    i don't even care for this too much, but at least its not so gimmick-y with the monopoly house roofs.  the building is very horizontal, keep the roofline horizontal.  If they want to do something fun

Go to GBBN's website and check out the proposal that Towne Properties/Neyer/North American Properties put together with GBBN.  It is light years better than that Corporex POS, check out the video it shows it best.  I know it is all concept, but it looks like they put a hell of a lot more thought into it than Corporex did.

WOW....that is light years ahead of what Corporex threw out there!!!  I could support a project like this...just don't give me some Le Coborsier crap with towers surrounded by parks; we've moved past that stuff.  This is a much better proposal.  The scale is much more respectful of the pedestrian, and the context surrounding the project.  This could be worked into the existing urban context in Newport.

BTW, I REALLY like that 'Newport Commons' feature in the plan...that is a great idea and would really help to tie the project in with the rest of Newport.  Hopefully this design prevails over the other crap Corporex came up with.

I just can't believe it...the terrible Ovation plan gets the A-Ok, but the reasonable and much more feasible Levee expansion is in 'trouble'!?!?!?  What are they smoking down their in Frankfort??

FRANKFORT - Legislation affecting as much as $1.1 billion in Newport riverfront development will be on the agenda when lawmakers return to Frankfort in two weeks.

 

Both bills provide tax incentives to developers, but the two pieces of legislation could be headed for different fates.

My wife and I jogged past this yesterday, and I hadn't noticed before that it's cleared - like, cleared-cleared - big flat field...and I don't know that anyone will miss the buildings they razed, but I was wondering, does anyone know what the area looked like before they built the projects on it?  Seems like with the gorgeous housing just across the Licking, there may be a tragic tale there for the telling...

 

Oh, and while I can't imagine it'll end up as part of the project, doesn't it look like they're planning for a new footbridge right at the mouth of the Licking?  Which would absolutely rock, by the way, but I'm a huge fan of bridges!

Yes I have heard that Covington and Newport have been working on such a pedestrian bridge.  Plus if you notice in the GBBN renderings posted earlier you can actually see a pedestrian bridge within the images.

NEWPORT - A tax increment financing bill before the governor of Kentucky could mean more than $100 million in state financing for the Corporex Cos. Ovation project in Newport - and the start of construction before year's end.

 

On March 12, House and Senate members passed a bill that defines four structures of TIF, a public financing method that pays for public improvements like parking garages, roadways and public spaces through taxes the state expects to receive once a site has reached its full value. The "signature" TIF would cover up to 100 percent of the cost of public infrastructure for projects surpassing $200 million in the state.

NEWPORT - Kentucky state Rep. Dennis Keene says tax breaks signed into law Friday by Gov. Ernie Fletcher will not only help launch the Ovation project, but will benefit Newport and all of Northern Kentucky.

 

"It puts a solid footprint into the evolution of the whole South Bank partnership from Latonia to Dayton," said Keene, D-Wilder. "It's a tremendous center point of that dream.

Any new updates on this rando?  has a start date been set?  is the land cleared?  I haven't heard anything about this for awhile, hopefully its not dead

I think that the land has been cleared for some time, but that has been planed for awhile...this project is just taking advantage of that.  I have heard that Bill Butler would like to start before the end of the year, but I HIGHLY doubt that it will even come close to that!

 

I personally find this project to be a stretch, but nothing has yet confirmed my thoughts.  Its a wait and see thing...these types of projects just take time (that is if you want to get it done right).  And it certainly won't help that The Banks will be started this year...thus gobbling up some of the residential market that Ovation will be after.  There are only soo many people to go around.

good luck to them, if it starts a highest building race then that wouldn't be the worst thing. 

^we already have a beautiful skyline.  While I dont mind more, bigger buildings, I would much rather see a focus on neighborhood development as opposed to these signature developments that stand in obvious contrast to their surroundings and dont fit in.  I think a 'buildings race' would certainly create the latter, more negative effect.

I'm sorry, but I don't believe there is ANYTHING on the boards for Nky in terms of skyscrapers.  Sure there are some high rises, but I don't foresee a new tallest in Nky anytime soon!  I think I remember the last time Nky proposed a new tall for the metro...hmmm remember that Millennium Tower thingee that was proposed next to the Bell in Newport?  Don't think about it for too long though...it kind of tarnishes that image of nothing goes wrong in Nky and that the grass is greener type of thing.

Seriously...they definitely want to showcase themselves.  Remember, Northern Kentucky is one of the metro's fastest growing areas.  either way, it wouldn't be a bad thing in the area.

