Wondering if the W landing at Erieview influenced this. That would immediately turn into an active/attractive intersection.

e12 could be a really nice residential street. if it's offices, it has to be a hq move like jones day

Suggesting the construction of an office building in Downtown Cleveland, which is still recovering from the pandemic, seemed like a strange idea. And it was until the listing for it was pulled from marketing sites shortly after NEOtrans wrote about it. Turns out the proposed Two Cleveland Center was publicized prematurely.

Are there new urban datacenter projects in other cities?

I've been thinking for a while, the need for more datacenters is so, so massive, it would be a crying shame if we couldn't get more of them built in urban highrises. Even though they have relatively few jobs per square foot, it still seems like from an efficiency standpoint (including issues about power generation and transmission, etc.) you'd want them in an urban area rather than on reclaimed farmland in the country.

Doesn't seem likely but it is a nice rendering.

@KJP , since I'm not too familiar with the Coynes, what's their track record on projects in general? I know Coyne is technically not the developer but still... Maybe that would lend better insight into the viability of this project

I would view this as a broker and owner getting some renderings done in hopes of increase buzz and visibility for the property.

Hopefully it works and they can attract something, but I wouldn't think of it any differently than an architecture competition proposal.

If they said that we have prospective tenants lined up and are working on closing financing I would be a lot more optimistic but they are just releasing this in hopes of getting tenants to bite. I hope I'm wrong but this is less reassuring than NuCLEus, at least they had an anchor tenant.

I think Coyne really believes in data centers because he's talked about them before. But I don't understand how a vertical data center would work financially. I understand data centers are in demand and may pay well as tenants. But a vertical data center may be very expensive. Perhaps he's just trying to bump up the price of the land but as with everything, time reveals all plots.

Note that the article was significantly edited. They DID not want this out there so soon -- and yet put it on LoopNet and Coyne's owned publicly available site. It had been public for a month.

Even a remote possibility of a significant new building downtown is very welcome news-even though there are some important projects around town - it’s been a very quiet year when you talk downtown construction.

This is really just the urban version of posting a "WILL BUILD TO SUIT" billboard on the highway. But hey, ya gotta do whatchya gotta do. I'm really surprised that they aren't pursuing residential. Seems like a more sure bet and higher demand. My first thought before the article was posted was..."is Playhouse Square building another residential tower?"

When I read Ken's article it really struck me--when was the last time we saw a rendering of a new proposed 10+ story project downtown? I think it was Sherwin Williams. There's a lot of little things going on throughout the city, and I do believe that's more important in the long run. But the new high-rise projects downtown sure are fun, lol.

Also with a vertical data center, something like a roof leak starting at the top or a fire starting at the bottom now affects all tenants vertically. Ask me how I know.

Genuine skepticism from decades of similar announcements isn't necessarily instant negativity. Quite a few of us have seen plenty of announcements like this and can't be faulted for being optimistic realists. We've been doing this since before some of you were born 😅

Bohn Tower in Cleveland is 204 feet tall. This is proposed to be 242 feet tall. So there! 😁

Not my area of expertise, but if you need a lot of power and don't need people, it would make sense to put them near existing energy sources (nuke plants or dams) and build some solar plants to boost the supply as available.

It's next to the same power source as the H5 Data Center.

But this seems to have a Ferrari Tower vibe to it. In fact, when the PD reported on that "project," its backers proceeded to immediately remove its public listing from the Web, just like Chaim Schochet and Newmark did with Two Cleveland Center after I reported on it -- although you can still see it here: https://www.loopnet.com/Listing/E-12th-St-Cleveland-OH/35555015/

Schochet was angry with me but he acknowledged he and his mystery partners are still looking at a new use for the site. There was another proposal for that spot from 5-10 years ago for a shorter office building. I thought I'd saved a rendering of it but I can't seem to find it.
