    I have an inside scoop that the mall is planning on doing more mixed used stuff and filling up some of the parking lots with buildings. Hopefully this is the start of that.

Well we finally hear something about The Galaxy at Polaris.

 

The Real Dill Pickleball Club Coming to Polaris

"Polaris is getting another niche sporting venue. Planned for a late 2023 opening, The Real Dill Pickleball Club will offer dedicated courts for playing the sport of pickleball, an on-site restaurant, and other options for play that will make the venue a destination for people of all ages.

 

'We couldn’t be more excited to help facilitate the growth of pickleball by building inclusive clubs that encourage real social connectivity,' said Todd Reed, Managing Partner of Aimwell Development Co. who is behind the club. 'The Real Dill is a hospitable environment where the pickleball community can grow their network of players and drive their competitive and social spirit.'

 

Other entertainment options included in each Real Dill Pickleball Club include video games, whiffle ball, ping pong, shuffleboard, and much more. The idea is to offer a multigenerational experience that’s great for families.

 

Restaurant offerings will include breakfast, wood fired pizzas, hearty sandwiches, and sharable snacks, plus beer, wine and canned cocktails available throughout the day."

Kind of makes sense that this didn’t receive any of the money.

Ohhhh, is this one of the projects that applied for TMUD funding? I was trying to remember what the Galaxy was.

This is just phase one. It's a huge site. I wouldn't be surprised if Pins is coming to anchor an "urban" project here.

Curious to see what future phases will bring. It’s strange how little there is about this project anywhere.

A six story parking garage is pretty large, so I'm wondering how big the mixed-use and residential buildings might end up being. I think the garage at The Pointe is only 4 stories.

Sheetz will soon have three locations in 2.3 miles of Polaris Parkway. Location A at Antares I noticed yesterday had some crews surveying. It is just a grass lot. Location B just west of the 71 interchange will be a "flagship" location. Not sure what that means to Sheetz. The previous buildings have been demolished, but then the owner started suing (and losing to) Sheetz. See here: https://www.dispatch.com/story/news/local/2022/06/03/polaris-area-business-owner-suing-sheetz-breach-contract/9616666002/ I find it funny that the Dispatch says they "flourished" for 25 years. They were always literally $1 more per gallon than all the surrounding stations. They used their location to gouge people. It didn't work so well in the time of internet, and especially social media. I find their sob story laughable. Location C at Worthington Rd. in Westerville appears to be mostly finished.

Is the red text from the commission, or whoever reviews this? It seems like the parking garage that has 400 some spaces is plenty to cover the required amount at the restaurant and mixed used building.

I assume the comments are from the city, yes. Also, the 26k square foot restaurant must be the Real Dill Pickleball Club. I forgot that was going here.

I love the irony or happy coincidence of a new baby-amphitheater rising from the ashes of the old amphitheater parking lot.

I think this is roughly where Polaris Amphitheater was (in blue) and the parking was in the red area? Interesting how there are still remnants in the Google Maps view.

The asphalt on the bottom right was staging for load-in/load-out and the parts with trees were still trees.

Would it be considered an honor to be the first band to headline both amphitheaters?

Yeah, that's just ridiculous. And you still have exits throughout the non-north sides of the city that have fewer total gas stations off the ramp than the amount of Sheetz in that given radius.

Oh I mean the little new one that looks like it will hold 100 people or so.

Even if they are I’m sure they don’t want to do your dirty work!

And a little lower right than the loading area is a house that's still there that I once lived in before the Polaris Parkway extension through my then-backyard. Lots of fun concerts back then!

Isn’t that house gone now, because of the Sheetz going in. I may have just not noticed it when I drove by recently.

Possibly, I don't get out that way much any longer, outside of a trip to Ikea if I'm feeling masochistic. I was always surprised it wasn't developed years ago, but then I remember the property developer that who used to own it.

Yet another hotel is coming to Polaris. Sears at Polaris Fashion Place Mall was replaced by FieldhouseUSA sports complex. Now, the former Sears Auto and Tire out building is slated to become some sort of Marriott variant with 190 rooms.

 

It seems to be moving along in the preliminary phases. Wouldn't be surprised to see it under construction by year's end. 

 

This will make 17 hotels in the immediate Polaris area. Easton has just ten. With Cabela's, IKEA, Top Golf, FieldhouseUSA, Real Dill Pickleball Club, and I'm sure more to come, Polaris is really setting itself as a destination apart from, but complimentary to, Easton.

 

Things seem to have picked up at Polaris while Easton has stopped since their latest developments came online last summer. Will be interesting to see what's next. The small outlot to the east of the mall across from The Pointe mixed-use development has a commercial development, too. My guess is the rumored Lou Malnati's.

Was the tire and auto attached to the mall, or will this hotel just be in the area?

It’s on the PFP property, but a separate building.

The current building was an auto service center. Not near big enough for a hotel. Here it was:

It was 13,764 square feet. The new building will be 25,416 x I assume four floors.

Oh good. Looking at the aerial view I posted last night, that sea of parking looks awful. Plenty of opportunity to do more mixed use there.

We recently found out this project reapplied for TMUD tax credits with the state. Looks like a pretty big undertaking.

Hopefully they land the credit, this would be great for the area, and any type of density in the suburbs is good. 

The term ‘walkable’ is so misused. Once this is built you can walk from your car to your apartment. You can also have a miserable walk along Ikea Way to Ikea.

At least someone is trying to do something! Sounds like the development itself will be pretty walkable in a Bridge Park manner. And I'll take a dense development like this over another couple huge retail stores surrounded by a sea of parking lots.

Exactly. I will take this "walkable" development over parking lots and big box stores any day.

The real opportunity (to the extent that one exists) to make Polaris walkable will be in potentially developing the Mall's many parking lots

Polaris Pkwy or Gemini Pl. are horrible for pedestrians, and Gemini has sidewalks. Walking along 6 or 8 lanes of traffic is miserable. I maintain my earlier comment that 'walkable' is a misused term and no island of development would be walkable in an area designed exclusively for cars. It's just a marketing term when used to describe a new apartment complex.

I think the eastern half of Polaris could be turned into a “walkable” area if the lots are built out. They need to build a parking deck though somewhere, even potentially on the north and south side to make up for the lost spots and heavier traffic for the increased density. I think they could even get away with a partial below grade with a tall office/mixed use built on top kind of like at Kenwood.

 

*edit to note: there are already two ‘town center-ish’ portions that they would have to connect… right the Dave & Busters and by Kitchen Social.. that Residence Inn doesn’t fit the mold but that could be something they discuss with them if this were ever to come to fruition

Unfortunately, the grass lot south of the Residence Inn will be a single floor building with a 5,000sqft retail space and a 7,000sqft restaurant with a drive-thru.

This one is located near Polaris & Old State Rd

The site plan I posted above mentions the six floor mixed-use building will have 24,000 square feet of "entertainment". Pins? If so it'd be quite a bit smaller than the Easton location at 38,000 square feet. 

Bunch of outparcels and a big apartment building - the only walkable part is driving your car to the parking lot and walking into Outback.