Agreed.  but look at the location.  they are using cincinnati's skyline to their advantage.  they have a great entertainment scene.  its on the river.  High Rise Condominiums are the future.  obviously i'm not saying it with 100% certainty.  I'm just speculating.  I apologize for getting everyone upset, i'm just stating my opinion.  Lets focus on the ovation for now

My point is that Nky gets a lot of positive press...some warranted some not, go down to NOTL during the day and compare it to downtown Cincy during the day....BIG DIFFERENCE!!!

ya but downtown cincy was pretty dead the other night.  went to main street sat night, no lines for anything.  sully's as the most crowded, mcfaddens was actually dead too. 

I never said that downtown Cincy has a vibrant nightlife, but what I did say is that neither does Nky.  If you're going to look at all of downtown...then look at all of Nky.  Outside of NOTL and Mainstrasse...there is really not much going on.

 

With that said, it is a lot easier to create a nightlife scene than it is to create a vibrant daytime population.  I just don't see major companies opening up offices in Newport anytime soon.  If you want office space you go to the CBD (as you can see from the office growth in downtown Cincy).  This is something that is here to stay for Cincy, whereas nightlife can easily come and go (see Main Street).  I'll be surprised to see NOTL maintain current business once The Banks gets going...we'll see, but I've got my bet placed.

Yeah Mainstrasse is pretty nice from what I remember but I haven't been there in awhile or that many times total.  Once time I was at a wedding reception after-party in that round hotel and we kept trying to hit the interstate with beer bottles from the 10th floor but nobody could hit it.  Then we went down to Mainstrasse and started hanging out with this guy my friend sort of knew from of all places the Miamitown Lounge (yes, that biker bar in Miamitown) who invited us to an after-after party.  This guy told us his profession was repairing the radio ankle bracelets people on house arrest wear.  Anyway the party was in one of those shabby row houses facing the C&O embankment and after a bit three strippers from The Pad showed up and me and my friend got the hell out of there when we saw where this was headed.  In another cocaine-related Mainstrasse incident, I was hanging out with that same friend of mine with that same ankle bracelet dude a few months later and I kept getting stared at by this outrageous-looking bleach blonde woman who was probably about 38 (this was when I was 22 or 23).  She just kept staring and staring at me to the point where we just got up an left.  She was just sitting alone at the opposite end of this bar smoking and staring in silence.  Then two weeks later I was with my grandma driving to the Mike Fink heading down I think 5th St. and there's that same nutty lady walking with a laundry basket in her arms and...she's staring at me as I drive by as if she had been waiting for me.  I swear she was a ghost or something and between her and the ankle bracelet guy I stay out of Mainstrasse to this day.

In due time, anyone interested in development will be familiar with form based codes, Smart Code or otherwise.  It's the answer to reactive conventional text-based zoning.

An almost $1 billion mixed-use project is closer to becoming a reality after Newport commissioners heard plans Monday to allow the area to be designated for new tax incentives.

 

Corporex Cos. is developing Ovation, an $800 million to $1 billion project planned for the confluence of the Ohio and Licking rivers - land formerly occupied by a large housing project.

Sounds like the same song and dance they pulled in Cincinnati when negotiating with Hamilton County.  I still think this project is doomed...these commissioners have very little power, and are just a recommending body.  If this does happen it is at least 5 years from dirt being turned.

NEWPORT - For the second time in a year, a developer that walked away from Cincinnati's Banks project might be working on a rival project in Newport.

 

AIG Global Real Estate, a New York developer that withdrew from the Banks riverfront development in June, is negotiating with Cincinnati investor Ray Brown about joining a $250 million condo, hotel and office project on the site of the Riverchase apartment complex, which is located on the site of the Ovation project by Corporex Cos., also a former Banks partner. Brown received zoning approvals in April to redevelop the five-acre site.

The fact is that the City of Cincinnati wanted nothing to do with Corporex and faught that arangement tooth and nail.  From what I've heard, the same can be said about AIG (to a lesser extent); and if it takes getting rid of those parts of the equation to prevent an Ovation like atrosity from occuring on the Cincinnati side...then so be it.

 

Ovation tramples over everything in it's path, and does nothing more than clear cut/max out the site for the developers involved.  There are minimal amenities offered in the proposal for either the City of Newport or it's residents.  Congratulations Newport you are successfully putting together a half-rate team with a absolutely miserable proposal for the sake of good press.  Classy!
