Isakowitz announced it would invest $1.7 billion into technical infrastructure in Ohio. The spending includes further work on its New Albany, Columbus and Lancaster data centers, as well as supporting “AI innovations” and Google Cloud services.

 

Google broke ground on its first $600 million Ohio data center, located in New Albany, in 2019. The company later shared plans to construct additional centers in Columbus and Lancaster to the tune of $1 billion, acquiring 618 acres of land to do so. It confirmed on Monday that its Columbus site was up and running, and the Lancaster location would open soon.

I know this is good, but I find it hard to get excited at all about data centers. They just take up a lot of land and a lot resources (electricity) and employ like 10 people. The billions of dollars they spend on these things is largely on the equipment inside. I would think the building itself is no different than a warehouse, or a refrigerated warehouse. They could put these things anywhere. Maybe we save a few milliseconds on latency or something. They're fine, but if we're giving tax subsidies to these things we shouldn't be IMHO.

I wasn’t checking out my window until it was basically too late, but it is super recognizable from the sky. Also gives a great idea of how massive it is, I was flying out of Dayton so we were close to our cruising altitude by this point

New Albany International Business Park continues to grow after 25 years- Here's what is in the pipeline

 

"...In the park's health and life sciences cluster, three companies including Amgen, which is making a $250 million investment in a 270,000-square-foot facility. The initial investment represents the first phase of the company's campus in New Albany, Chrysler said. The project, which will open this fall, will create 400 new jobs.

 

At the same time, AmplifyBo is investing $180 million in its 354,000-square-foot facility, which will create 132 new jobs when it launches in the second quarter of 2024. In addition, Pharmavite is investing $200 million in a 225,000-square-foot facility that will add 225 new jobs when it becomes operational in 2025.

 

In the park's high-tech manufacturing and logistics cluster, VanTrust has $240 million worth of investment and 3 million square feet of development underway. Rinchem Co., an Albuquerque-based chemical and gas distributor, is planning a $50 million project in support of the forthcoming Intel Corp. development.

 

Additionally, Danish transportation and logistics company DSV will occupy 1.2 million square feet at New Albany Tech Park — an offshoot of the business park. Chrysler said when the project is completed, the DSV building will be the largest in New Albany.
